I hired this company at the advice of my Real Estate Agent ***. To perform an inspection of a property that I was buying. The inspector did not do a complete job. And as a result my insurance company threatened to cancel my policy.

I have had to replace an entire wiring panel due to a faulty inspection report filed by this company.

And a non disclosure resulted in plumbing problems, as well as a lack of photo documentation.

After questioning the inspector on the phone. He stated that he should have inserted a red flag on the report concerning the wiring panel. That he new was defective.

The inspector *** "JT" *** nor the real estate agent . *** revealed that the panel would not pass *** insurance underwriting standards. Even though they both new about it.

Desired Outcome

Refund I would like to have a report from this company. Explaining the lack of communication. And additional photo support. As well as a full refund of the 250.00. And an adjustment for the panel replacement.

The customer did not request a full inspection. They were guided by their realtor to order an insurance inspection. A comprehensive inspection is a detailed oriented inspection which we thoroughly go through the house and check everything. They did not request this so this was not provided. The 4 point inspection does provide a disclaimer stating that the form of inspection provided is for insurance purposes only, and should be used only for that purpose.

Thanks so much for the update. We are very disappointed with the response from JT Property and Inspection.
Yes, we did request a 4 point inspection, which should include any red flag issues for the electrical panels and wiring of the house.
Due to not being alerted about the concern with the Challenger Electrical panel in the home, we were instructed by the insurance company to have the panel replaced before they would insure the home. The cost was $1000.00. Had we been provided this information from the inspector, we would have negotiated the replacement of the panel with the sellers of the home.
The inspector told me over the phone that he advised in the report that he indicated the Challenger Panel was a red flag issue, but nothing was notated in the report.
The lack of information provided in our inspection caused us to have an extra $1000.00 in costs we did not anticipate and also exposed us to a potential hazardous situation since the panels have a tendency to cause fires.
I feel my husband and I were taken advantage of as senior citizens. The least the business could do is refund our $250 cost for the inspection.
I will also forward a copy of the insurance company's letter notating their concerns.

As previously stated a 4 point inspection does not go into detail. It just states what type of manufacturer and its life expectancy. That is all that is required of a 4 point inspection. The 4 point is only for insurance purposes which is stated on the report itself.

Hello,
We are very dissatisfied with the response from the business and feel they should refund our $250.00 payment. We should have been informed that the Challenger electric panel was a known red flag/potentially dangerous issue. If the refund is made then the matter can be closed.

Hello,
The business response is unsatisfactory since their inspection was incomplete with the lack of information regarding the electrical panel issue and adequate photos for the plumbing. I feel you should treat the customer as you would like to be treated. In this case we had to pay an electrician $1000.00 due to not being advised of a potentially dangerous electrical panel. We could have negotiated a credit with the sellers to help cover this expense had we been informed of this issue. The letter we forwarded from the insurance company noted all these concerns and would not continue our policy unless the panel was replaced. JT Property Inspections should put themselves in our place and do the right thing and refund our payment.
