The previous tenants had broken their lease and moved out without notice We had already sent Ms [redacted] the full amount of the tenants deposit we were holding We evaluated the condition of the premises, and sent an email with photos attached There were no openers or locks installed on either garage door, so there was no way to completely secure the propertyThere was no power on at the property, so while I was there I pulled out the refrigerator to make sure the water line was turned off, and opened the doors to prevent it from souring from mildew, I also noted this in an email to the owner I also turned off the water at the main shutoff and let the pressure out of the lines to prevent possible frozen pipes since there was no power to the house No one broke into the house nor was anything stolen The washer and dryer had been removed by the trash out crew because they thought it had belonged to the tenants that had moved out Once this was discovered the washer and dryer were recovered and delivered back to the home No one ever attempted to steal the refrigerator as I noted earlier it had been pulled out and the doors left open by me personallyWith no power to the house, and no deposit funds to work with, and no indication from the owner that she was willing to provide any funds, or as to when the power would be turned back on, we were unable to move forward There was no pressure on the owner either way to sell or re-rent, but with no money and no utilities on at the house there was very little we could do other than remove the trash furniture etc that was left by the previous tenant The owner took it upon herself to come visit the property and do the cleaning herself in order to save moneyI scheduled the trash out, which was completed on a Tuesday, I had hoped it could be done by the previous weekend, but the crew who are subcontractors, could not get it completed, the cost of the trash out was $200, which I DID NOT charge to the owner in consideration of the washer and dryer being removed, when they should have been left at the property I even went so far as to recommend a carpet installer that she could use to install some carpet that had been left by the previous tenants.Once again to respond to her complaints directlyThe garage doors had no openers or locks, and could not be securedThe house was never broken into and nothing was stolenNo pressure was put on the owner to sellThe house was trashed out only days later than verbally promised to the owner, and at ZERO cost to the owner

I am rejecting this response because:The garage door could easily be secured by placing an object in the runnerI secured it with a boltThat also does not account for the front door being unlockedHis workers were able to visit the house prior to my arrival and remove the washer and drier, but not the trashAlso, the hose to the refrigerator had been tampered with after the water had been turned off to the houseThis indicates that someone tried to remove it after the tenant leftWhen I asked Dan about the removal of the washer and drier, he said he did not know anything about it, which led me to believe they had been stolenEvery email I received from the property manager strongly suggested that I owe the houseKay suggested it would probably be worth what I owe for itI owe $130, 000, it is currently under contract for $183, after being on the market for roughly weeksWhen I declined to sell, the property manager no longer would respond to my emailsIncluding a request for cost estimates to repair the house. The trash out was in exchange for the cost to me for the replacement of the washer and drier, which he returned, stating that the workers who were unable to clean the house "accidentally" removed them from the property after my complaint to the Revdex.com.

A walk through inspection of the home was completed at move in and at move out Ms*** was informed that she could be reimbursed for the claimed missing items if she simply purchased the replacements and provided receipts Ms*** has provided no such receipts, and simply
demands that she be sent the money Almost half of the cost she claims, are for personal items that they left behind with the house, any such items must be documented by the owner, and noted in the lease, or stored in a secured location at the house It is our policy as a management company that no personal items of value are to be left in the house, and no where in our contract does it state that we will inventory and keep track of any such items Another portion of her claimed expenses are for exterior maintenance of the home, which is the owners responsbility.We have performed our duties as property manager, and based on misc repairs and items that were determined to be the responsibility of the tenant, and a non-refundable portion of a pet deposit, have sent Ms*** $300.Dan W***
