These apartments are HORRIBLE! "Fountains at the Bayou" ALWAYS has water problems. Like right now, the cold water is off. 2 days ago the hot water was off. 3 days ago the hot was BROWN. Disgusting! The staff in the office are rude and lazy. They have absolutely NO sense of urgency, nor do they care about anything. Maintenance requests take a week to be addressed. Oh and the office forwards their phones when they fee like it. Goes to the call center during normal business hours. I'll go in the office and everyone is sitting at their desks, on [redacted]! They also close the office early, when they feel like it. DO NOT MOVE HERE. Property is a mess and needs go be torn completely down.

The manager, Sandra just informed us that we will not be able to break our lease without penalty after this was already decided upon with upper management through the Revdex.com. In our response in the Revdex.com report we had told Karya Management that we had contacted the City of Houston Health Inspector. The Inspector came yesterday and gave them a ticket. The Inspector showed up again today and the lady in the leasing office (whom we had not dealt with) began telling us it was our fault for the sewage. We are not in charge of the apartment complex sewer system. Then Sandra came out and said she has decided we could not get out of the lease and she would be taking us to court. It is not our fault the raw sewage was not cleaned or cleaned properly.

We will be leaving this apartment complex at the end of the month with no penalty or negative reviews as previously decided upon.

This management company is new to our complex at Providence @ Champions and within only a couple weeks there were issues. They attempted to charge us to keep our 3rd car and threatened to tow us even though owning more than 2 cars was never forbidden based on our contract/lease. I had to fight for my car to be left alone. We pay rent online, but they were having issues with the system and billing when they took over the complex. They told us to guess what our water bill would be and they'd bill the difference, or credit the account accordingly. I received an eviction notice on my door asking for payment of the bill they told me they'd bill me later for...as if I was delinquent. Under their management, we are now billed as a community for our water, instead of individually as it was prior to their arrival. My water bill shot from roughly $35 to $77 in addition to my monthly rent. Never in my life have I paid that amount for water/trash/sewer. Recently, I visited the office to inquire about a bill for $62 I received shortly after paying my rent and water on 06/01/16. Initially, I was told that I was 2 months behind because I wasn't being charged for water the first 2 months I lived in the apartment. I informed him that I have been paying rent and water from day one. He "fast talked" me and interrupted me multiple times...once specifically to tell my children that I work hard and he knows the struggles of a single mother (he assumed I was a single mom raising kids on my own...maybe because I'm a black woman? ...I'm married) all while I attempted to explain why I was in his office. Nothing was resolved. 07/1/16 the bill was normal. August 1, I paid my bill and saw that my account was asking for an additional $108. I visited the office and the explanation now is that my water bill is higher....not that it's 2 months behind. We went over the bills and he switched explanations mid conversation a number of times. He went thru each bill and payment and the sum did not equal to $108, yet he continued to insist that it did while we are both staring at the math w/ a different amount....still no resolution. There is one particular woman that is very unprofessional and rude. There have been several complaints. I've befriended neighbors in the leasing office because we bonded over the various issues we've had with new management. They do not attempt to resolve any complaints and It takes weeks for simple maintenance requests to be completed. We had a 3 alarm fire that left many residents homeless and management was careless, rude, and did little to accommodate the people who lost everything in the fire. I am very upset with this company.
