Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below I believe that Mark from June Palms came to the home andseen how nice it was and wanted to see how much money he was able to collectout of the dealHe started telling me right away how he can have someone haulaway the small amount of wood in the backyard He would remove the working ADT system andhave someone clean the carpets for a feeI believe he saw the home and sawdollar signsI was hesitant because I didn’t want my home ruined by this company. After I gave the ok for June Palms to do the corrections, they didn’t even dothe workI told Mark that money was sensitive because I let my well-paying jobat the children’s hospital because I was admitted into a Doctorate of Pharmacyprogram and I wouldn’t be working full-time but taking course full-time andworking part-time The small amount ofwood you didn’t notice (the tenant was okay with this wood being there so I amnot sure where the issue was, the carpets were cleaned, and the ADT system wasfine but it was dated)I felt like he was trying to see how much money hecould collect out of the dealHe stated himself that the property was verynice and he said he see I put thousands of dollars into the property When Imet with Mark the 3rd time the home was cleaned and paintedThis isthe first time I’ve heard Mark say that the property looked “trashy” with thewood being back thereThere was nothing in the medicine cabinets and I do notkeep toothpaste in the cabinet so these accusations are falseDid Mark take avideo of this because I would love to see it? This is first time I have everheard to anyone state that my home was “trashy” beforeI take pride on havingmy neighbors tell me that I have the nicest and most manicured property on theblockI wanted to leave my home in “good hands” by hiring a management companyto management it properly and allow the tenant to enjoy the property as much asI didJune Palms did a horrible job and this is why I ended my contract withthem and managed it on my ownMark even stated himself that the home was veryniceIf the property was as bad as Mark claims, why did June Palm take on theproperty and why did the property market at almost $1300/monthly? I live in areally nice subdivision in a nice school district although I do not have childrenI have spent thousands of dollars inlandscaping the propertyI take pride in entertaining and showing off myproperty to neighbors, friends, and familyI believe Mark is bitter because heis not running his company correctly and he had to create accusations totry and make up for the lack of communication from this companyThere havebeen many people who have quit and the receptionist who is there gives outincorrect informationI believe that I should have trusted my property to amore established management companyWhen I spoke with Jaime I told her that all Work Orders wereto go through me initially before sending out their techniciansI was nevernotified of any work orders until the last ordersWhen June Palms sent theirtechnicians to do the repairs they did not fix them correctlyThe tenantcontacted me telling me that the garage disposal isn’t working still and it isleaking water damaging the wood underneath the sinkWhen they “fix” thefaucets, they didn’t it properly and now they didn’t matchThe last workorders my maintenance man fixed these and did a great job in doing soThe furnacewas fine but the home is two story and it was in January so the temperatureswere negativeI had to call and email several times with no response to getthe items fixed before our contracted ended on January 24thI wascharged twice for the faucets and have never received my money backI had toask over and over for June Palms to provide receipts for the parts purchased (whichI still have not received)This is why I told June Palms time and time againto contact me when there is a repair because I have a maintenance man who Ihave used and trusted with doing repairs on my ownThey did not send quality techniciansand they didn’t respondI was never “passive-aggressive” with any of the staffand was too patient while June Palms kept nickel and diming meThe jobs thatJune Palms did, they didn’t do them correctlyWhen I tried to reach out to Mark via cell phone by callingor texting he never respondedI called the office and have left numerousmessages for Mark and Jennifer (his wife) with no responseI feel like I wasset up by June Palms by the tenant that they selectedThe tenant was stayingwith her Mother because her home was in foreclosure and she filed bankruptcyIfthis tenant couldn’t pay her mortgage what made you think she could pay rentIwas told by my neighbors when I went to the home a few weeks ago that therewere many people staying in the homeAccording to the contract there were onlyto be people in the home (adult and children)There were adults and 3children (I am still getting mail with other names beside the tenant).Neighbors said that the police was there 2-times to this but didn’t say anything because it was “their” tenantand was upset that I terminated my contract I am not sure what type of person they allowedin my homeI had to deal with a brewhich has never happen while I wasstaying there and now I know why there was a brebecause of the quality ofthe tenant they allowed in my homeNeighbors stated there were so happy to seemeThey stated the property management company did a poor job in selecting thetenantI am not sure When I asked June Palms on how they selected theircandidates I was never given a responseThe tenant was late twice and she wasonly Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
I believe that Mark from June Palms came to the home andseen how nice it was and wanted to see how much money he was able to collectout of the deal. He started telling me right away how he can have someone haulaway the small amount of wood in the backyard.  He would remove the working ADT system andhave someone clean the carpets for a fee. I believe he saw the home and sawdollar signs. I was hesitant because I didn’t want my home ruined by this company. After I gave the ok for June Palms to do the corrections, they didn’t even dothe work. I told Mark that money was sensitive because I let my well-paying jobat the children’s hospital because I was admitted into a Doctorate of Pharmacyprogram and I wouldn’t be working full-time but taking course full-time andworking part-time.  The small amount ofwood you didn’t notice (the tenant was okay with this wood being there so I amnot sure where the issue was, the carpets were cleaned, and the ADT system wasfine but it was dated). I felt like he was trying to see how much money hecould collect out of the deal. He stated himself that the property was verynice and he said he see I put thousands of dollars into the property.   When Imet with Mark the 3rd time the home was cleaned and painted. This isthe first time I’ve heard Mark say that the property looked “trashy” with thewood being back there. There was nothing in the medicine cabinets and I do notkeep toothpaste in the cabinet so these accusations are false. Did Mark take avideo of this because I would love to see it? This is first time I have everheard to anyone state that my home was “trashy” before. I take pride on havingmy neighbors tell me that I have the nicest and most manicured property on theblock. I wanted to leave my home in “good hands” by hiring a management companyto management it properly and allow the tenant to enjoy the property as much asI did. June Palms did a horrible job and this is why I ended my contract withthem and managed it on my own. Mark even stated himself that the home was verynice. If the property was as bad as Mark claims, why did June Palm take on theproperty and why did the property market at almost $1300/monthly? I live in areally nice subdivision in a nice school district although I do not have children. I have spent thousands of dollars inlandscaping the property. I take pride in entertaining and showing off myproperty to neighbors, friends, and family. I believe Mark is bitter because heis not running his company correctly and he had to create false accusations totry and make up for the lack of communication from this company. There havebeen many people who have quit and the receptionist who is there gives outincorrect information. I believe that I should have trusted my property to amore established management company. When I spoke with Jaime I told her that all Work Orders wereto go through me initially before sending out their technicians. I was nevernotified of any work orders until the last 2 orders. When June Palms sent theirtechnicians to do the repairs they did not fix them correctly. The tenantcontacted me telling me that the garage disposal isn’t working still and it isleaking water damaging the wood underneath the sink. When they “fix” thefaucets, they didn’t it properly and now they didn’t match. The last 2 workorders my maintenance man fixed these and did a great job in doing so. The furnacewas fine but the home is two story and it was in January so the temperatureswere negative. They did not send quality techniciansand they didn’t respond. I was never “passive-aggressive” with any of the staffand was too patient while June Palms kept nickel and diming me. The jobs thatJune Palms did, they didn’t do them correctly. When I tried to reach out to Mark via cell phone by callingor texting he never responded. I called the office and have left numerousmessages for Mark and Jennifer (his wife) with no response. I feel like I wasset up by June Palms by the tenant that they selected. The tenant was stayingwith her Mother because her home was in foreclosure and she filed bankruptcy. Ifthis tenant couldn’t pay her mortgage what made you think she could pay rent. Iwas told by my neighbors when I went to the home a few weeks ago that therewere many people staying in the home. According to the contract there were onlyto be 4 people in the home (1 adult and 3 children). There were 3 adults and 3children (I am still getting mail with other names beside the tenant).Neighbors said that the police was there 2-3 times to visit the property andthere were loud parties. I am not sure what hoodlum they put into my property. When I got to the property things had been damaged and missing and I am sureJune Palms were aware of this but didn’t say anything because it was “their” tenantand was upset that I terminated my contract.  I am not sure what type of person they allowedin my home. I had to deal with a break-in which has never happen while I wasstaying there and now I know why there was a break-in because of the quality ofthe tenant they allowed in my home. Neighbors stated there were so happy to seeme. They stated the property management company did a poor job in selecting thetenant. I am not sure When I asked June Palms on how they selected theircandidates I was never given a response. The tenant was late twice and she wasonly in the property from Nov 7, 2014- January 31, 2015. When my contract wasnearly over with June Palms, June Palms contacted the tenant and stated thatshe is still in a contract with them. She contacted me worried about how shewas still in contact with this company when I fired them. I contacted theoffice and spoke with Jaime who stated the same thing. I am unsure how a companythat I am not longer in a binding contract with, be in a contract with aresident I paid for them to put in there. They stated that the resident was ina binding contract with them until July 31, 2015. I was told that I couldn’tchange anything on the contract because it was a binding agreement.  I contacted an attorney who stated that sinceI hired June Palms to get me a tenant that when my contracted ended with them, that I would be taking over the lease. The continued to tell the tenant thatshe is in a contract with them. When I spoke with the tenant I told that Iwould be taking over the lease as of February 1, 2015 and she agreed. Junepalms were supposed to start eviction the 1st week of January butintentionally waited because they were mad that I ended my contract. When thetenant contacted me I told her that I would follow the same lease as June Palmsexcept the payment location and maintenance would differ. I have text messagesand emails stating that the lease would remain the same but she would pay medirectly and I would provide her with maintenance. So when June Palms madeclaims that I was “changing” the lease is false. They kept telling the tenantthat she is in a contract with them still. So the tenant didn’t know if JunePalms was moving her to another property or what. June Palms intentionally sabotagedme by telling the tenant that she was still in a lease with them. So the tenantmoved out and June Palms has cost me even more money. Mark emailed me statingthat it appears that the tenant is in the process of moving out but wasn’t atthe home, so how could she do “all this complaining” when she wasn’t there whenthey were there. Here is another false claim from June Palms. June Palms wastelling me one thing and was telling the tenant another thing. I do not believea credit check or background check was ran and for all I know they placed afamily member in there. I should have read the Revdex.com reviews before hiring thiscompany. There was another claim about lack of communication and this is verytrue. I thought I was hiring a small company that could handle the job butcouldn’t. June Palms couldn’t return emails, phone calls, and Mark couldn’treturn text messages but could scare my tenant and made her move out of thehome. She stated that she was confused and stressed by June Palms and shecouldn’t make the payments.   I called and spokewith Jaime twice on 1/30/15 inquiring about the items that I was promised theweek before. I called and inquired about the extra management fees that weretaken out (more than the 12%), being charged again for the faucet repair thatwasn’t fixed initially, and the tenants security deposit and paperwork. She went on to tell me that Mark was in Las Vegasand she didn’t know when it would be sent. I asked her why couldn’t someoneelse send the items and she stated she didn’t know. I told her that I wouldlike to speak with the person in accounting and she stated that she wasn’t’there. I asked her is there really someone in accounting and she stated thewoman in account was “very part time”. She told me the person that was therewhen I first signed a contract with June Palms had left the company. When Iwould call and ask for accounting I was told she was on vacation or only workedcertain days. I would call and leave several messages with no response. When Iwent on my owner’s portal and took a screen shot to send to accounting, Jaime[redacted], Jennifer [redacted], and Mark [redacted] no one responded. I emailedseveral times questioning about the amount of fees and being charged again forthe repair and I was immediately denied access to the website. I did notreceive January’s rent, the security deposit and paperwork until Februarycausing me to have to pay another month out of pocket until I received themoney. I have excellent credit and had to use my own money to pay the mortgagebecause I didn’t want it to be late. June Palms received the rent from thetenant January 17, 2015 and I didn’t receive it from then until 2ndweek of February and Lafayette is only a couple hours away. I offered to cometo the office and get the money and I was told that I wasn’t allowed there andtold not to come. I am still waiting on my receipts of the parts purchased, theextra management fees they took out, and the being charged again for the faucetrepair. This issue isn’t resolved.  This whole ordeal has drained me physically and mentally. Iwas taken advantaged of and ripped off by this company. I am a full-timedoctorate student and I had to use so much of my time and money dealing withthis instead of studying. I hired a management company to get me a qualitytenant and manage my home.
