Review: When I purchased a home in 3/12/03 at [redacted] in Upper Freehold, N.J. there were some problems with the stucco on the façade. I reported it on my one year list early on. After many ignored communications with this company, they finally sent a crew 19 months later to make "repairs" which were never adequate. The small cracks that surfaced over the years were described as "settling" problems. Now, with all the storms and rains, these have spread considerably; buckling and moisture have appeared. Professionals have told me it is due to faulty installation from the onset, and the situation will only be getting worse if not corrected. This problem has also affected other homes in the community. I contacted the firm, and they sent a mason to see the issue. His assessment was that the damage was fast becoming very serious, and the façade needed resurfacing. He gave his report to a manager who made me wait 3 weeks for a response. At that time, they denied any action to be taken because I was 4 months out of warranty. My contention is that this all was originally reported well within the 10 year time frame, however, due to their negligence and inattention, nothing was actually attempted until Oct.'04, when it was not adequately taken care of. I feel I should still be given the extra leeway, because they, themselves, caused a one and a half year delay. I paid $9000 extra for the stucco, and it should be expected to last a lot longer than it has. I am a 76 year old widow, living on a fixed income, and having to pay for another stucco job would be more than a hardship for me - especially since it was this company's irresponsible workmanship causing the problem. I've written them rebuttals stating my case, but they choose to approach this David and Goliath scenario with silence. This mammoth corporation believes the consumer can be bullied, and they do not have to stand by their mistakes because of their size. Perhaps, with your assistance, I can be heard.Desired Settlement: I want this firm to show some integrity by agreeing to accept responsibility, extend the warranty to include their delay, and to resurface the façade in a professionally accepted condition.

The home closed on March 12th of ’03. The minor repair work that was reported and completed on the Homeowners one year list was cosmetic in nature and is in no way related to the condition of the stucco today. Additionally, all warranties structural and otherwise have expired on the home as of March 2013.

Review: Corporate office did not registered our air conditioning unit as per their regulations. Air conditioner is broke and the manufacturer will not honor warranty because the unit was never registered. Khovnanian is not wanting to handle the issue even though they admitted it was their resposibilty to have had the unit registered. We have been without air conditioning for two weeks.Desired Settlement: Since our current unit cannot be registered for the life time warranty it should have had we request a new unit that can be registered.

The resolution made by the business in reference to complaint ID [redacted], is some what satisfactory to me. Khovnanian tried to resolve the warranty issue but the unit should have a lifetime warranty not just 10yrs. I was told by the [redacted] representative that it would be a lifetime warranty but when contacting [redacted] to find a technician I was informed that it was only a ten yr. All [redacted] units if registered within 60 days (done by Khov) have lifetime warranties as should mine.

Review: My complaint concerns the building of a brand new home of $484K newly constructed. Per the plans and contract I paid for a "Bonus Room" 38K which was supposed to include central air in that room and an air handler and access to the unit in the room per the plans and what they presented at the time of contract. They had me close without installing an air condition unit in the room at all, accepted my monies and thought they would get away with dishonest behavior. When I confronted them about it the came back into my home and added a unit through the garage (which is too far from the room), no air handler in the room and no way for the hot air to be circulated out of the room as the condenser is in the basement. In warm temperatures the room heats to a boiling 80 degrees. The supervisor Stuart K[redacted] came out my home and was sweating profusely in the house and suggested that the problem was the thermostat. They changed that item twice and told me it was defective, which it wasn't. They assured me the temperature would lower after the new thermostat was installed. It was not. I contacted them again and asked to have a larger unit and they insisted that 8500 BTU was enough to cool the room even thought the heat in the room when the sun was out was a boiling 80 degrees and very hard to breathe in. I explained to them my mom will be moving down to Florida and will not be able to breathe in that extreme heat and this was not acceptable. They had their A/C company [redacted] contact me to resolve the issue. They did not resolve & told me to get something in writing from a third party company (which I had to pay for) to have them tell me what was wrong! They continued to tell me that it would be resolved and would work with me to resolve the issue. They still have not and as of today have referred me to my warranty and a third party trade partner. I have all of my documentation and pictures and if this not resolved will be forced to spend add'l monies to go to court.Desired Settlement: Per the third party report of why this room cannot cool down to on the air condition installed, they have recommended after examining their work and currently installed unit to have a 1.5 ton unit installed for that room. I am requesting the cost of the replacement of the unit to 1.5 ton unit, plus expenses related to this issue that I have spent dealing with this builder.

