Review: [redacted] performed an inspection at a house we were selling last year. His report certified, among other things, that the furnace was in working order. Less than 2 weeks after his inspection, we returned to the house to review the buyer's repair request list. We came in to find burst pipes, flooding, and significant damage in the home. The furnace was turned off! We were able to restart the furnace easily, but pipes within the unit had also frozen, so it needed to be replaced. We had insurance claims of approximately $18k. Our costs to repair all items was in excess of $20,000. Of this, approx $12,800 was covered by our insurance. $1,000 of that was deductible, so we only received $11,800 to cover our loss. Additional stress was put on the home sale as a large amount of additional work needed to be done prior to the closing in addition to the buyer's original repair request items. Starting in April, after the closing was complete, I reached out to [redacted] with full documentation of damage, and indicating that he and subcontractors of the inspection process were the only ones in the house. Only Judge or one of his subcontractors could have turned off the emergency shut-off switch for the furnace, as they were the last ones in the house prior to sub-zero degree freezes hit the area and our subsequent visit to the house. I requested answers to questions to establish a chain of events to determine responsibility and to file a claim with his E&O policy. We even have photos of the furnace restarted briefly before frozen/cracked pipes within the furnace put out the flames again. I have spoken with his E&O Insurance Provider, and he has not responded to their information requests either. I have provided both Judge and his insurance provider with several dozen pictures chronicling the damage as well as a thorough explanation of all concerns. He has repeatedly stalled in responding or providing documentation.Desired Settlement: It is requested that [redacted] either respond to his E&O company's information requests, or failing to do that, provide compensatory payment for damages to account for the additional damages incurred. We are willing to accept a settlement of $5,000 rather than the full difference of $7,000 between the insurance auditor's summary of damages and the amount we received in compensation for the damages Judge caused through his negligence.
