Kendelwood Place Apartments is a HUD property with income based rent Current residents [redacted] signed a month market rate lease on 5/22/due to a change in her income Her lease is effective from June 1st until May 31st On November 28, 2017, I called [redacted] to inform her that she was accruing a past due rental balance of $because she had been underpaying her rent for several months I then discovered that unfortunately, due to an error, our management software had been printing monthly reminder statements for Ms [redacted] with the rent amount being $ Ms [redacted] never contacted me or any other staff members about this discrepancy between her lease amount and statement amounts I informed [redacted] that she signed a new lease with a rent of $per month in May and that she is in fact responsible for her balance Ms [redacted] admitted that she was aware of the monthly rent amount of $686, but chose to pay the $because she thought it was "adjusted" due to the fact that she could not afford the $ Per the lease agreement Ms [redacted] is contractually obligated to pay the $monthly regardless of an error on a courtesy rent reminder statement In addition, I told Ms [redacted] that I had no issue working with her to set up a payment arrangement to pay the balance in a non-burdensome manner Please see attached lease

to inform her that she was accruing a past due rental balance of $726 because she had been underpaying her rent for several months. I then discovered that unfortunately, due to an error, our management software had been printing monthly reminder statements for Ms. [redacted] with the rent amount being $585. Ms. [redacted] never contacted me or any other staff members about this discrepancy between her lease amount and statement amounts. I informed [redacted] that she signed a new lease with a rent of $686 per month in May and that she is in fact responsible for her balance. Ms. [redacted] admitted that she was aware of the monthly rent amount of $686, but chose to pay the $585 because she thought it was "adjusted" due to the fact that she could not afford the $686. Per the lease agreement Ms. [redacted] is contractually obligated to pay the $686 monthly regardless of an error on a courtesy rent reminder statement.