They were negligent in not installing it in the first place and have done unacceptable work in my home.

I am rejecting this response because:I did not receive all 3 calls but rather one call. Monday was a national holiday and their offices were also closed and so no they did not place a call to me on 2/15. I finally spoke with the KHOV VP of the area for Derek F[redacted] after I also called and found his email on the website.We have since corresponded both by phone and email (see attached). I have agreed to give them one last opportunity to correct the air condition issue concerning the room not cooling to below a certain temperature and the discomfort in the room during 80 degree weather. I have documentation where they have been given many opportunities to correct this problem and have neglected to do so.I have forwarded some of the overflowing emails and backup evidence to support my claims concerning this contractual obligation that KHOV has to me as the customer. We will schedule an appointment and I will confirm what has been done to rectify the problem.

Review: Backyard drainage warranty. They agreed to fix the right side issue but not left side where my neighbor installed their swimming pool

My house is sill under one year warranty. We noticed the drainage issue during the winter time. I did not report it immediately because I though the issue would go away in the spring time. Unfortunately the issue has been sitting their for long time, my dog could not go out because it was too wet and dirty. Then we reported the issue to our builder K. Hov. At that time, my neighbor stared to install their swimming pool. K. Hov refused to do anything because my neighbor was working on the swimming pool. After a long discussion, they finally agreed to send a survey company to do a survey on my backyard. The survey shows there is a drainage issue in my backyard and both sides. Then K. Hov. sent a landscape company over to do the cost estimate. After estimate, they agreed to do the right side and back but not left side. We all knew the issue has been there for both sides. But they find excuse not do anything on left side. My neighbors have their french drains on the ground but not my yard. I am sure they just rushed to finish my house and forget the back yard french drains because we had lived in hotel and waited for the house completion. The house deliver was one month later. I don't think it is right to find any excuse to honor their warranty. As they all know the issue has been there since the house finished in September 2014. It has nothing to do with my neighbor swimming pool. It is not right for me to blame my neighbor if the issue was there before they did swimming pool.

I hope they will address my concerns soon.

Review: It is related to grading on both the sides of the house. When it rains the water never flows, if stagnates on the center of the both the sides, which causing the mold and mass ruined my grass. I twice logged the compliant in the Homeowner services. This has been assigned with Victor R[redacted] from KHOV. He visited twice the spot and he did not understand the issue. First time he called before his visit. Second time, he did not even call me about his visit. I was trying to contact him and left voice messages all in vain. It is really annoying and he advises to spread more fertilizers. He does n't understand the issue.Desired Settlement: The grading should made and soil needs to be filled those areas that the water stagnates.

Review: I purchased a new construction townhouse located at [redacted]. During the installation of the wood floors, the ceiling was not installed and the wood floors were exposed to a lot of rain. There are visible damage on the floors, treads and risers. Due to the wood being oak wood, I was concerned about the condition of the wood and underneath. I mentioned these concerns during the walk through and they mentioned that it would be fixed. When I saw that the wood floors were being installed without the cover, I mentioned that it should be covered, but it was never done. There are many dents, scratches and damage on this brand new floor, of which no one has resided in yet. I had a professionally, licensed NJ contractor come to give his opinion about the condition of the stairs and he confirmed and agreed what I was seeing. The "touch ups" they did to "fix" the stairs made the issues worse. Tom, the Construction Manager, met with me and took notes and told me that his boss, Anthony would have to make the final decision. It has been 2 months and Anthony, has yet to contact me. He has been included in all the email transactions.Desired Settlement: In my opinion, I think the floor needs to be completely replaced.

If it can't be replaced, this is what was recommended by the licensed NJ contractor:

The first attempt should be made to sand all affected treads and risers completely to bare wood. Prior attempts have been made to sand small areas of the treads and risers and this has created a blotchy, non-uniform finish visible to the naked eye. If the damaged treads and risers are sanded completely to bare wood, imperfections treated with putty if necessary, stained and polyurethaned this should create a uniform appearance and negate the current blotchy outward appearance. Should such efforts to sand and finish properly be unsuccessful, a final attempt should be made to replace the entire two sections of stairway. Replacing individual treats or risers should not be an option due to the factory construction of the stairs. If they are cut and removed, it will create much weaker stair structure. prior to the installation of the hardwood flooring in her home is false. The

roofing and all other aspects of the building enevelope were 100% complete

prior to the installation of the hardwood floor or any other finish material.

