My wife and I are leaving a review to express our appreciation of Leasing Agent Ronald R. He has went above and beyond to help us through the whole process of securing our rental home. He always gave us great information, and we were always able to reach him despite the Coronavirus issue.

I had to pay my rent late for the month of January. On January the 21st I received a statement from K2 Real Estate stating my balance was 1659.00 to be paid by the 1st of February. I mailed the payment on 1/31/2020 for the previously mentioned amount. After getting my cashiers check for this month I look at the statement to find and additional charge had been added. I have taken a screenshot of the original payment request sent on January 21. In their email K2 says the eviction papers were filed on 1/23, if that were the case why didn't they send an update receipt so that I could have possibly avoided an unnecessary late charge. I have documentation that substantiates everything that I am saying to you. I have no issues with paying what I have not paid, however, I should not be responsible for paying for someone's error.

Desired Outcome

Other (requires explanation) I would like a clear explanation as to why I was not contacted by any other means besides an email that I randomly check. Notice should have come from another means. I believe that any late fees associated with this additional balance should be forgiven.

Good Afternoon Mr.

As it is our goal to be fair and treat all tenants with the upmost respect, we also desire the same. Your rude tone today was not necessary. We have never been anything but respectful to you. Your lease is pretty clear that the rent is due on the 1st of the month and late after the 5th of the month. You did not pay your *** rent and a $39.50 late fee was applied. We reached out to you on 1/7 & 1/8 and no response. So, eviction was filed for non-payment of rent.

On 1/22 the system did send you a generated rent ledger which you stated you received, which did not include the court fees as we had not received it from the attorney on that day. On 1/23 we received the court papers and those fees were then added. No additional notice was sent from us as the attorney sent out a demand letter and the courts send out an eviction letter. You did not show up in court and you still did not reach out to us until we received your check on 2/4/2020. We applied your check to the Jan rent, court fees, filing fee and late fee based on your lease. After doing that it left you a $240 rent balance for February not paid.

On 2/6 you received another late fee of $39.50 for the February rent balance that was not paid. On 2/6 & 2/7 we sent you another notice with no response. Then we heard you were sick and out of work and we reached out to you to see if you were okay since you still didn't pay the reminder of the February rent. After our staff talked to you on the phone you decided to email me directly with a very rude tone.

We are a fair company and would have considered reviewing the late fee, but instead of you admitting it was a mistake on your part and asking us if we could waive the late fee you just demanding we do this, and you were very rude.

At this point you were late, and the fees will remain. Being nice and giving respect to people goes a long way instead of very rude and condescending.

I do accept this slanderous attempt to make me look like I am an aggressive rude person and they are the kind and generous victims under attack. As an English teacher, I know that emails and text messages have no intended tone. The tone of any social communication is solely in the perception of the receiptant. In this case, the receiptant should check her tone. At no time did I make threats as is stated. I did respond to her(Brisson) saying "there is no need for this back and forth just pay your rent" I responded by saying that I would continue to inquire until they admit that someone on their end made 2 mistakes. 1 I was not given accurate information in make the first payment and having to pay an additional balance because of that, and 2. They have been so unwilling to even discuss the situation to see how I have become suspicious of the manner and method in which they have handled this situation. I do not want them to simple get out by saying stop making threats or they will contact their attorney. I have made no such threats and I do not want that to be the resolution of this matter. I want to be heard and I want them to understand that some people are educated and know when a mistake has been made and admit just that. I did pay the 280 dollars even though I disagree with the method handling and their in ability to professionally accept a critique of their process without painting a negative picture of the person who is filing the complaint. I am an educator with 19 years of experience and I know the law well. I hold a master's and an Ed.Doctorate(post dissertation) so no, I do not accept their attempt to cover by painting me as the bad, rude threatening unappreciative tenant, a practice I am certain they are used to getting away with, but not this time. I am calling out and speaking for those who may not know how to speak up for themselves. If you did not receive all of the communications I have had with them, I will gladly send them again. I am saving them for just this kind of situation. I trust that your organization is genuinely focused on ensuring that all businesses are performing services that are above reproach and treat the customer with respect and courteously accept criticism of their practices when their is nothing to hide. I want K2 to admit their mistakes and apologize for those mistakes and for the negative way they have attempted to portray my attempts to get the truth and I would like this all in writing from Penny Brisson because she is the one who I responded to initially and I am certain she is driving this threat business that is slanderous in nature and I take umbrage with that being said to me in an attempt to make me go away. I don't intend to go away until I am satisfied with their response.
