Enclosed is the signed copy of the lease Mr*** *** signed when he arrived the night he picked up his keys on 1/14/The way my company works is, I send out confirmations of payment with info in regards to the home asking for half the rent as a rental deposit and then on the arrival date,
the last payment for the home is due, along with a security deposit upon signing of the leaseAs you can see, all pages of the lease have Mr*** initials on the bottom of each pageThe reason I have a space for the renter to initial each page is so that I know they read and understand each pageOn page of the lease there is a space for them to sign, date and name other people in the party who will be at the home when this lease is in effectAll of which Mr***, signed and listedThe 5th and last page of this lease is for the renter to acknowledge receipt of this lease agreement and agrees to observe and comply with the Rules For the RenterThese rules were received by Mr***, and are listed on my website as well as displayed in the homeThe 5th page of the lease is clearly signed, dated, and has Mr***'s address and phone numbers listedAll the other pages of the lease have his initials clearly written at the bottom of each pageThe issue Mr*** has in question is the $cleaning fee that was deducted at the end of the lease termAs you can see from the lease he signed, it clearly states that a $end of the season cleaning charge will be withheld from his security depositEven though he is stating I "hid" this info from him, it is written on the 3rd page of the leaseHe knew this on the day he checked in, signed and initialed every page of the leaseLeases are signed on check in and the remaining money that is owned is paid at this pointIf renters can't be at my office during business hours then they have a choice to pick up the key as well as all the other info needed to check in at my key pick up box located outside of my officeMr*** chose to arrive late and I can't help it if he doesn't read the leaseHe knew enough to initial each page and then give me specific information and sign at the endPlus, he must have read everything because if you look at the 1st, 2nd and 4th page, he did make notes to adjust the utilitiesThis I'm sorry was my mistake with not crossing out the utilities to pay because we did agree the owner would pay for the utilities for the seasonThe acknowledgement I sent to Mr*** does clearly state, with me writing it in, (Season rate is $to include heat.) These acknowledgement letters as well as the lease are letters I use time and time again for the past years to tell people about their rental and then the lease is to be signed for long term rentals which Mr*** was 1/13/- 3/27/No one has ever said I was "hiding" anythingEverything is clearly statedI try to tell all my customers everything I can so there isn't any unknowsThe below is the exact statement in the lease on page that clearly states $will be withheld at the end of the lease termThis is exactly what I didThe rental home should be left in the same condition that it was receivedThe Lessee is responsible for the cleaning of the unit upon departureAny extra ordinary cleaning that needs to be done will be taken out of the security deposit at the end of the lease, as well as any maintenance repairs or services shall, be in the Lessor's Agents sole discretion and be determined to be necessaryThe reasonable cost of such cleaning and /or maintenance shall be the obligation of the LesseeLessor shall have the right to withhold such costs from Lessee's security depositIn such eventLessor shall deliver to Lessee an accounting of the cleaning and/or services performedThere will be an end of the season cleaning charge of $withheld from your security depositThe rental home is to be left in the same condition that it was received.The other issue Mr*** is having is he says the home wasn't cleaned on his arrivalIf this was truly the case, which it wasn't, then why didn't he call my office on his arrival dale of 1/14/to let me know this? Or even the day after? Again, he knew to do this because that too is clearly written in the Rules for the Renter, which he receivedBelow is that statement from the Rules for the RenterUpon arrival to your rental property, please report any damage or other negative conditions to your rental agentEach home is inspected thoroughly following each and every departureAny item that is broken or missing on the interior or exterior will be assessed on a case-by-case basisThe decision of the owner and/or rental agent will be final and the cost of the damage may be withheld from the security depositI'm not exactly sure why Mr*** feels I didn't give him all the info up front? All the documentation was given to himHe did receive his security check back in a timely manor from my company for the $which was his $- $for the cleaningSee the enclosedThis was check number *** written on 4/and he did cash this check on 4/Other then the fact Mr*** is harassing, threatening and bullying my husband, myself and my companyI have done no wrongHe has called my office twice with threats, has sent me emails, has posted on my company *** *** bullying me and he has been writing letters of non -truth to you as the Revdex.com and who knows who elseHe is the one in the wrong here, not meYour consideration with this matter is truly appreciatedAny questions, please ffeel free to callSincerely, Julie Liddle Licensed Broker and Rental Specialist