After the hardwood floor was installed in the home it was covered with

cardboard to protect it from cosmetic/surface damage. We've previously agreed

to and have completed all necessary repairs to the hardwood flooring that have

been identified. We have also agreed to make the necessary repairs to the stair

risers however, to date [redacted] has not permitted us access to complete this

we hope to be able to confirm a date where we can complete the remaining

The appointment that was made by the business for December 23rd was not with Anthony M[redacted], the Head of Montgomery Ridge Developer in Skillman, NJ. When I asked if I was meeting with Anthony, they said yes. When I spoke to the business about the appointment, they told me that Anthony was away and won't be meeting with me. Every person that I spoke to about the stairway situation, all have told me that Anthony is the one that makes the final decision. I have contacted Anthony direcetly to his work email and still have not heard a response from him. The appointment on the 23rd of December was cancelled and did not happen, since Anthony M[redacted] was not going to be there.

As for the roof not being placed on before the stairs were put in, was true. Unfortunately, I did not take any pictures and have proof, but I saw, personally, that the stairs were installed prior to the roof being placed on.

I did not see all the damages that were on the stairs during closing, the lighting was better later, and showed all the damages. I own other properties and have never had an issue like this. I am very disappointed and upset at the damage done with a brand new property, as well as the company not stepping up to remedy the situation. "Sanding" the floor is not going to fix the deep damage that had been caused to the floor. I have sent the comments provided by a professional, licensed NJ contractor on how to remedy the stairs.

On the 23rd [redacted] did not show up for the appointment and subsequently cancelled it. We stand behind our prior response regarding the roof, that all roofing was installed prior to the installation of the stairs. Additionally, as stated in our response of December 18th we have agreed to make the necessary repairs to the stairs. [redacted] states that someone offered to make a repair to the hardwood flooring by sanding it down. At no time did anyone suggest this to [redacted]. All damaged hardwood flooring that has been identified to date has been replaced not repaired. Review: We discovered water coming through the ceiling of our 3 year old home and found a pile of snow that accumulated in our attic.

I was told should be expected and would not be covered under the home builders warranty. The reason we bought a new home was to avoid these type of significant repair costs.

In addition, water collects in a pool in our driveway which will corrode it but again, their poor workmanship is not going to be addressed by them and is up to a new homeowner to repair.

They are a horrible company that delivers an inferior product of very low quality.Desired Settlement: Repair the leak in our roof and the uneven driveway.

We, at this poing consider this issue closed and being worked through the Division. [redacted] Per our talk this afternoon. I understand you were not happy with the interaction with Mike and I have noted as such and apologize that the call with him did not go well. As we discussed, the reason for Mike original and my continued decision is wind driven snow is not a warrantable consideration and is outside a Homebuilders control. Once you stated to Mike there was snow in the attic, he was able to know with certainty the determination. Additionally, the blizzard we had from 1/22 through 1/24 was a record weather event that caused winds in excess of 50 mph. Many customers (not only K Hovnanian customers) throughout the Mid- Atlantic region have experienced water and snow intrusion (snow blowing into roof vents, ridge vents, soffit vents, and even around windows and doors) during this past weekend’s storm. Unfortunately, this water and snow intrusion is not covered by your Limited Warranty due to the excessive winds and abnormal weather conditions experienced and recorded in our area. You may want to contact your Homeowner Insurance company and file a claim if you feel necessary. Please reference pages in your Homebuilders Limited Warranty Documents and the NAHB Residential Performance Guidelines (attached). As I agreed during our call, I stand by our decision but will have Ian P[redacted] ( [redacted]) one of my service managers contact you to perform a courtesy inspection of your dormer. I do invite you to do your own research regarding wind driven snow and rain as a condition outside of our control. One last note, you mentioned you have a 5 year warranty; the 5 year warranty is for the structural components of your home. You had a 1 year warranty on products and installation and 2 years on leaks and systems behind walls and in ceilings. You have a new home warranty addendum in your Purchase Agreement that you signed when you purchased your home. Any questions please let me know.

