Review: K.C.Services(KCS) recently did two jobs at my rental property at Eugene, OR(ordered by my management company). I question KCS's charges on both jobs and their honesty and fairness on business conduct. The first job (invoice no.XXXXXX) was to repair a microwave. KCS did a replacement, charged $73 for labor and $258.7 for parts. Upon my persistent request, KCS provided the microwave receipt, which showed its price at $199 only. Facing the $59.7 up-charge, KCS is only willing to refund $10. The second job (invoice no. XXXXXX)was a miscellaneous maintenance/repair after a tenant move-out. The invoice included a lengthly work description, but the actual work done was vague. For example, it said "Replaced light bulbs inside and outside as needed". There was no previous reporting of any dead bulbs, and so the work could be 0 replacement. Another example, "Replaced door stops where needed". Another contractor had just done the door stop replacement. So the "where needed" could again be 0. It also listed trivial things like "Removed chain from tree", which was literally an action of raising an arm, hold and pull. The whole job charged $468, where $195.5 for labor, and $272.77 for parts. There were no receipts for parts, nor a parts list. I requested for a parts receipt and followed up with my management company several times on it for the last 3 months, and got nothing!An upright business would be clear and fair on their charges. The invoice should clearly list the quality of work and the associated labor time and part number, type and cost. KCS was not in favor of doing that. For a good total charge of $468, all KCS provided is an ambiguous description that was impossible to quantify and lump-sum charge. The fact that KCS would only refund $10 out of the $60 up-charge in the first case, and that they refuse to provide a part list to justify their work and charge in the second case showed that they have little interest in fairness and rightness.

For the first job, I would like to have the up-charge of $59.7 be refunded.For the second job, I would like to have a clear and definite list of job items and associated labor hour, parts type, number and cost. Anything that could not be quantified or justified, I request a refund.
