-Unprofessional use of pesonal date
I have gotten about 6 unsolicited telemarketing calls revealing that they gor my info from him. I did nt ask for my personal info to be shared

Client complaints/allegations:
1- The client (*** ***) alleges that I did not use
tools
I have all the tools, more than I need or are required to use or haveMy moisture meter, electric meter, psychrometer, etcare all in my truck

In addition, If there was moisture penetration or high RH concerns I would have suggested, recommended a mold test
This was not the case and the client’s claim/allegation is unfounded
I have access to the tools when there is a condition that warrants their useThis house had no conditions that would warrant their use
2- Client claimed that I did not have the tools to climb the roofI carry a little giant (17’) and a extension ladderI put the 32’ ladder up to the roof, but could not walk on the roof because it is a 10” or 11” sloped roofThey thought I should have some type of roof jacks?? to be able to climb the roof
This is a ridiculous claimThe roof is too steep to climbHome inspectors are not required to climb any roofs, especially when they are steep and unsafeI am comfortable climbing roofs, and have climbed more than 13,roofs personally, while performing my home inspections; however,
I am not climbing a roof that is a 10/or 11/slopeNo one can walk a or slope roof
My client thinks I should carry some type of rigging equipment to scale the roofThis is ridiculousSee the report and the Standards of Practice of the American Society of Home Inspectors or the National Association of Home InspectorsI am a member in good standing with both of these National Organizations
3- Client claimed/alleged that they pointed out items on numerous occasionsAll of the items were visible and in front of youThey, especially *** (wife) would go around the house without me and then come to me and ask me about something she found in another part of the house where I had not been yet
There were missing shingles that I did not see through a bathroom windowThis was partially because I could not access the roof
The missing shingles are documented in the report, with pictures
This is another ridiculous claimBoth clients were going around the house without meThen they would report back to me when they found something
They should have stayed with me to allow me to teach them about all the systems in the house (Structure, Roof, Heating, AC, Electric, Plumbing, etc.) and answer any questions they may have
I make it clear that I want them to stay with meThey chose to go around the house without me, and coming back to me periodically
The clients were 1/hours late to the inspection and do not acknowledge that I was doing anything before they arrivedAnother unfounded allegation

4- The clients claim/allege that there is a major issue with the entire subfloor below the kitchenThis is not the kitchenIt is the breakfast room that is noted above with the hardwood floor and stains on the subfloor, which is visible below and in the reportThis is a duplicate complaint that they are trying to expand into another item
They claim that there are no picturesThis is another inaccuracyThere are pictures at the end of the report of the stained sheathing from the basementSince there are no problems, nothing wet, no deteriorated or rotted sheathing, no problems with the hardwood floor, there was no reason to put it in the report
There is not problem that needs mitigating, there is no deteriorated subfloor, nor is there any warped or deteriorated finished hardwood floor
This is another bogus claim
Note: This is a large, beautiful home with some minor issuesThere were no major issuesAll the claimed/alleged issues are documented in the report
The client is not damaged in any way from my reportZero, nothing
These are totally unfounded claims

We had a home inspection and he didn’t inspect our roof-like others who use drones. We were told by our realtor that he would THOROUGHLY give a great inspection. After moving in- I come to find my outlet outside doesn’t work-the trim around the garage should have been in report-it’s coming apart) I had to tell him to test the broken door bell. The doors in the house all stick and don’t shut all the way. When the microwave and dishwasher run at same time it blows a fuse. Yes-he checked the heater by looking at it. We have been living in this home less than a month. When my husband called him about how disatisfied on how nothing was done, he cursed my husband and called him a J O, real professional. $510 for a townhouse inspection and we come to find out these problems. We paid him to do a good job, thoroughly -that’s what our realtor said. Who’s another one who is rude Berkshire Hathaway in media, pa. The house we sold which was newer that inspector cost us a lot. We even had to pay a gutter guy to clean out leaves. I called him already twice today, and he will not call me back. If you read this Jules, I hope you will do a better job on the next house or business you get. You are totally a rip off

