BAD HOMES FROM AN INCOMPETENT LEADERSHIP TEAM
Why buying a Kay Builders Home is a Bad Idea!

When you first arrive at the office for the model home, to sign your contract and choose your upgrades, keep in mind that the build quality of your home will not be on par with the model home. The build quality of that model home will be leaps and bounds above the quality of your home on the delivery date. These are a few more reasons why you will be delivered an inferior home from Kay Builders, Inc:

They hire low grade subcontractors to complete the finishing work. The drywall work in all Kay Builder's homes is inferior, and you will have to pay other contractors to fix the work upon closing. If you do decide to purchase a home from Kay Builder's, go with one of the entry level models. The higher price point model homes require intricate drywall work, that have a lot of curves and angles. Their drywall finishing is typically completed by entry level crews who get paid for fast and cheap work not quality finish work.
The trim carpentry is another issue in Kay Builder's homes, so once again steer clear of the higher price point models because most of the trim carpentry work will be completed by entry level crews, who get paid for fast and cheap work. Upgrades like crown molding and wainscotting should be purchased after closing and done with a reputable finish carpenter. It's worth the extra money and effort to get these items completed after closing.
Make sure you check all of your windows, and make sure they all close and open without any undue force prior to your closing date. Most people fail to check all of the windows, and down the line it will be nearly impossible to get Kay Builder's to fix the issue.
Make sure you document everything during your pre-drywall inspection, ask questions, and take photographs as well. During your pre-settlement walk through make sure you document everything no matter how small you think it may be. You will be told that there is not enough time to document everything, but that is just a ploy to get you to document as little as possible. Their contract states that verbal agreements are not binding, so anything that is not written down will not be honored. The turnover rate at this company is so high that the person who gave you the verbal agreement today will be gone tomorrow. THIS IS A MAJOR PURCHASE YOU CAN NOT LEAVE IT TO CHANCE WITH A NON-BINDING VERBAL AGREEMENT.

Kay Builder's has a track record of waiting until right before your closing date to complete just enough of the property to obtain the certificate of occupancy. Once the certificate of occupancy is signed by the township or municipality, this is all that they need to proceed with the closing. If a hot plate on a cart is all that is required to say you have a stove in the kitchen, then that's all you will get. If you fail to proceed with closing, you will be in violation of the contract since the certificate of occupancy is signed off and you are unwilling to proceed with closing.

Most of the Kay Builder's homes that are under construction will remain untouched, and little to no progress will be made as your closing date approaches. Then literally three to four days prior to closing, COOTF (Certificate of Occupancy Task Force) will descend on your new home and complete whatever is required to get you to the closing table. COOTF consists of about 10-40 unskilled tradesmen (depending on how little or how much was done) and they are there to get that certificate of occupancy signed off.
Any and all unfinished work and trust me there will be a lot, will be promised to be completed during the 60-day punch list. Consider yourself lucky if your punch list is small and is fixed within 2 years of your move in date. Kay Builder's has two full-time technicians for their warranty department, and a long backlog. Kay Builder's consistently leave developments unfinished to chase other ventures. This year they are projecting to complete 150 new homes, while several other of their community projects are left unfinished.

Our Driveway; which is only mopnths old is sinking because it was not prepped properly and Kay Builders does not want to correct it

Two issues identified during the new construction walk through (lifted siding over the garage door and soffit over the front door) were not addressed since closing on 08/30/ One in particular, the soffit over the front door overhang, was identified months prior to closing Kay supervisor disclosed the potential problem, stating that the front porch was disassembled during construction, and then most likely did not get reinstalled correctly I have provided Kay with photographs before and after the siding was installed, and even placed a level under the soffit during the walk through to show the Kay supervisor that it is off by nearly inches This issue was noted during the walk through, which states repairs will be addressed within days I have emailed multiple times asking if the siding contractors have been scheduled Recently, I do not even get a response to my inquiries

after Kay built our home we put up a fenceWe were told we needed to leave ft outside the fence for the easementKay just build a wall on the property next store they did not leave any room for the easement, now we can't even get a lawn mower thru to cut our grass Why does the easement only apply to us and not the builder

The homeowner did contact us several times, and each time the drywaller was contacted On 4/21/14, the drywall left a message to schedule a re-visit As soon as the repairs are complete, the painter will be schedule We apologize for the repair delays!

[redacted] *** Kay Builders response stands the same as before This was sent in by [redacted] *** Although we do sympathize with your situation, we are sure you have by now been informed that the sound attenuation rate provided by block walls with drywall exceeds code requirementsWe have chosen block walls, although more expensive than other type of party walls, because it provides greater structural support and much greater levels of fire protection while providing good sound protection We have also chosen block walls because other party wall systems must be precisely installed according to manufacturer specification to reach their stated levels of sound attenuation We have found that a proper installation of these materials is almost impossible to achieve in the field while block installation is very straightforward yielding less installation error Therefore I stand by all marketing claims we have made and continue to makeThere are many factors that impact sound transmission and acoustics is a very subjective art Depending on the configuration of your unit, versus neighboring units, sound transmission may be greater in one multi family unit than another multi family unit Each unit has different acoustics and how they are configured with other neighboring units causes variance in the amount of sound you might hear It also depends on ones sensitivity to noise and the time and level of noise output from neighbors We have also found that talking to neighbors asking them to reduce noise output later in the evening works well and people usually understand this part of multi family livingFitting certain parts of your new home with a customized sound mitigation system recommended by a sound specialist could potentially help reduce the problems you have explained to me In addition to thickening the wall or adding acoustical tile in certain areas there are other tips that can help We are sorry for the problem you are having, but we hope you have found some ways to improve your living situation Just keep in mind that sound transmission, sound attenuation and acoustics are a very subjective art and no one can claim to eliminate noise Unfortunately there may be some trial and error involved as you seek a solution Please let me know if you have any questionsRegards, [redacted] *** Amanda S [redacted]

***UPDATE 12/4/- days away from closing, builder tells us closing will be pushed out weeks with *no specific date [redacted] they can shareWent to see the home, and many critical things still not doneThe way these guys operate is to blame everyone and everything else they can instead of managing and showing accountability, which is how a well managed business is runThis is the second delay from Kay in delivering our homeThe first delay was a huge push back from Oct, which was written in our contract, to DecWe lined everything up only to have Kay tell us days away from closing that they won't be ready

Anyone who posts a concern or comment "Kay" does not like on their facebook gets blocked, removing all of the unbiased reviews I am a Realtor and Real Estate investor and I suggest you contact the township - IN WRITING - when you have problem with Kay They take the money and run They do not finish the yards or streets Come see Cumorah Avein Center Valley The township will sue them and it saves you having to get a lawyer They won't push the township that far however They dance on the line of what they can get away with If you are nice, they will have a feast on you It really saddens me that they do not care about doing what is right, honoring the contract, and that they lie so much I am too old for this I just want to enjoy my home and not be fighting or have drama Of all the homes I have built, and my clients and friends have built, I have never experienced anything like this
