Kamins Real Estate Reviews (1)

Kamis apartment rental I was informed I owed $100 for 2014-2015 and 2015-2016 security and last month deposit. (Due to the rent increasing)I sent my security deposit of 25 for 2015-2016 I do still owe 25 for last month deposit.Kamins couldn't find the security deposit I sent. They needed proof. They found the security deposit in the rental account.I was told to only pay 750 for July rent instead 775. Then give kamis 25 for security 2015-2016 again so they can fix their accounts. I told I owe 50 for security and last month deposit for 2014-2015. Kamins told me I needed to give them proof that I made the payments. I gave them my signed lease for 2014-2015. On the top of the lease kamis added 50 due at signing. I thought that would be enough. But it wasn't I needed told to find something else.I asked [redacted] at kamis say I still owed money can sign my lease and not pay. he said no Everything was communicated through email.Product_Or_Service: Lease security and deposit 2014-2015 increase rentAccount_Number: 2014-2015Desired SettlementClear up my account for 2014-2015 50 for last month rent and security 50 with a receipt.I don't want to give Kamins a new security deposit so they can fix their accounts.I have proff that Iam to pay 750 instead 775 one month. With a receipt.thanksBusiness Response We have been working with [redacted] as her records and our records do not match regarding some payments that she believes she has made to our office. We asked [redacted] to provide receipts showing the payments in dispute so that we can correct any discrepancies on our side.We will continue to work with [redacted] until this is corrected.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)Kamis really didn't work with me. If there was a discrepancy it was my responsibility to find proof$25. I was asked to fix their mistake. I also needed to provide proof that I paid last year security and last month rent $50. My last lease stated I couldn't sign until I paid 50. [redacted] told me that's wasn't good enough. But when I question [redacted] he informed me that its rare that a renter would be able to sign lease without paying anything owed. Kamins didn't work with me they worked against me.Final Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)There's no need to sit down and compare receipts all my receipts are accurate. Kamins made it clear they disagree. Final Business Response Hello [redacted]: Thank you very much for mediating this discrepancy, please find our accounting spreadsheet of her payments attached. We are well aware that [redacted] feels that she paid the $50.00, and she is resting her belief on the fact that her copy of the security deposit receipt says "$50.00 update due at signing". (see attached) However, just because it reminds her to pay then, does not prove that she actually made the payment. She is correct, it is our policy, to not allow tenants to sign leases unless the update is paid, but unfortunately things are sometimes missed. We have been asking her for financial evidence (receipt) of payment, but the only thing she has provided is the "$50.00 update due at signing" on the form. We looked at all of our deposit slips, ledger sheets and our bank statement and we do not show the payment she is convinced she has paid. If she truly paid it, maybe it was lost somehow and we did not deposit the payment. There are many possibilities, but we cannot be sure without the receipt. The only thing we are sure about is that it is not in our bank account. If she could provide a receipt we could move on. She has provided three USPS receipts each for $25.00, which we had already credited her account. The only thing we have not credited to her account are the receipts she has not provided. This is a very small amount of money ($25.00) and I wish it was not so difficult, but if she paid it.........we do not have it in our account for whatever reason. According to our records [redacted]'s account, to date, is as follows: Overpayment of rent in the amount of $26.46 ($25.00 of this was her intent to pay the escrow account but it was deposited to the rent account....she has provided a receipt for this) $50.00 due for updates 2014-2015$50.00 due for updates 2015-2016 (your email below states she feels she owes $25.00 for 2015-2106...we are not sure why she feels it is $25.00????) The update should be $25.00 for the security deposit and $25.00 for the last mo. rent for a total of $50.00 We are proposing that she pays two separate checks: 1.) $748.54 for August rent ($775.00 rent less the $26.46 overpayment) 2.) $100.00 for all of the updates What is she proposing? Thank you again for your help in this matter.[redacted]KAMINS Real Estate[redacted] MA XXXXX-XXXXPhone: (XXX) XXX-XXXXFax: (XXX) XXX-XXXX[redacted]