Review: Mr. Falcone was contracted to provide a home inspection. The home inspection that was conducted by Mr. Falcone can best be described as sub-par. The inspections was conducted haphazard. During the preliminary calls Mr. Falcone indicated that he used various tools including moister sensors during such inspections, these tools are used to indicate the potential presence of mold to which both my wife and I are highly allergic (Mr. Falcone was made aware if this), no tools were utilized besides a flashlight and a ladder. Mr. Falcone were made aware of the conditions of the property, yet failed to bring the appropriate tools to climb the roof for a proper inspection or even venture under the deck, which had visible issues from the top. The vast majority of the problems that were indicated in the report were discovered by either myself or my wife and were pointed out to Mr. Falcone who on numerous occasions said that he missed obvious items, including but not limited to shingles being missing on the roof (in plain sight), damage to the hardwood floor, damage to the deck and damage to large sections of the drywall.The report does not cover the major issue of the entire sub-floor below the kitchen being wet, there are no pictures representing the area even though this area was pointed out a major concern for us and was even shown to the Sellers realtor. In addition, on page 10 of the report Mr. Falcone indicated that the problem has been mitigated, I am confused as to how Mr. Falcone can make that statement as no one, including the seller, was able to provide a reason for the issue and Mr. Falcone did not conduct any further tests.Desired Settlement: We would like a full refund of the funds that were paid to Mr. Falcone.

I carry the normal tools on my tool belt. IE: flashlight, multiple screw drivers, small socket, utility knife, small pliers, GFCI tester, 2 prong electric testers.

Client’s issue was that I did not check for mold. Home inspections do not include mold tests, nor are they required to perform.

I can provide mold tests for a fee, but this was not discussed or requested, nor was it needed. I saved them 475.00 by not performing a mold test.

In addition, If there was moisture penetration or high RH concerns I would have suggested, recommended a mold test.

This was not the case and the client’s claim/allegation is unfounded.

I have access to the tools when there is a condition that warrants their use. This house had no conditions that would warrant their use.

2- Client claimed that I did not have the tools to climb the roof. I carry a little giant (17’) and a 321 extension ladder. I put the 32’ ladder up to the roof, but could not walk on the roof because it is a 10” or 11” sloped roof. They thought I should have some type of roof jacks?? to be able to climb the roof.

This is a ridiculous claim. The roof is too steep to climb. Home inspectors are not required to climb any roofs, especially when they are steep and unsafe. I am comfortable climbing roofs, and have climbed more than 13,000 roofs personally, while performing my home inspections; however,

I am not climbing a roof that is a 10/12 or 11/12 slope. No one can walk a 10 or 11 slope roof.

My client thinks I should carry some type of rigging equipment to scale the roof. This is ridiculous. See the report and the Standards of Practice of the American Society of Home Inspectors or the National Association of Home Inspectors. I am a member in good standing with both of these National Organizations.

It is the breakfast room that is noted above with the hardwood floor and stains on the subfloor, which is visible below and in the report. This is a duplicate complaint that they are trying to expand into another item.

They claim that there are no pictures. This is another inaccuracy. There are 2 pictures at the end of the report of the stained sheathing from the basement. Since there are no problems, nothing wet, no deteriorated or rotted sheathing, no problems with the hardwood floor, there was no reason to put it in the report.

There is not problem that needs mitigating, there is no deteriorated subfloor, nor is there any warped or deteriorated finished hardwood floor.

This is another bogus claim.

Note: This is a large, beautiful home with some minor issues. There were no major issues. All the claimed/alleged issues are documented in the report.

The client is not damaged in any way from my report. Zero, nothing.

These are totally unfounded claims.

I do not have any liability whatsoever. The client is informed about the house and were not damaged in any way due to me or my report.