Review: Purchased a new construction town home from K. Hov less than a year old. First a major bathroom leak found and they had to redo the whole bathroom cause by installation defect and they refused to extend my warranty from the repair time and my nightmare is my upgrade hardwood floor it squeaks, bounces everywhere in my living room and kitchen area as we walking. they tried to fix it 3 time using nail and glue but they failed and they damaged even more. After their 2nd time I contacted a hard floor specialist he checked the flooring and he told me this is an issue that always associated with lack of proper floor preparation, installation, improper subfloors or out of tolerance subfloors and that's the reason they failed to fix it. this hardwood issue is complain as well from other neighbors. The Warranty clearly provides the specific procedures, guidelines and tolerances for alleged construction defects. Sorry for the delay I was trying to work out something with the builder but unfortunately they refused to take care of my issue.

Review: I don't know if there are health issues or not. K. Hovnanian contractors failed to properly install and secure an outside faucet bib. When this happened every the faucet was used it caused water to spray back into the walls of the home. Before and at closing we asked them to insure that this problem was taken care of. Their representatives assured us that it was taken care of but this was not the case. We had no idea what was taking place in the wall until we discovered cabinets collapsing and imploding, grout becoming flaky and white baseboards appearing to be filthy. When we attempted to reach them through a number provided we did not get an answer for weeks on end. They have now repaired the faucet and are refusing to do any repairs inside the home claiming the pool company caused the damage by using the faucet. Not true the damage was evident before we hired the pool company, we just did not know what it was or what was causing it. Their warranty should cover this and they are refusing to do repairs, thereby aggravating the situation.Desired Settlement: DesiredSettlementID: Replacement

I would like immediate repairs of all damage. We closed on the house in October 2013, and have been living in squalor for quite a while waiting for them to repair the damage. Since we had water pouring from the wall we want them to check for mold as well. I am rejecting this response because: We did report to the Builder that the hose bibs were not properly secured they moved back and forth to the touch. They did repair one but not the one in question. The hose bib causing the damage was not repaired until we were all investigating to find where the water was coming from. They tried to convince me it was coming from my refrigerator, dishwasher or something we were doing. The damage was noticeable before the pool company began we just had no idea what it was, what was causing it or how much damage it had already caused. I noticed the discoloration on the base boards shortly after closing and did mention it their on sight people. It was not until we saw water pouring in that we got help from the Builder and their people did tie down and secure the bib at that point and that point only. They didn't even tell us they did it we discovered that ourselves. The on sight people assured us everything would be taken care of and not to worry. Some supplies were delivered in preparation, and some sort of spray was sprayed around the baseboards. Suddenly on the day the work was to begin they came in and said you should file an insurance claim and we are not going to do the repairs. This was shocking then and is still shocking now. Because the Builder is in essence saying we installed a hose bib, but it was not to be used.

I am rejecting this response because:AS the home owner we had no idea water was leaking inside the wall. There is no possible way we would have known that except that at some point the water began pouring into the home. We maintain that we were at home and observing the pool company's every move; there was no damage to the hose bib, the wall or anything connected to the site by the pool company. [redacted] was made aware before closing that those hose bibs were not properly mounted on both sides of the house, he observed and agreed. KHovnanian's people repaired one and not the one that caused the problem. The one with the problem was repaired during the investigation of where the water was coming from and not before. Again at closing there was a smell in the kitchen but there was no visible cause of what caused it. I know now that was a dampness smell. This is a Builder's problem the house is under warranty and they need to be responsible. From the day we moved in until the day of the complaint we were bombarded with calls wanting us to tell them how great the house is, the moment of the complaint the calls stopped.

Review: The company K. Hovnanian Homes has failed to refund the $1000.00 earnest deposit that was paid to initiate the build of a home. The contract was cancelled because we were unable to secure a loan. We tried a couple of lenders referred by the New Home Specialist, Erin S[redacted], and a credit repair program that was unsuccessful. After the credit repair program hurt my credit I decided to end the program and the purchase. The cancellation paperwork was submitted in February, but we didn't here anything or receive a refund. I spoke with the Specialist on April 20th and she said that she would resubmit the paperwork and it would only take a couple of weeks to receive a refund. It has been three weeks and we still have received no refund of the earnest deposit of $1000.00.Desired Settlement: Immediate refund of the $1000.00 earnest deposit.

