I reviewed the response made by the business in reference to complaint ID [redacted] , and find the resolution is satisfactory to me

I just pulled all of your records and found that we mailed you a cancellation letter on 9-1- This letter was a reminder that your account would be cancelled on 9-12- We always send one FINAL letter to our customers reminding them of the importance of their termite protection and asking them if they wish to continue or cancel their agreement when the annual renewal is past due Please be assured that your account will be canceled effective Monday September 12th and that there is no money owed Regards, Andrew C [redacted] - owner

On 8-1- Andrew C [redacted] (owner of Ohio Exterminating) did a Wood Destroying Insect Inspection (WDI) at *** [redacted] Ct for The Mason Team at Remax Premier Choice (The [redacted] s Realtor).I (Andrew C [redacted] ) did not see any evidence of wood destroying insects at that time of the inspection There was insulation and cluttered conditions in the basement and the crawl space/laundry room I marked these conditions as obstructions and inaccessible areas on my report Please see the attached WDI report We do not remove insulation (please see the attached report under section IV Other) and we work around cluttered conditions as best as we can Anytime there are obstructions or inaccessible areas we mark them on our report so the home buyer is aware that we were not able to see those areas. On 1-17-(1/months after our WDI Inspection) [redacted] called Ohio Exterminating upset that he had just discovered carpenter ants nesting behind the insulation in the crawl space/laundry room.On 1-18-I meet with [redacted] at his house to inspect the situation [redacted] removed all of the foam board insulation from the laundry room which the carpenter ants were nesting in and showed me the carpenter ant evidence I explained to [redacted] that this room was cluttered and that we do not inspect behind insulation during our WDI inspections and that is indicated on our report I would have had no way of seeing the carpenter ants [redacted] did not see the carpenter ants for 1/months after living in the house and using that laundry room on a regular basisI did not see any carpenter ant activity or evidence in the wood sill plate of the laundry room or on the exterior of that wall I treated for carpenter ants (at no charge) to the sill plate in the laundry room and on the exterior of that wall [redacted] was with me during the time of treatment and did not see any carpenter ants either and appeared happy with the service I told [redacted] if they experience carpenter ants in the future our price range for treatment is between $- &plus tax and includes a 60-day service agreement[redacted] told me he completely understands the situation and that I was not able to see the area where the carpenter ants where and that I clearly marked that on my report [redacted] also told me that he and his wife were just frustrated because the sellers did not disclose a lot of things that were wrong with this house and this just happened to be one of them I have completed over 3,WDI inspections over the past years and have never had a complaint like this I will offer a full refund for the inspection fee of $if the [redacted] s truly believe I should have seen the carpenter ants behind the insulation in their laundry room during my inspection on 8-1- Thank you,Andrew C [redacted] Owner

Unfortunately due to the fact that we were forced into a position to pursue this matter legally we have been advised to not comment any further.Thank you for your understanding Andrew C [redacted] - owner

One, why the owner keeps stating that I was not charged for cancelled services, I never knew that was an issue It's only come up since I complained If the owner bothered to look at what was sent to me, he would clearly see that the demands for monies were incorrect, he would clearly see that it wasn't until I complained that they credited my account for the $dollar payment in December It is clearly confusing that after I mention the $not being credited, the company then sends a new balance with charges added Some of the tech's form show that they did not do the basement, it's not marked that they did Some of the tech's forms have no products marked, What did they use? How do I know the charge is correct And finally why would I keep calling to work something out because Jim W*** said he would do something? What are the charges for 1st time and follow up? Why was my acct changed from collect to bill? I wonder how in good conscience that the company's employees never mentioned to the sales people that nothing they are did changed the roach problem, All of the tech's reports state lots of activity When I can read that the tech even states that there's still lot of live activity something is wrong Why keep taking my money if nothing changed I now feel I need to contact the Attorney General of Ohio and file a complaint

In summary, we made trips to treat her unit building,
with of those trips resulting in no services due to tenants not being
prepared as instructed. Even when we were able to treat, the lack of
cooperation from tenants made treatment difficult and [redacted] is aware of this.
PLEASE NOTE: Our Service
Tech Perry was there for of the services
Most of the work orders are signed by [redacted], as she met our
techs each time and was kept abreast of the challenge and knew that we
were doing the best we could given the circumstances. For her to refuse
payment and ask for discounts months after the fact is frustrating. She
is correct when she states that I informed her we could not give her discounts
after the fact. We billed [redacted] on a Time
and Material basis which is exactly what we have into the job, and billed her
in good faith.
We have not ignored [redacted].
Several people in our office including:
Linda, Kayla, Larrisa, Wes and Jim have spoken to her at length. We did not even charge [redacted] for the No
Services we incurred. [redacted]'s
current outstanding balance with us is $490.81.
A 10-day letter has been mailed to her explaining that we will be forced
into a position to file a lien on this property if not paid in full by the end
of February

I just pulled all of your records and found that we mailed you a cancellation letter on 9-1-16.  This letter was a reminder that your account would be cancelled on 9-12-16.  We always send one FINAL letter to our customers reminding them of the importance of their termite protection and asking them if they wish to continue or cancel their agreement when the annual renewal is past due.   Please be assured that your account will be canceled effective Monday September 12th and that there is no money owed.   Regards,  Andrew C[redacted] - owner

I have attempted to cancel this service on numerous occasions but Ohio Extermination has not complied.  The only resolution that I will accept is a cancellation of this annual contract and invoice.

