KB Terrain Castle Rock Colorado
08-27-2021 The sales and design studio were great to work with, but that's were it ended. Weeks behind in the printed building schedule given to me at time of purchase of my new home. Now KB unwilling to share a current projected building schedule. I spoke with the VP of Operations yesterday, he was either clueless or was just unwilling to speak about current or future schedules. It appears that his subcontractors are running his projects. If so why do you need a project manager when they they have NO control over materials or subs. During my last meeting with the project manager I was told that KB Homes has two years legally to build my new home! Why was this tract of lots released (at an increased price) if KB Homes was not prepared to build it. I have been in construction for more than 45 years and have never seen a customer treated with such disrespect. It appears that I will have to ride this out but I intend to investigate my legal remedies if this condition continues, to recoup my damages. My wife and I are paying cash for our home and KB insisted that we show bank statements for this amount. In order to do this we expedited the sale of our ranch. Every day that we have to pay for our housing beyond your projected finish date comes right out of our retirement savings and this will not be tolerated. There are real monitary consequences when you act in bad faith. After nearly 3 months the only progress are footings!
Happy to provide documentation photo's ect.

Purchased many upgrades for my new KB HomeNow that I have taken possession of my house for a awhile, I notice the carpet pad was breaking downI an outside contractor do some tile repair, not covered in the KB warranty, and when he pulled the carpet up I noticed there was none of the upgraded carpet padding I purchased at the showroomTo make a long battle short, I filled a complaint with KB which they declind over the phone, without even coming out to the house to look at the Padding for verificationDo yourself a favor and buy from a builder that cares about how home buyers are treated and will back their workI guess in my case I didn't get what I paid for

My wife and I bought a KB Home in the La Aldea community in Gilbert, AZ and we could not be less happy We bought the new construction home simply because we wanted a turn-key home The workmanship and quality of materials are an embarrassment The response from the site supervisor was been awful he is long on promises and short on delivery Any contractor used to fix a problem created another during the fix Never ever buy from KB Home We have been told Taylor-Morrison is and excellent builder with exception after closing customer service

