KC's Improvement, has received and reviewed the complaint regarding case number XXXXXXXXFirst and foremost, we
would like to apologize for any inconvenience that she feels she has encountered while completing her project with KC's ImprovementWe take great pride in providing outstanding customer service and on-time, on-budget project completionHer complaint lists that she was charged for services that were not used or warranted, namely HVAC and electrical services as well as a downspout leaderKC's Improvement always strives to uphold the integrity of our estimate with the understanding that conditions may arise on a job site that are unknown at the time of the original bidIn the event that unforeseen job conditions do exist, we use standard industry language in our estimate and contract to cover those potential chargesShe feels as though she paid for services, under the allowance clause of her contract, that were not usedAlthough we were able to complete her project without utilizing the HVAC and Electrical subcontractors, there were still costs that were associated with both of those tradesWhen we originally submitted the estimate it included an allowance for HVAC, plumbing and electrical servicesThose fees were included as allowances in order to avoid submitting additional cost changes to her and to account for potential work that was unknown at the time of the bidThe original scope of work necessitated utilizing an HVAC and Electrical contractor to complete the structural repairs as were advised by the structural engineers report and City of High Point code requirementsThe original estimate included the cost that would have been associated with disconnection and reconnection of those utilities (HVAC and Electrical)Her complaint that she was charged for electrical and HVAC services that were not supplied is not an accurate picture of how those allowances were used as pertains to those two systemsWhile disconnection and reconnection of those utilities were not done specifically, those trades did require extensive manipulation of the existing ductwork and wiring to complete her project and meet code requirementsThose manipulations did not come without costIt should be noted that the allowances quoted are based on historical minimums and are not a precise depiction of true cost potentials submitted by those tradesThose allowances are depictions of the bare minimum cost to have these trades simply make a service callRequiring disconnect and reconnect of those services, utilizing an HVAC and Electrical Contractor; would, more likely than not, have had additional costs above and beyond the allowances provided in her signed contractThe extensive manipulation of the ductwork and wiring was the least expensive option when trying to complete her structural repairsIn order to complete the job in a timely manner, as well as on budget, we utilized the carpenter and plumber to complete these manipulations in order to avoid necessitating disconnect and reconnect of these two systemsThose manipulations would have fallen into the further assessment category, as denoted in the allowance languageThe allowance language reads as follows: "A $allowance is included in this proposal for HVAC supply/return disconnect/reconnect as needed to allow for structural repairs as described above, further assessment is needed to confirm total cost for this item." This information is documented in item #of the estimate proposal and contract signed, 04/21/That same language is utilized in line item number and 16, regarding the plumbing allowance of $and electrical allowance of $200.00, respectivelyThose allowance costs were essentially an estimate, based on the scope of work that was known at the timeIt did not account for any unforeseen site conditionsIn order to avoid submitting additional costs to her, allowable under this allowance clause of the contract, we simply reallocated those fees associated within those allowances to cover the manipulation costsTwo trades utilized these additional dollar amounts, namely the plumbing and carpentry tradesBoth of these trades incurred additional costs above and beyond their original scopes of work in order to complete this project on time, on budget, as well as to codeThe plumber far exceeded his allowance of $The total cost for plumbing on this particular project was $450.00, $above the original plumbing allowanceThat $charge, was the labor and materials that were necessary to complete the manipulations of those systems, which were necessary, to complete his original scope of work in lieu of using an Electrical and HVAC contractor to disconnect and reconnect the existing system as it was prior to constructionThe carpentry cost, to manipulate the system, not in their original scope of work, was and additional $The total cost for manipulation of the system was $in lieu of disconnect and reconnect servicesManipulating the system essentially allowed KC's Improvement, the ability to complete the project within her agreed to contract price without having to pass the additional cost of those allowance figures onto herIt should be noted that, the actual cost associated with the Electrical and HVAC systems did in fact exceed the allowances provided, by $KC's Improvement values our customers, our estimates and makes every effort to avoid passing additional costs to our customersKC's Improvement passed on an actual savings of $at the minimum, and more than likely not, by using our carpenter and plumber to complete the additional work to accommodate the site conditions, an even larger savingsWe did, in fact, absorb the additional $not included in the original estimateFinally, throughout the project there was never any expression of dissatisfaction from herThese issues did not arise until we received final payment from herThroughout