I reviewed the response made by the business in reference to complaint ID [redacted], and find the resolution is satisfactory to me.

I have never ever talked to all of those people, that are listed. one of the woman in the office was terrible, she never got anything, correct and at the time I was told just to ask for Linda. Jim did tell me she was being let go. I think her name was Ann.  I would like to see a copy of each invoice where Perry was the same tech   I do not believe this to be the truth. , and the amount charged for each visit and the tech's comments.    Linda and I talked in early December, she insisted  Ohio Exterminating had just serviced the 3 unit in  early December.  We argued about that.  Then she finally said oh well maybe that's when the invoice was sent????  Really!!!   and please ask that Ohio Exterminating provide proof of all charges and payments.  [redacted] did make a $300 payment to Ohio Exterminating on December 30, 2015, Check #[redacted]. At that time I was told the balance was $490 plus.    Why are they not  acknowledging  the $ 300 payment.  Maybe the recording keeping? ? I  would like copies of all invoices  I signed. With charges and corresponding payments.  A couple of times when the tech first arrived before any service was started. I signed off on the forms, they said they had to have my signature.  I  never stayed the entire time  the tech  was there.  A couple times I left and they called and then I came back to the 3 unit.   I never stayed the entire time that a tech was at the property.  I can and will have my tenants write letters stating that,  On one occasion the forms were left with [redacted] the tenant in [redacted].  I will pull all of the invoices I have together. but that is not the same as the tech's report or charges.  I will also have the tenants write letters stating what the Tech's did in their apartments.

The annual invoice you receive is for your termite service agreement.  The agreement is on the structure itself and can also be transferred if/when you sell the home.  The invoice is not for inspections.  You do not pay any fees for our inspections unless the house is for sale and...

requires a Wood Destroying Insect Inspection and Report.  The attached insert is included with all of our annual termite invoices.  You can choose annually to either continue with the service agreement or cancel the service agreement.  The annual service agreement is optional.  It is you choice each year to either continue with the coverage or cancel the agreement.  You can also call us at anytime to schedule a FREE inspection.   If you would like to have your inspection done this week, please let me know and I am happy to send someone out.   I am sorry for any miss communication.  Please understand that the annual fee you pay is for your termite service agreement and not for inspections. Best Regards,  Andrew C[redacted] - Owner ###-###-####

On 8-1-16  Andrew C[redacted] (owner of Ohio Exterminating) did a Wood Destroying Insect Inspection (WDI) at [redacted]...

[redacted] Ct for The Mason Team at Remax Premier Choice (The [redacted]s Realtor).I (Andrew C[redacted]) did not see any evidence of wood destroying insects at that time of the inspection.  There was insulation and cluttered conditions in the basement and the crawl space/laundry room.  I marked these conditions as obstructions and inaccessible areas on my report.  Please see the attached WDI report.  We do not remove insulation (please see the attached report under section IV Other) and we work around cluttered conditions as best as we can.  Anytime there are obstructions or inaccessible areas we mark them on our report so the home buyer is aware that we were not able to see those areas. On 1-17-17 (5 1/2 months after our WDI Inspection) [redacted] called Ohio Exterminating upset that he had just discovered carpenter ants nesting behind the insulation in the crawl space/laundry room.On 1-18-17 I meet with [redacted] at his house to inspect the situation.  [redacted] removed all of the foam board insulation from the laundry room which the carpenter ants were nesting in and showed me the carpenter ant evidence.  I explained to [redacted] that this room was cluttered and that we do not inspect behind insulation during our WDI inspections and that is indicated on our report.  I would have had no way of seeing the carpenter ants.  [redacted] did not see the carpenter ants for 5 1/2 months after living in the house and using that laundry room on a regular basis. I did not see any carpenter ant activity or evidence in the wood sill plate of the laundry room or on the exterior of that wall.  I treated for carpenter ants (at no charge) to the sill plate in the laundry room and on the exterior of that wall.   [redacted] was with me during the time of treatment and did not see any carpenter ants either and appeared happy with the service.  I told [redacted] if they experience carpenter ants in the future our price range for treatment is between $225.00 - &285.00 plus tax and includes a 60-day service agreement.[redacted] told me he completely understands the situation and that I was not able to see the area where the carpenter ants where and that I clearly marked that on my report.  [redacted] also told me that he and his wife were just frustrated because the sellers did not disclose a lot of things that were wrong with this house and this just happened to be one of them.   I have completed over 3,000 WDI inspections over the past 20 years and have never had a complaint like this.  I will offer a full refund for the inspection fee of $107.50 if the [redacted]s truly believe I should have seen the carpenter ants behind the insulation in their laundry room during my inspection on 8-1-16.  Thank you,Andrew C[redacted]Owner
