There are three areas where this customer states situations with our companyWe will break them down so that there is no confusion as to what took place and what's being done about it
We want to start off by saying the reason any of this
has come to be is that this customer had raccoon damage on his roofA raccoon ate through the capping material, and ridge venting material and found it's way into the customers atticThis is very common here in the Chicago areaRaccoons can eat through shingles, and wood to get into a warm place
This particular home has a roof line that is very short from the ridge to the gutter eave on the back half of the homeIt also has cathedral ceilings on most of the front half of the home with some attic space that connects to the attic space on the back half of the homeWe installed a Obdyke rolled ridge venting system on this home the entire length of the ridge minus a few feet prior to the gable edgeWe opened up the front ridge area about 1/inches and did not open the back half of the home for the simple reason of our terrific winters here in Chicago and the fear of ice back up on the short roof on the back of the home which would then could cause leaking in through the ridge ventingThe home owner claims that since we opened the front of the ridge the 1/inches the raccoon was able to get into his atticThat if we had opened the front 1/inches and the back 1/inches according to the instructions then the raccoon would not have made his way inThat an inch and half made the difference of the raccoon fitting in and getting into his atticThis is not necessary true as we have seen raccoons eat right through the roof deckingWe are a stand up business being in operation for years, with an excellent reputation so we have agreed to do the following on our own accord free to the homeownerWe are removing the capping material, Obdyke ridge venting system, replacing the 2Xroof planking along the ridge, installing new felt and recap the ridgeWe will then install (4) new RVroof vents on the back half of the home
In regards to the shingles on the back half of the home being installed in a booking fashion instead of a step pattern has nothing to do with the way water sheds away from the seamsAfter speaking directly with *** they said that that is not true That if the shingles are installed by booking them it doesn't effect the way water sheds or runs off the roofThey also stated that the warranty is still 100% in tack, which is the most important factorThis home owner apparently heard something different from *** so we are scheduling to have the *** rep meet with the home owner for his satisfactionWe have been installing *** shingles for a very long time and they are as we are a very reputable companyWe were at the homeowners home on Sunday April 26th and saw no shingles buckling and or curling as the homeowner statedHe agreed with us that the shingles were perfect
Lastly, in regards to the village of *** and the statement that we didn't meet protocol is false*** requires an ice & water inspectionIf a contractor is unable to schedule an inspection the village allows pictures to be taken and then emailed to the villageThis is the protocol we tookAfter speaking to the inspector for some reason they have no record of receiving the picturesWhen we asked him what we should do at this point since it was last year when we did this job, he simply stated to show the homeowner at the eave edge that the ice & water underlayment was installedI brought this up to the homeowner and he agreed that he knew we installed it according to code
So as it is clearly written, this homeowner had raccoon damage and feels it was caused by the way we installed the ridge ventingWe totally disagree upon our experience for years and seeing what a raccoon can doHowever, we are doing the next right thing and taking care of our customer despite it being a act of nature
The homeowner has also agreed that once this has all taken place that he will respond to this complaint stating his satisfaction

The roof vent was not installed to manufacturers spec's the roofing material wasn't installed to manufactures specsThe roof was installed incorrectly by K&S and I would like them to fix those issues at no additional charge

Our last statement regarding this case is as follows: We are a reputable company in business for nearly yearsOur standards and great reviews speak for themselvesThis customer tried to get the village of *** involved and the inspector told me that unless this customer can in writing show him how we have not met the Illinois codes for roofing that then he will not get involved and that this is a dispute between the home owner & K&S General Contracting IncThe village has not been in touch with us in regards to anything we did or didn't do, so this is now a dispute between Mr*** and K&S General ContractingWith that being said, since a raccoon entered his home and he feels that it's the way we installed the ridge venting that this happened, which it is notA raccoon if he wants can chew through shingles and roof decking no problemHowever, with this being said, we have agreed to remove the ridge venting and install RVroof vents on the back of his home insteadWe are doing this not as a testiment to wrong doing, installation or guilt, but as a gesture of the upstanding company we are and to make yet another customer happy

The reason I hired K&S is because they advertised as a reputable company their Customers claimed they did the job in day and were satisfiedI have had roofs and 10's of thousands of dollars of home improvement projects done to our homes we were always completely satisfied have never had a complaint till now with K&S ContractorsBY the way we don't live in *** we live in *** Maybe that is why the *** inspector never got the emails sent by K&S to show the Ice protection or never got the call to inspect the roofI contacted the manufacturer of OB *** roof vents to ask their opinion on the methods for installation of the ridge vent that was installedTheir comment was it was not effective because one side of the ridge was not vented prohibiting the hot air in between those rafters to vent outAlso the roof pitch was inadequate to support ridge venting In regards to the other side of the ridge the 3.75" decking was removed along the entire ridge spanning feetthis 3.75" was covered by a loose mesh of plastic and a layer of roofing shingles called cappingThis is how a raccoon got in our attic space.The vermin peeled back the tiles and chewed through a loose mesh of plastic and just dropped in to nestThere was no chewing of decking material their was no need K&S left that gap by pulling off the last 1"x4"x 40' board next to the ridgeOB *** ridge vent specifically requires 1.5" maximum gap on either side to promote the proper air flow in through the eaves up between the rafters and out the ridgeK&S decided without consulting us prior to changing those specs
We hired another roofer to fix the hole after K&S said they were not responsible for the damage done by a raccoonWe also hired a reputable roofing and home inspector to assess the workmanship of K&SHe found the roof vent to be installed incorrectlyHe also found the shingle pattern on north side of the roof does not meet the manufactures specs of a seam alignment on every 4th rowThis is the manufacturer specs wrapped around every bundle of shinglesThis complaint was addressed by a salesman at TemkoHe said some guys do this when they are dealing wth short peaks and valleysThis a flat short side 15' x 44'with a very low pitchThese problems along with the many other issues we had with workers not showing up on nice sunny days leaving tools and equipment laying around for daysThis is the 3rd roof I have had installed on my homes and the first time that I have seen this level of disregard for our home and property to satisfy the contractors needs not oursI will not have *** and *** or their crew set foot here againWe have decided to cancel our request for them to have an opportunity to botch up our roof anymoreWe do not recommend K & S company to any of our friends and neighbors to install a roof
