Response: After review of our last days' work order request records, which operate days a week and hours per day, an a/c work order was received on 06/22/16/ Freon was charged in the a/c unitAnother maintenance request was received from this apartment on 07/05/16, and another on 07/20/ The a/c has been working since the 1st maintenance request, although the resident is not satisfied with the indoor temperature during 90plus degree summer daysThe temperature of air coming out of the a/c vents on 07/22/was recorded at degrees F per our licensed A/C technicianThe monthly bills are hand delivered in a pre-addressed envelope, used to mail back the residents monthly rental paymentTherefore it can not be sealed until the resident has placed their payment in the envelopeThe resident pet fee paid was originally posted as rent and not a pet fee, and no charge for the monthly pet fee of $was charged for april, may, and juneOnly a prorated charge of $for june was chargedWe have corrected the fee to include the $underchargedWe will waive the july late fees of $and $one time, since they were not on the 07/01/bill send to the residentWe will supply the resident a corrected billThank you

The tenant used multiple profanities towards the manager The tenant called the manager a " [redacted] ***", among other aggressive language The tenant attempted to forcefully grab paperwork out of the manager's hands [redacted] apartments does not want to force anyone into a lease for an apartment they are not happy with [redacted] apartments also does not allow for verbal abuse of employees, per the lease For these reasons, the manager was directed by management to tell the tenant that [redacted] would nullify the lease and return the rental payments and deposit to the tenant, should the tenant return the lease and apartment keys to the manager The onsite manager needed both lease copies back to properly dispose of the leases We hope both parties can go their separate ways in a peaceful and mature fashion Thank you

Response: All residents are instructed, and directed per lease, to report any maintenance issues to the work order phone line. The work order history for said unit did not include said requests. We had a technician inspect the apartment thoroughly after receipt of this complaint. The following... repairs have been completed as of this date: New faucets in both master and guest bath, new kitchen faucet complete with sprayer, new mailbox lock, new garbage disposal, new master bathroom sink, and assorted tile repair. We both made improvements beyond the requests listed, and gave the residents a credit to their account of 1/2 the monthly rent rate. We are sorry for the unfortunate circumstances and miscommunications. We value our residents and hope this has rectified any and all issues. Thank you.

Response:Our staff has checked with the resident and all issues have been resolved. A new air conditioning condenser has been installed. For your reference, details of the offer I reviewed appear below.As discussed several times with the on-site manager, the final month's bill was to be settled using the promotion, run by the owners, in which the last month of rent was freeI confirmed with her several times that the final month would be taken care of in such a manner. As such, there are two possibilities: either you were disingenuous with the promotion or your so-called management was never trained correctly on whether this was acceptableDuring our time there, different managers came through, so it is likely the case. This is simply another slumlord cash grab by borderline criminal landlordsI would advise all interested renters to avoid this company, and I will be forwarding all relevant information to my lawyer for review.
