Justin Brooks/B & B Construction

I hired Justin Brooks in early 2012 to do a minor rehab on a rental property. His work was decent and his initial price was reasonable. Then I contracted him in November and December of 2012 to rehab two properties and cut down trees. He promised he could fulfill all of the work by the contracted deadlines of December and January. I gave him several months beyond the deadlines to satisfy his commitments, but he did not finish any of the three contracts. He did minimal work and also created more damage to one property. After 8-9 months of hoping he would follow through, I hired another contractor to do the work. I lost approximately $15,000 - 20,000 of rental income (and added expenses) because of his breached contracts. He owes me a significant amount of money as he required down payments for the three contracts that he did not fulfill. He also owes me for damage that he caused. I made a huge mistake by paying him a portion of the projects in advance.Unfortunately, during this time period, he also manipulated me to do other work that did not need to be done. He gave me good prices to get the jobs, but then the projects ended up costing me 4-6 times what it would have cost if I had hired a reliable contractor. I recently gave him an opportunity to work off what he owes me, but he did not follow through. He took my money and will not return my calls. He was very manipulative and had excuses for everything.
