Tenant moved in 4/20/ Her rental application did not indicate she had a pet, but her roommate’s application did. Unfortunately, it was mistakenly overlooked at leasing signing Therefore, when a dog was noticed on the premises, she was approached. When asked about the pet,
she stated it was a service animal. She was asked to bring in proof dog was a certified service animal, which she immediately didAt no point after that was she ever contacted regarding her pet. She was very conscious about cleaning up after her pet, in fact we’ve never seen any pet waste so it is confusing as to why she is stating this? She also states notices were posted, which is untrue. It was unfortunate that a plumbing leak occurred, however we immediately sent maintenance to rectify. We do not charge tenants for damage occurred if it’s maintenance related. Tenant returned keys on 11-4- It was mentioned to resident that we had noticed a carpet cleaning vendor previously on the property cleaning carpet in her unit. We nicely asked her to bring in paid receipt. She stated she would send to our email address, which was receivedUpon move out inspection, a strong pet odor was noticed. A courtesy call to the resident was made to advise of pet smell and request permission to contact the carpet vendor to return to see if they would re clean. We normally send our carpet cleaners out to remove pet odor but wanted to give resident the opportunity to have the initial person take care of it first. It was mentioned that her original cleaner did not treat for pet odor. She requested he return to apartment to access the carpet odor. Upon arrival, he used his black lighting mechanism to show there was pet urine in the carpet. The resident’s roommate met the carpet cleaner and employee at apartment to verify for himself that pet urine and odor was present. Her original carpet cleaner stated he could use pet removal deodorizer but there would be an extra charge, which she didn’t wish to pay. Therefore, it was decided to have our carpet cleaners take care the pet urine removalIt is unfortunate that resident feels we harassed her about the pet the entire time she was residing in our complex. Those accusations are simply not trueResident will receive a written statement of deductions and/or security deposit within thirty days of the termination of tenancy, per New Mexico Uniform Owner Resident Relations Act
