Answering your letter concerning *** ***, *** *** resided at *** *** *** *** from 4/29/until 8/31/I have to respond that *** *** does indeed own the money for the replacement of the carpetThe carpet was new when she moved in, I have
provided you with invoices to prove all of the charges incurred.She is citing paragraph #of her lease, I am including a copy of the letter sent to her after her notice to vacate was receivedThat was mailed on August 5, and a letter which was sent to her residence regarding the pre-inspectionSince there were adults occupying that apartment, perhaps someone other than *** *** received these noticesAt no time did *** *** contact our office to schedule a walk through, nor did she provide “in writing” as the paragraph statesUntil we have our contractors evaluate the carpet even if a walk through was provided, our agent could not have made that determinationThe carpet shown in the pictures provided was destroyed, and could not be cleanedWe had our cleaning contractor, ** Carpet Service inspect the carpet, and their assessment was that the living dining room and hall could not be cleaned, and the price to clean the bedrooms would be $If we only replace part of the carpet it would not match the existing and the cost to replace the bedrooms is only slightly more that the cleaning costWe are not unreasonable with our resident charges and we do realize a certain amount of wear is expected, however the resident is responsible to keep the carpet in a clean manner which this was notWe believe that new carpet should last years and if it has to be replaced we charge the resident a pro-rated amount based on that figureThe carpet was new when she moved in, and she occupied the unit only monthsI have explained all of this to *** *** in writingThe charges we assessed her are fair and in good faithSincerely,

any vendor etc using the postal service to send payment. We explained the ways she can send payments in the future. We also apologized about her perception of rudeness by the staff at the leasing office. I would expect that this resolves her complaint.

I am rejecting this response because: I was not present when the inspection of the Apartment was done to verify if the carpet was not clean enough or needed replacementthe community manager was not in compliance with letter of Aug. 5th, 2014 for conducting the inspection of the unit before move-out and after vacating the apartment.as from August 5th,2014 to August 28th,2014  did not contact us for inspection.also the photos that are presented as proof of evidence are not from the carpet of the apartment as we had cleaned the carpet thoroughly. their excuses for blaming the resident is totally unjustified and Kay apartment should be held responsible for ignoring the resident right to be present during the inspection of apartment and without any basis should not claim the carpet replacement charge from resident