K Hovnanian’s NewHome Specialist made several attempts to contact [redacted] viaemail and phone calls that went unanswered for several months. Review: My husband and I purchased a home through this company. We started having problems before we moved in. For example, they put the wrong roof on the house. We closed on our house October 30,2013. We have had nothing but problems with this house. The house was not even cleaned before we moved in. Every time we make a complaint, they have excuses. We are STILL WAITING to have things fixed in the house. For example, our granite in the kitchen had to be replaced. It was just done even though they have known about it since our walk through prior to closing. Now I have been without water all weekend. It is now Monday at 4:50pm. We are now having the same exact problem again as apparently it was never fixed correctly. When I called to try to get help for it I was told I am out of warranty and "tough luck" pretty much. Review: Started with dark spots developing under the laminate, we also installed wood floors in our home, and they developed water damage coming from the foundation. We had 3 companies come and verify that this is a builder quality issue (we have the documented reports) and not a pipe leak. Review: Work was substandard and is worse than the initial work completed before purchase on 6/11/14. From the start of construction there were problems. The the lack of oversight of the building superintendent was deplorable. I would have to check up on the home everyday just to keep things moving correctly. Throughout the entire building process, I the owner had to point out problems with construction. The builder and its employees only care about getting their bonuses. They have a motto definitely yes, this builder and its workers are definitely NO. Before the final walk through the superintendent kept saying when I pointed out problems that he would take care of it so that it would not go on the 30 day walk through so he could get his bonus. I still have outstanding warranty issues from my 30 day walk through. Now lets get to the AC unit. I have lived in the home only 6 months and have had a heating issue (no heat in the home) temperature that night outside was 41 and our home dropped in temp to 60. I had to wait over the week to get work completed. Then I had two AC issues one which cause the air handler to back up and flood my hallway and master bedroom. This happened on New Years day and they did not send a water damage company out until 4 days later when I had to call again. It leaked through the floor on our ceiling as it is a two story home. This took over a month to get completed and I was with damaged carpet and bare wood flooring for over three weeks. The warranty people keep making promises that they never keep. So I am stuck with a home that has multiple issues and no one from the company seems to care.Desired Settlement: Completion of all work that is needed to be completed.

Review: I purchased a home 7 years ago. There was a leak in my basement. A representative shows up with no resolution, and I just want it fixed the right way.

I purchased my home in 2007. There was a leak in my basement that the builder continuously explained there is no problem this is normal for a basement. I had several test and experts come into my house only to tell me this is a serious problem. A Khovnanian representative came to my house and finally took my issue serious when I handed them a mold test that signified elevated levels of mold in my house. Khov dug up my front yard, re-waterproofed the area, Khov did mold remediation and told me I was responsible for putting the yard back together. They also ran a new gutter and said that should fix the issue. Once again the workmanship they performed leaving a boulder in my front yard next to my water main broke leaving water entering my home again. Khov representative came back out fixed the pipe and said that should do it. Now only to find a leak in the same exact spot. My family is effected by poor air quality and severe allergies. I just want this issue fixed, and my front yard put back together so I can have normalcy.Desired Settlement: I would like this issue fixed, I would like all of my other items to be corrected that were brushed under the rug, my front yard put back together, or Khov buy this home back from me.

Hovnanian Rep was out to the house on Wed, July 23 and took several photos. There was a Water Leak Specialist also present, who performed leak testing. They believe they isolated the issue and plan on making the repairs this week, July 28 - July 31. [redacted] agreed with the remedy plan and the timing. [redacted] will follow up with [redacted] on Thursday, July 31, to make sure he is satisfied.

