Upon each move out of the apartments, a carpet evaluation is done to ensure there is no pet dander, odor, or urine in the
carpetsWe have a high standard when moving new tenants into an apartment and will not move them into a home with any trace of pet urine in the carpetImmediately when you walked into this home the smell of pets was very presentUpon doing a carpet evaluation we found the carpet to be completely saturated in pet urineThe pet owner is responsible for damages if their pet saturates their carpetWe replaced the carpet and had to charge a portion of this cost to the residentsSince the time of replacement, we have had to enter this same apartment again and treat due to the new resident complaining of a pet smellHave documents of move out statement and can provide an invoice of the carpet replacement cost if needed

week. We had our carpet and restoration company out again to check for moisture, mold and mildew. According to this company, there is no moisture now in the carpet or the pad of the apartment. There is no evidence of mold or mildew. There is, however, varying (low to moderate) degrees of moisture in the concrete. According to them this is within the range of normal dampness which on would expect in a lower-level of any building in this part of the country. This being an extremely wet spring and summer, they found the degree of dampness as expected.
When the water was extracted from the carpet and pad in April an anti-microbial agent was used to treat the carpet and pad throughout the apartment. In addition blowers and dehumidifiers were placed in the apartment. On July 2, after the representative checked the apartment, a dehumidifier was placed in the apartment. I will speak with the [redacted] today to follow-up.

The maintenance team replaced the dishwasher with a brand new one on 09/06/2016. Upon another inspection also on 09/06/2016 no active leaking was found in the ceiling. Ceiling paint is needed and we will have a painter there on Friday 09/09/2016 to touch up any areas in need. The kitchen faucet was...

also reported as leaking at the base the night of 09/02/2016 and it was also replaced with a brand new one the next business day of 09/06/2016. All maintenance complaints are received in the office and documented. Maintenance tickets with replacement information can be provided if needed. Maintenance was delayed due to a severe pest problem that originated from this address due to lack of housekeeping. Because of this we also had to hire an outside pest control company to treat this address multiple times before we were able to enter and make all necessary repairs. We can provide documentation from pest control company if needed. Continuous house keeping inspections will be completed in order to ensure tenant is following lease contract regarding the upkeep of apartment homes. During these inspections we will also complete a preventative maintenance check.
