The beginning of the year we started to receive complaints of homeless in the W court Street garage On 2/11/we engaged [redacted] to install equipment to for garage door openers Previous to this there was a key pad to open and close the door As it was not utilized by all the clients, the door wasn't shut always Those openers were purchased and passed out to the occupants of the garage if they wanted them (deposit required) Not all tenants were agreeable with this solution Mid May we received word that the garage door was broken and we contacted again contacted [redacted] , the service contract provider for that system, to inspect the door and advise I was decided the springs were worn and the best solution was a new door On 5/24/we again engaged [redacted] to order and install that door There was some confusion as to the door itself, as it is an older building and not a standard opening After multiple phone calls to [redacted] , they finally showed up with the new door on November 28th Door was installed and we assumed all was fixed, however installing the new door was not the fix [redacted] sent technicians multiple times over the next weeks, however the technician who works on these kind of doors experienced a family emergency and was out until 12/19/ At that time he returned to inspect the door and mechanisms, calling tech support for [redacted] On 12/19/we yet again engaged [redacted] to install a new [redacted] system It is currently on order and expected to be installed before the new year We are somewhat limited due to the warranties on this work to engage someone else to work on this door To date we have invested in excess of $to secure this doorAs to the complaint of the homeless community We have provided tenants with the Cincinnati Police Dispatch, been there to clear the homeless out personally, boarded up areas that needed to be boarded up We have replaced building windows and locks several times We have cleaned up garbage and human feces countless times We are battling the homeless problem to the best of our ability For the complaint of damage to a vehicle #of the parking contract states "You park and lock your vehicle at your own risk No bailment contract, expressed or implied, exists the owner/operator of the garage/lot are not liable for fire, loss, theft or damage to your vehicle." The company has been more transparent with their communication and the garage door has been fixed.  Once the place has been cleaned up and secured we will be happy to close this matter.
