December of we entered into a contract with Ken Broadwater Homes to design and build a new home Things started out well during the initial design phase, Ken was very accommodating and flexibleWhile the total cost was higher than anticipated, everything we asked for was built into the pricing and we were assured the house would be built to perfectionUnfortunately perfection in the finished product was far from what we gotWe are still doing repairs and redoing subcontractor work Here are a few of the top issues we encountered, but believe me there were many more All interior and exterior doors were not installed plum/square causing various closing issues The sheet rock finishing was poor, each of the ceilings in the three main rooms of the house cracked in multiple locationsThis was an issue during the entire finishing process, it was never done rightThe interior painting was horrendous and far from a professional jobMost of the rooms were neutral colors, the coats were not put on evenly, you can see the primer in some spots, there are rough spots, shiny spots and along most of the molding at the floor base they are not even painted Most of the molding was not sanded smooth, thus there are many rough wood spots In some places U shaped nails were not removed from the molding… they were just left hanging out and painted over The painters attempt to remove, patch and repaint made more of a mess than the nail Paint has blistered in several locations on door frames, making for very attractive presentations into the formal dining room The molding on numerous doors was not cut to proper size, thus leaving ½ in gaps to the floor The interior and exterior caulk work was a disaster Not only did EVERY piece of caulk pull away from joints, there were many places where the joints were smeared with dirty fingers leaving a mess in the caulk Caulk was smeared ALL over door and window frames with NO attempt to be neat This issue was most frustrating on my expensive entry door and large bay window As noted earlier there are only a few of the many issues that we were faced with both on the interior and exterior of the house, not to mention the poor job done finishing the yard