Review: Have a warranty certificate for Treatment of Home for Termites that says the Home was treated for Termites and guaranteed for 25 years. We have Termites and the house needs to be treated and is the responsibility of K. Hovananian. Also we have a lifetime warranty on the vinyl siding on the house and it is melting and needs to be replaced completely. This company has severely cut corners and have provided inferior products and services we have had a leak in the downstairs ceiling and have replaced the roof at our expense and found that the leak was due to poor workmanship and installation of roof and poor flashing around windows. Poor flashing resulted in leaks in downstairs especially when there was a blowing side wind. Electrical and plumbing problems as well we had a leak under the kitchen sink which has ruined the floor under the sink with water damage and the floor buckling. Smoke detectors will go off randomly in the upstairs bedrooms and had to remove batteries to get them to stop falsely going off due to faulty wiring all need to be replaced or bought up to working standards. Replaced all wood on porch due to it rotting out because non treated 2x4's were used resulting in wood just disintegrating. Door frames around the front and back doors are rotting and both door frames need to be replaced. Only been in House 11 Years we are the original owners!!!Desired Settlement: All items Fixed to satisfactory standards and an apology for using and selling us an inferior product at Full Retail Price. Being our first new home we went off good faith that this was a reputable builder with our best long term interest at heart but found out differently.

We informed the Homeowner who the vendor was, that provided the termite treatment [redacted] and who the manufacturer of siding was ([redacted] seemed pleased with the information he received. A water line break occurred underneath my property, while the Plumbing company I chose was digging up the underground pipe. The plumbing company found an electrical wire that was not marked on my property hidden near my [redacted] water line. The plumber paid an electrician to come out and fix the issue, which was nice but not his responsibility. Review: I bought a new single family home from K. Hovnanian Homes (KHov) in April 2014 with a warranty of 12 months. In June of 2014, [redacted] (Construction personnel from KHov) visited my home and I showed him that there were cracks that had appeared on my hardwood floor in the dining and living area. He advised to wait and see if more appeared and then these would then be fixed. In September 2014 (well within the warranty of 11 months), I opened a ticket on KHov warranty website, that I was seeing more of these cracks and even that the hardwood had loosened at some places. My ticket was assigned to [redacted] (Construction personnel from KHov), and he closed it without consenting with me / addressing the issue. I again opened another ticket later that month, which was again assigned to [redacted]. I also emailed him and copied his supervisor on it.In response to that ticket, KHov sent [redacted] to assess the issue. He came with moisture meter, and said that the reading was very high and alleged that I was using water on the hardwood. I assured him that all I do is dry vacuum on the hardwood and that I had never used water / water based products on the hardwood since I was well aware of how to care for hardwood floors. I then asked him to use his meter on my vinyl floor in mud room. He still got high moisture reading. I told him that its just the way the floor is underneath and that it always has had high moisture content, from how the readings are showing.[redacted] then sent also some random personnel on a different day, who never revealed their identity. They came to my home, looked at the hardwood, told me that they will come back to fix the hardwood since it was under warranty. In beginning of October 2014, KHov sent snail mail stating that they could not address the above issue since warranty didnt cover this. On Friday September 19th, 2014 [redacted], manager for [redacted] and Flooring, met [redacted] at [redacted] regarding a complaint of hardwood cracks, raised grain and damage to the homeowners [redacted] Hickory 3” Russet engineered hardwood. During the visit a moisture reading wasperformed on the hardwood. The measured moisture level in the engineered hardwood was between 11%-13%. This reading indicates a high moisture content for [redacted] engineered hardwood product. There were no signs of moisture coming from under the mono slab foundation. We suspect that proper care and maintenance per the manufactures guidelines were not followed.On Oct 14th [redacted] of K. Business continues to say that moisture content is high. My first question to business that why was the high moisture content not kept in view when hardwood flooring was installed. Why wasn't some kind of barrier/proofing done prior to installing hardwood flooring, to ensure that moisture from under the floor does not get into hardwood? It was verified by builder that Moisture content reads high even in adjoining mud room (faux tile), which doesn't have hardwood. As a homeowner I continue to take utmost care of my hardwood floor, and all I do is just (dry) vacuum. A poor hardwood installation was done by the concerned personnel in the first place and I request that it be mended.

When the hardwood floors are installed the moisture level is verified by the installer that it is at or below the proper moisture level to install per manufacturer recommendation. We have requested that the manufacturer send out a third party inspector to verify that the floors were installed per the manufacturer installation guide. The moisture reader that was placed on the vinyl floor is only to be used on wood products. Which is why it showed a high reading.