KB Home response to Mr. [redacted]’s response to KB Home’s first response to his claims is noted after each numbered claim in BOLD font, below.MESSAGE FROM CONSUMER:Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer (????offer? there does not appear to me to be an offer) I reviewed appear below. My response to each issue is shown below. Plus, I added two issues at the bottom.
Issue #1 - We thought that what we saw at the model is what we would get. We were not told that the brick pavers were non-standard. If I had been told then I would have asked what it would cost to have brick paver installed. Plus, I remember thinking to myself that the pavers made a nice, inviting entry way and that is a nice touch.
KB: The brick paver walkway is a decorator Item and NOT available for purchase. See the KB Home Disclosure Statement; pg 16 section 55. Model Home Decorator Items. This document was provided at point of sale with each page initialed by the [redacted]s, with the final page signed and dated.
Issue #2 - I expected to get what was in the model, why would anyone think otherwise? When I saw the TV location at the design center Iobjected immediately. Just ask Lisa Lee. Then she told me it would cost an extra $290.00 to install it between the windows as it is in the model. I objected again.
KB: The location in the model and the standard location were both explained to  Mr. [redacted] and he chose not to select the optional location.
Issue #3 - Okay, I do though, want a credit for the $5,860.00 charge for flooring.
KB: The [redacted]’s selected the flooring with the understanding that the tile in lieu of carpet is an upgrade. Price for the upgrade was fully disclosed at the Studio appointment; and the [redacted]’s signed the Flooring Contract that clearly indicated the amount KB charged for the upgrade. KB even subtracted $766 as a credit for the carpet and pad that was replaced by the tile flooring. It is curious that Mr. [redacted] is claiming that he is due a credit for the full price of the tile flooring; yet not the net price of $5,094 that takes into account the $766 credit. Please see the Flooring Contract, attached. KB has no intention of providing the Write’s with a credit for the upgraded tile flooring that they selected of their own free will.
Issue #4 - It was explained that the front would be done by KB Home.My wife and I thought that included brick pavers. The entrance is anintegral part of the front. It would look terrible without the pavers.I signed the contract because I thought everything would be as shown. It turns out that is not the case. Again, I object.
KB: Again, the brick paver walkway is a decorator Item and NOT available for purchase. See the KB Home Disclosure Statement; pg 16 section 55. Model Home Decorator Items.
Issue #5 - There is nothing anywhere that states that I have to use KB material nor did anyone tell me that. A neighbor bought a garage door(an after market item) and KB installed it.
KB: Actually, there is nothing anywhere that states KB must install building materials provided by the Buyer. KB is required by state law to provide a warranty for the entire home. To suggest that KB be required to warrant the materials provided by the buyer do not pass the reasonableness test. We are not aware of a “neighbor” providing a garage door that KB installed. Please provide the neighbor’s name and/or the property address when the alleged installation took place.
Issue #6 - (your second Issue # 5) It seems KB could install a door that I offered to pay for and put it in, in place of the slider. What I offered fits the same rough opening as the slider; no big deal. I explained in detail, in the original complaint, why a person in a wheel chair would have difficulty opening and closing a slider. I maybe in a wheel chair before too long.
KB: We understand Mr. [redacted]’s concern with opening a sliding glass door while in a wheelchair. We have an option to install a set of double swinging doors that will serve the same purpose as the door he requested he provide and KB install. Please review the response we provided to Issue #5, above.
Other Issues# 7A - We were shown a shower ILO a tub in the master bedroom and we expected that would be what we would get. That was notthe case. When we looked at the house as it was being built a standard tub had been installed in the master bedroom. What happened is that the shower ILO tub was put in a guest bedroom. That does not meet the common sense test. Why have a special shower in a guest bedroom?Fortunately, we noticed the mistake and brought it to their attention. They changed it back to what we had been shown without any additional charge. But, they did state that it was a 'late change' (I disagree with that).
KB: The optional shower in lieu of tub was installed in the wrong bathroom. We corrected the installation at no cost to the [redacted]’s.
Other Issues# 7B - A couple of mistakes I can understand. That is, if they are properly dealt with by KB Home. So far it seems that all I get is a run-a-around. This is akin to buying a new blue car and then getting a new red car. That is unacceptable. It could be that the issues are misunderstandings, misrepresentations or outright false. No matter what it is; it seems that on a quarter million dollar house that KB should fix the issues and problems.
KB: Other than the shower discussed in Issue 7A above, we are not aware of Mr. [redacted]’s suggestion that the home has had numerous mistakes; and that KB has not been willing to correct any issues. In fact, Mr. [redacted] indicated in Issue 7A above that KB corrected the shower issue without any additional charge. In closing, we are sincerely disappointed that Mr. [redacted] is not completely satisfied with his new KB Home. Our goal is to deliver homes that our customers are proud to own. Further, we have been responsive to Mr. [redacted]’s stated needs.  He came to KB at the end of April, while the home was well under construction and asked that we increase various door widths to accommodate a wheelchair. We obliged at no cost to the [redacted]’s. See the Late Change Request Form, attached. This was also the event when Mr. [redacted] asked KB to install the customer provided door in lieu of sliding glass door. We offered to install the swinging doors at that time; however, he chose to forego that option, presumably to pursue his aftermarket, customer provided door through this Revdex.com complaint process.Regards,[redacted]Customer’s Statement of the Problem: The model home we were shown is not what they say we will get. And, their website displays a home that is better than what they say we'll get. The issues are: 1. The entry way at the model has brick paver for the walk way. They've told me that what I'll get is a concrete walk way. 2. The TV in the model is on a wall between two windows. They said I'll get an outlet on an interior wall, if I want it to be the same as the model then I'll have to pay extra. 3. The video on their website says we have a choice of flooring at no extra cost. Later, they said it will cost $6,000.00+ to have a tile floor. 4. The patio floor at the model is brick pavers. They told me that what I'll get is a concrete floor. One of their brochures says they "Build To Order". They told me that the build to order only applies if they use their material. The brochure does not say that.5. There is a slider door to the patio. I told them I would like a French door that has a door that swings like a normal entry door. The reason is I may be in a wheel chair. A slider is difficult to open when you are in a wheel chair. It is impossible to open from the patio because the patio is several inches lower than the door. I offered to pay for the door but they still said they would not install it. KB Home Response:It is unfortunate that Mr. [redacted] is unhappy with his buying experience and we apologize for any confusion on our part. Listed below is the feedback received from our on-site Sales Counselor and Vice President of Sales and Marketing:Issue  #1 – Buyer was never told that brick paver’s were standard at the home entry way.   Issue #2 – Location of the standard TV outlet’s were explained to the buyer at their Design Center Appointment . Issue #3 claims our website states that the buyer has a choice of flooring at no extra charge. This is true, as the buyer can select from many different colors & patterns from our Standard Flooring Choices at no additional charge.  Issue #4 – Buyer was never told that his flooring for the Covered patio would be pavers. ( During my walk thru the Model with the buyers, before signing the contract paperwork, I explained what would be standard items through-out the home as well as the front and rear of the exterior of the home. Buyer signed his acknowledgement to all of the Copperstone Community Builder Included Features )  ( attached ) Issue #5 – Our advertising does say “ Built To Order” and this means that the buyer can have their home built to order from any of the Builders Standard Features and available options but does not state that KB Home will provide any and all customizing choices. Issue #5 – The Model displays a sliding glass door to the Patio and this was told to the buyer that this was what came standard but they would have an option through our Design Center to upgrade  to Double Doors.  The Door the buyer wanted is available through alternate sources; however, they are not a current KB Home option offering.

My wife and I bought a KB Home in the La Aldea community in Gilbert, AZ and we could not be less happy. We bought the new construction home simply because we wanted a turn-key home. The workmanship and quality of materials are an embarrassment. The response from the site supervisor was been awful. he is long on promises and short on delivery. Any contractor used to fix a problem created another during the fix.
Never ever buy from KB Home. We have been told Taylor-Morrison is and excellent builder with exception after closing customer service.

Purchased many upgrades for my new KB Home. Now that I have taken possession of my house for a awhile, I notice the carpet pad was breaking down. I an outside contractor do some tile repair, not covered in the KB warranty, and when he pulled the carpet up I noticed there was none of the upgraded carpet padding I purchased at the showroom. To make a long battle short, I filled a complaint with KB which they declind over the phone, without even coming out to the house to look at the Padding for verification. Do yourself a favor and buy from a builder that cares about how home buyers are treated and will back their work. I guess in my case I didn't get what I paid for.
