This is a deposit return complaintI don't even manage the propertyThe owner asked me to serve her the appropriate day notice to move and offered if she moved out within the day she's only obligated to pay for the days she lived inShe paid rent to October 22, a Sunday and told
the owner that is her last dayA locksmith was called out Monday, October and was turned away because she wasn't finished with cleaning or something because two men were still inside the homeWe waived the locksmith service callWe did charge her for one day rent because a key was returned October Based on the condition how she left it compared to her move in statement of condition cleaning (I have photos of how dirty it was), yard clean up (her lease states she is responsible for monthly maintenance), sprinkler repair (broken heads), carpet and mini blinds cleaningShe received $out of $1,security depositI understand her father sent a power of attorney to the owner and after careful review it wasn't completeHe wanted us to send the deposit to himBecause the POA wasn't complete, the owner picked up the check and appropriate paperwork and intended to send to Carolina via certified mailI respect the letter of the law and I had day to get her deposit return outI met that deadlineI've been in this business for years and deposit returns are a very passionate dutyI usually don't make friends when it comes to deposit returnsI stick to the documented paperwork and the letter of the law

requirementsI’m disappointed they don’t recognize the effort getting their car fur off sets of curtainsWe refunded them $as a token of customer service and I admit the lack of communication from my office contributed to her grievanceBills weren’t received in the office when the initial deposit return was mailed and an estimate was mailed without detailsI hate complaintsI want everyone happyIn this business I don’t make everyone happy and its something I have to deal with and learn for future move outsTenants also have to take responsibility for grievancesI always end with a small token of appreciation and I will send them a check for $25.00, Sincerely, *** ***

I am rejecting this response because: it does not address any of the issues, nor provide detail of exactly what our fees are paying for,, what the cost is, and to whom it is being paid. The receipts are contradictory from what is communicated and my grievances of the state of the home when we moved in are not addressed.In response to what you claim:1) There were two people on the lease, I was one of them -- and we did have contactSo how much you talked to the other person on the lease truly is irrelevant. *** is cc'ed here.2) If you look at the notice for our move out, I do believe you'll see that we checked the box for a walk through, without us being presentTo my knowledge the walk-through we requested never took place3) My response to the curtain situation is three-fold:There is no such mention of fur on curtains on the checkout checklist that you provided for us (and that we provided to our professional cleaners and reviewed as we inspected their work)Cleaning curtains was not mentioned on the receipt we received from you so the cost of cleaning the curtains is still unknownThese are upgraded curtains (and more curtains, for that matter, as there were only mismatched, uneven in length, sets of curtains when we moved in) than there were when we came in to the houseThey were chosen and hemmed specifically by us to fit the house and improve the house, and were left as a gesture of kindness to the new tenantsWe hope they are happy with the custom curtains, but now find ourselves regretting putting that work into the house and making that gesture. The original curtains were unused, clean and left in the linen cabinet.On the other side of the coin, we were extremely disappointed that you didn't recognize the state of the garage, the cupboards, the ceiling fans, etcwhen we moved in -- among a growing list of other things related to our experience with RCMS -- it took us several full days of work before we got it clean enough to where were able to even begin unpackingTo be thorough -- and with hopes that these situations can be avoided for future tenants of your business -- we'd like to add that we were very surprised and disappointed that you:Didn't hire a real cleaning company (yet billed us the price of one and tried to pass it off as such)Didn't communicate openly and honestly with usGave conflicting information about what was/wasn't cleaned including items that we were told we had to clean ourselves when we moved inAllowed us to go with a broken front door and front window for our entire stay there, without doing anything at all to ensure that someone would come to fix itDidn't hold the house to anything near the same standards when we moved in (I can't stress enough how dirty it was when we moved in, and how much care we took to ensure the next tenants didn't have to go through that)If you would have been transparent, honest, open and consistent from the beginning this may not have ended up being such a big dealBut the sneakiness, the dishonesty and the secretive nature in which you conducted yourselves is not okay.We did not get the walk through we requested, we hired professional cleaners and above all, we left the house in a much better state than it was in when we moved in. RCMS has not provided information nor documentation that justifies any fee being charged to us. They control how much we receive in a refund of our deposit and we feel they are taking advantage of that situation. If they are going to be trusted with peoples' money they need to provide clear and consistent information and they need to conduct their business professionally and transparently.Thank you