the project, had she questioned the utilization of those allowances, we could have avoided this situationWe would never request payment on an invoice for work which was not completedWe try to avoid, at all costs, deviation from our estimateOccasionally, as is the norm in construction, there are unforeseen site conditions and those require flexibility and more often than not, additional costsWhile she is correct in her assertion that we did not use an HVAC or Electrical contractor, she is incorrect that those costs associated with those trades were not eaten up by the very manipulation of the wiring and duct work for eachAdditionally, schedule was taken into account when making this decision as the other trades were not immediately available therefore potentially extending the duration of the projectShe in fact, saved money by having KC's Improvement manipulate the existing system wiring and duct work to accommodate the site conditions discovered upon demoIt should be noted, that we did have the City of High Point inspect the property on multiple occasions to ensure that all construction activities were completed within codeAs for her assertion regarding the downspout leaderShe is correct in that assertion and would be due a refund for the downspout leaderThe total cost of that item plus installation would be $That total includes the cost of the materials, a corrugated 4" black pipe as well as installation chargesWe are apologetic that she felt like she was not provided with an accurate and precise description of how those allowance amounts were usedShe was offered an itemized bill, however, as industry norm dictates, as well as Clause in her signed contract, the cost to generate that itemized bill would be passed along to herWhile we understand the request for an itemized bill and continue to uphold the integrity of our estimate, it is extremely time consuming to conduct an audit on a project and subsequent itemizationShe was aware of this charge prior to signing her contract and did not question the validity of that charge upon Contract AcceptanceWe are apologetic that she has had this experience as customer service is of the utmost importanceWe do however, stand firmly behind our workmanship and the integrity of our estimateWe appreciate her allowing us to clear up any contractual issues and upon her acceptance would like to send her a refund for the downspout leader that, in fact, we did not installOur hope is that she is pleased with her completed project and would insist that, upon resolution of this Revdex.com complaint, she remove the multitude of negative reviews that she has posted regarding the integrity of our estimate as well as her negative remarks regarding workmanshipKC's Improvement will continue to uphold our warranty as is outlined in her contract and hope if any issues are still outstanding that we be given the opportunity to correct any work that she feels is not industry standard

(The consumer indicated he/she DID NOT accept the response from the business.)
I accept that they stand by their job, as they shouldI do not accept their statement of...."Finally, throughout the project there was never any expression of dissatisfaction from herThese issues did not arise until we received final payment from herThroughout the project, had she questioned the utilization of those allowances, we could have avoided this situationWe would never request payment on an invoice for work which was not completed".....as I emailed the owner *** several times with questions about the projectEither way, send me the refund you are so generously offering and I will wash my hands of this company

Good AfternoonHope this Friday finds you well! I have attached all the documents you've requested for your review
Document 1: *** Signed Contract Agreement
Document 2: A selection of reviews from *** - I did not print them all off as they are standard across all social media platforms, but I captured Thumbtack, Zillow and FacebookThumbtack and Facebook appear to be the reviews that have had the greatest impact on our businessCertainly Thumbtack as our "hit rate" has dropped dramatically after her negative post
Document 3: *** email stream between project manager Larry T*** as well as emails from Keith C*** on (06/24/2015) cited in our statementI printed these documents directly from Outlook and enclosed all pages so the dates and streams are preservedWhile these emails are attached I will also forward the original streams so you can visualize that they are in fact in their original stateThose emails will follow directly behind this email
Document 4: Carpentry and Plumbing Invoices reflecting those additional dollar amounts to manipulate the existing systemsAlso attached within that document are payment reports for checks issued to those subcontractorsJust as a note, the trade allowances are on page of of Mrs***'s contract underneath Line item 'Terms'
Document 5: Check and refund memo for downspout leader that was not installed by KC's Improvement and Construction CoInc
As a note: Mrs*** stated throughout her Revdex.com complaint that we were to charge her for an itemized invoiceThat documentation is clearly stated within the contract and is reflected on the final page (page 6) directly above Mrs***'s signature in line item
Please let me know if you require any additional documentation or if there are questions regarding any attachments I have provided
I sincerely appreciate your assistance with this Revdex.com complaint
I look forward to a happy resolution for all parties involved, especially since it is our stance that we have upheld or exceeded our contractual obligations to Mrs***
Have a great weekend

Final Consumer Response /* (4200, 20, 2015/09/03) */
(The consumer indicated he/she DID NOT accept the response from the business.)
It's amazing that so much time can be spent writing a dissertation to each of my succinct responses, yet I'm just now seeing an invoice PROVING MY POINTI was billed $for tradesmen (Plumbing, HVAC and Electrical)The invoice attached shows the Plumber was $The HVAC and Electrical were never usedSo again, it would be completely within realistic expectations that the invoice would have dropped by $350, which was not the case
I stand by my reviews, as they are my opinion and hold no untruthsI will continue to warn friends about doing business with KC's Improvement, as there business practices leave quite a bit to be desired and the transparency of their work and invoices are only made available at a premium expense to the client (or obviously at the request of the Revdex.com)

Initial Business Response /* (1000, 8, 2016/11/17) */
***Document Attached***
We are sorry to hear Mrs*** has had issues with her dishwasherHer job was completed in We have not heard from Mrs*** since regarding any issues on her propertyWe honor a year Contractors
Warranty for any and all work that may be deficient
If a dishwasher installed years ago is just not become an issue, it seems the dishwasher must have been installed properly
As for the placement of the dishwasher, in order to install a dishwasher, you must lay the floor firstIf we were able to install the dishwasher, that means that the dishwasher was installed after the flooring was put downSo it must have been able to come outThe Whirlpool dishwasher has leveler legsAny standard appliance repair technician should know that and be able to adjust the height of the front of the legs in order to get the dishwasher outIf he was able to completely take the legs off that seems to reason there was plenty of clearance for the dishwasher to be raised up enough to pull out
In order to pass North Carolina code requirements, which Mrs***'s home did, the damage she is describing would not be plausibleWe cannot confirm any work that may have taken place after our Contractor's Warranty had expiredEvery aspect of the project was permitted through the City of Greensboro and final inspections were performed and passedThe issues that she is presenting would not pass inspectionThose inspection reports are attached here
If she spoke with our receptionist, we never received that information or phone call and for that we apologizeHowever, on 10/25/she did speak with our Administrator, Margaret and Margaret scheduled a time for our Material Facilitator to go to her home and take pictures of the damaged areas that next dayOur team member took those pictures on 10/26/at 9:36AMBefore we were able to
even assess the situation Mrs*** filed a Revdex.com claim
Our assessment of the situation is as follows:
Mrs*** contends that now she has to hire a rodent serviceYou cannot logically assess blame to KC's Improvement years later for pest damagePests are present everywhere
It is our contention that years is a large time lapse to just now be experiencing issuesIt seems if that issue had originally existed, issues would have arisen in a much quicker fashionIt would not take long for a rat to chew through plastic hosesThat damage would be part of maintenanceUnfortunately we feel as though the damage was not caused by the workmanship of KC's Improvement
Just as a car has to be maintained after the warranty period runs out after purchasing from a dealership, so does a home and any updates that are performedWhile it is unfortunate that appliances need to be serviced, more often than not it is necessary
We feel that the hole was not left uncovered at the time that we completed our contract as it appears other work may have been performed after the fact, due to the debris on the floor in addition to all final inspections being approved by the City of GreensboroHowever, as a show of good faith we will come and cover the hole again and seal off the areas in questionIn return, we request that the complaint be removed as we have met our contractual obligations to Mrs*** and this is well outside of any standard North Carolina General Contractors warranty period, per the North Carolina Licensing Board for General Contractors
