I rented from Abbitt for little over year and a half in Gloucester At first, the agent assigned to the property was nice and easy to deal with When I moved in I simply explained any issues I saw and she promise to get tem taken care of There was no photos taken and minimal paperwork as to any existing damages I pointed out the areas of concern, she wrote them down and that was it I had multiple issues while living there, but dealing with the maintenance person who had worked on the house before it was a rental was easy an he handled most of the paperwork with Abbitt Before my lease was up, the original realty agent assigned to this property was hospitalized and someone whom I had never met was assigned the property They conducting a home inspection and notified me that there was a gouge in the hardwood, the same gouge that was there since I moved in but that I was responsible for it I told them that I mentioned it when moving in, but the new realtor could not find it in the notes and that left me holding the bag I was able to fill the gouge, sand and stain the area and fix the damage that I did not cause Meanwhile one of toilets in the bathroom rarely flushed, the dishwasher barely worked and the dishes rarely came out clean, the blinds wouldn't close, etc There was scratches and marks on all the surfaces of the house, and before I moved in some of the areas were redone and other rooms were left partially painted I contacted the handyman on all issues and all issues were looked at and eventually fixed except for the dishwasher, they basically said to just live with the dishwasher Before our lease was up we received a checklist from Abbitt and hired cleaners to do a professional cleaning on house and to ensure all areas on checklist were addressed When [redacted] came to inspect the property after we move out she viewed everything and asked about a section of the wall in my sons room where a vinyl sticker took of some of the paint on the drywall I knew I was responsible for this and the sticker was not supposed to remove any paint So I knew that room was my responsibility In my daughters room there was a few nail/screw holes from photos/shelving These holes were filled and spackled over This is the same room that the painters did not finish repainting after moved in and showed this to [redacted] She assured me that they would repaint the entire room and that I would not be responsible for any repainting costs of that room During the walkthrough I wiped off some residue on the oven and cleaned a couple of drawers in the kitchen as she watched over me and inspected me after it was done [redacted] said that we were good and we would only be responsible for the one room with the missing paint in my sons room Later when I finally got my security deposit, on the 89th day of their up to 90- day waiting period, the deposit was short of what it was supposed to be They charged for painting of guest rooms for a total of [redacted] plus the contracting fee of [redacted] The fact that they even charge a contracting fee is crazy because the labor is included in the [redacted] its just a way for them to extract more money from you I asked why I was charged for rooms when she said that I would not Especially since the one room where I was being charged to repaint had not been entirely repainted when I moved in and a portion of the room had tone paint Her response was that there had been a sticker on the wall I replied that she was confused that there was no sticker on the wall in that room, and there had never been any She came back to me that I should consider myself lucky that I was not charged with a grease buildup in the vent over the stove and for the septic issues they were having and for the unusable dishwasher I replied to her that those were all issues I had work order documentation on from the handyman who worked on the house and that we did not cause them We understood we could not get the [redacted] for the "contracting fee" which is a rip off, but we wanted back half of the [redacted] for which we should not be charged as [redacted] herself said to me when I turned in the keys After months I have not hear anything back and have not received any $$$ or even a phone call from anyone I really liked working with [redacted] at the local office, but other than that dealing with Abbitt has not been a pleasant experience and they will try to keep every dime of your security deposit If anyone wants to rent from them, go in with a video camera and record everything before moving in or you will be charged for it

My family rented a home from this awful company for two yearsThe house was not in great condition when we moved in, but figuring its a rental, we overlooked some thingsThe move out process is ridiculous and do not expect to get your full security deposit back - they take advantage of us military families, whom do not get to choose where we live in the first placeTrying to deal with Sue Deuel was not a pleasant experience, as she hung up on meNever again will I use this company or refer them to anyone

Worst rental experience I've ever had! Moved into the house and it was an absolute messSmelled so badly of dog that my family was unable to sleep there for daysWe spent a ton of money on products to fix itLiterally piles of dirt on the floor, dust hanging from return vents, writing (yes writing) on the walls, overgrown flower beds, dry rotted door jams, 1' thick mold in the shower door tracks, personal items left behindWas offered *** bucks for the "inconvenience" which may have covered half of the cost of products and didn't touch the price of rent for the days we were without houseWas like pulling teeth to get anything fixed and most items were not! Then after move out, after having house professionally cleaned and having house treated as agreed upon for fleas and ticks they take *** out of our deposit claiming there were so many fleas they had to re-treat and re-steam cleanI would not recommend this company for any money in the worldDo yourself a favor and avoid any business with themIf I could have given stars I would have
