Following is the *** Property Management response to Complaint #*** (***) filed by *** ***, *** North LaSalle, Unit ***, Chicago, IL The response: *** Terrace Condominium Association is a building like many in Chicago that has struggled with meeting the financial pressure
and increasing aggressive obligations of the City of Chicago and State of Illinois mandated Life Safety Evaluation requirements costing buildings of the size several hundreds of thousands in capital to survive. Added to this was a major building wide tuck point and balcony project, HVAC chiller replacement, lobby HVAC replacement and the long anticipated and planned for elevator replacement projectWith cash management and affordability in mind the association’ Board of Directors has wrestled with the need to fulfill these many obligations while not bankrupting the residents and driving them into foreclosure and other associated remediesUnit *** is one of units in the building, many owned for decades and resided in by senior citizens who make this lovely building their home. They too have suffered the same pains and misfortune as unit ***I sincerely doubt that they are ecstatic about the difficulties and inconvenience of the elevators but NONE have asked/demanded that *** Property Management Company personally compensate them for their inconvenience nor have they petitioned the Board of Directors for requested compensation a was the case with the apparently disgruntled Unit *** *** *** Management owns no units in the building nor has the authority sans the permission of the board to make such changes as intimated by *** *** in her complaint nor compensation agreement as statedWith the financial priorities that the building has and the desire for amenities which unit *** *** *** so desires perhaps she might have noted and considered their absence at the time of purchase rather than becoming subsequent to her becoming involved in life in this building and now decrying their absenceOnce again we request that *** *** bring these requests to the board who will be more than happy to place them on the agenda for proper discussionWarmest Regards, *** Kane
