We received your letter stating the tenant was wrongfully charged for the light bulbs and the A/C filterI have attached photos showing the lights bulbs were missing and the A/C filter was not brand newThose are the two items Karpe charged
her forI also attached the move out requirement signed by the tenant stating she is responsible for making sure all light bulbs work and the A/C Filter was new

I do accept their response because they are doing the right thing by returning the full depositThe pictures they sent were taken during the inspection I was informed that I needed to replace the light bulbs and I did replace them before returning the keysAlso the air filter was not dirtyIt is the expensive kind that lasts days and it happens that it's color is blackAt the time of the inspection the filter was days old
As I wrote in the complaint, I left the house in better condition than when I first rented it I left it cleaner and with the upgrades that I paid for (home security system, digital thermostat, new and better showe heads, etc)

I do accept their response because they are doing the right thing by returning the full deposit. The pictures they sent were taken during the inspection. I was informed that I needed to replace the 4 light bulbs and I did replace them before returning the keys. Also the air filter was not dirty. It is the expensive kind that lasts 90 days and it happens that it's color is black. At the time of the inspection the filter was 8 days old.
As I wrote in the complaint, I left the house in better condition than when I first rented it. I left it cleaner and with the upgrades that I paid for (home security system, digital thermostat, new and better showe heads, etc)
