I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # [redacted]. Please add your rejection comments below. 
BSPC There was no activity of squirrels for numerous days and therefore BSPC
requested to remove traps as to which Mr. [redacted] refused.ResponseDid IQs drop
drastically in [redacted] recently?  What
would possibly motivate me to prevent BSPC from removing the traps when I was
paying $49 for daily inspections or could have paid $115 per squirrel from
10/30 through 11/6?BSPC was supposed to
have repaired the hole by 10/30, i.e., 7 days after catching the last squirrel
on 10/23.  Then it took BSPC another week
until 11/6 to repair the entry hole.  BSPC
told me on 10/14 and 10/19 that the entry hole would be repaired immediately
after 3 or 4 days of catching no squirrels.  November 6th was 14 days after catching the last squirrel on
10/23.Question for BSPC: Is
it legal to remove the traps from 10/30 to 11/6 and then close the entry hole
on 11/6?  I believe the answer is ‘No’.  What if squirrels got into the attic between
10/30 and 11/6 and then BSPC repaired the hole on 11/6 trapping the squirrels in
the attic with no way out?  Couldn’t BSPC
lose their license?BSPC never asked to
remove the traps, because the traps cannot be removed until the entry hole was
repaired.BSPCMr.

This is untrue.  BSPC has signed documentation by [redacted] stating No
Guarantee on the very first visit - 10/19/15 Invoice #[redacted] which is signed by
[redacted] and stated again on 11/6/15 -Invoice #[redacted]. All invoices were mailed
with payment receipts to Mr. [redacted] on each occasion.  Documentation is
available if Revdex.com would like to review.  No guarantee was stated in writing
on 11/6/15 again because of the deplorable conditions of the property. 
BSPC has pictures of damage on file if Revdex.com would like to review.ResponseBSPC has
back-peddled regarding their statement in their last communication to Revdex.com: ‘all
paperwork clearly stated no guarantee’.  Now BSPC agrees with me that only the 1st invoice on 10/19 and the last invoice (11th invoice) on 11/6 say ‘No
Guarantee’.  See all invoices attached.Yes, technically BSPC
is correct in that [redacted] signed the 10/19 invoice.  However, I wasn’t informed until 11/3 as we established
earlier in this exchange.  Also, is it reasonable
to assume that [redacted] would read the 10/19 invoice and notice that it says “No
Guarantee” and then tell me?  She just
signed a piece of paper on my behalf.As per earlier statements
to Revdex.com, I talked with Mrs. [redacted], Mr. [redacted] and Ms. [redacted] after Mr. [redacted]
was at the house on 10/19, and none of them mentioned that what I was told on
10/14 had changed on 10/19 from a one-year guarantee to no guarantee simply by
printing “Terms: No Guarantee’ on an invoice.  It was never discussed until Mrs. [redacted] told me by phone on 11/3.Why did BSPC wait
until 11/2 to perform the home inspection, when I was told it would be done on
10/19?  Only an attic inspection was done
on 10/19.BSPC: Yes, please
do send the photos to Revdex.com. I would like to see them as well.Questions for Revdex.com:Isn’t this a deceptive
business practice for BSPC to tell a customer on the phone on 10/14 that there
is a one-year exclusion guarantee, and then reverse it by printing “Terms: No
Guarantee” on the first invoice before BSPC even gets to the customer’s house?   And then never tell the customer verbally until
15 days later about this drastic change in the terms and conditions of the
verbal agreement?Also, “No Guarantee”
never appears on an invoice again until the final invoice on 11/6 (invoice #11)
after the customer paid BSPC $1,179?Is it legal to do the
aforementioned in a. and b. above?BSPC Inspection for exclusion was performed and determined that there was extensive
rot on soffits and rake boards, numerous holes were found throughout the exterior
of the home.  BSPC performs small exclusion work, but does not do major
carpentry work. If Mr. [redacted] was present at inspection, he would have been
told verbally and shown the areas of concern. BSPC told Mr. [redacted] by phone
that it was beyond our scope expertise and was honest with Mr. [redacted]
telling him that he needed to hire a licensed contractor to repair the
extensive damages as we would not be able to repair as a contractor would and
be able to guarantee the work.  This work was totally beyond what we as a
pest control company could perform as small exclusion work and, in good faith
stand behind. This was conveyed to Mr. [redacted] and he insisted that we repair
one 5 inch hole.  Mr. [redacted] was informed that we could not guarantee
the 5 inch hole repair because of the other damages throughout the exterior of
the home. Mr. [redacted] agreed to our terms and pricing, we performed repair on
the 5 inch hole and Mr. [redacted] was charged for the 5 inch hole repair with
no guarantee at $249.00.  Mr. [redacted] authorized his credit card to be
charged.ResponseYes, I was told that
there were other areas of concern, but not until 11/3!  The home inspection (which I was told would
be done on 10/19) was never done until 11/2.  If Mr. [redacted] had performed the ‘home inspection’ on 10/19 instead of
just the attic inspection, and informed me there would be no guarantee, then I
would have cancelled BSPC as described earlier.  However, since the 10/19 invoice said “No Guarantee” before Mr. [redacted]
got to the house, then there was no need for Mr. [redacted] to do an entire home

expectation on 10/19 was that Mr. [redacted] had conducted a ‘Home Inspection’ as
described on the BSPC website.  However,
the home inspection never took place until 11/2.  Again, printed on the 10/19/2015 Invoice #[redacted] was “Terms: No Guarantee” before Mr. [redacted]
ever got to the house.  Bait and switch.Two other pest control
companies had inspected the house and offered 6-month guarantees.  One of them used a one-way door system and
then closes off all entry sites, and was only going to charge $395!BSPC Mr. [redacted] states that there is a safety and health concern at this
property.  BSPC is in agreement with Mr. [redacted] and therefore was not
comfortable repairing the damages because of how extensive the damages
were.  If not addressed and repaired by a professional, licensed
contractor squirrels/rodents will continue to get into the home and cause more
damage if not repaired correctly.ResponseOn 10/14 and 10/19 I
was told that after a certain number of days with no squirrels caught (on 10/19
I was told 3 or 4 days; now BSPC says 5 days), that BSPC would repair the entry
hole.Why did BSPC wait
until 7 days after the last squirrel was caught to send out the ‘technician’ to
look at the hole?   I had thought that
Mr. [redacted] had done the ‘Home Inspection’ on 10/19 as per the BSPC website
description above, and the entry hole would be repaired on 10/30 at the latest,
which was 7 days after the last squirrel was caught on 10/23.BSPCBay
State Pest Control performed the animal control work in the order that we
conveyed to Mr. [redacted].ResponseNot true.  As per my responses above and in the earlier
communications with Revdex.com:The ‘home inspection’
promised for 10/19 was merely an attic inspection.The BSPC schedule
described on 10/14 and 10/19 called for the entry hole to be repaired on or
before 10/30.  The entry hole was not
repaired until 11/6.BSPCWe had
not quoted on the repairs until after the animal control was completed as is
policy and found that the home was in complete debilitation and therefore BSPC
was not qualified to perform repairs in a successful way and guarantee the
work.  We feel that we are a very good company and treat our customers

the ‘complete debilitation’ comment, obviously not true, really BSPC? BSPCIn no

fair with this situation.  BSPC is not
interested in refunding any monies as we charged Mr. [redacted] for only work
that was performed and authorized. We were upfront and performed all our work
in good faith and good business ethic.ResponseIsn’t it misleading

house?  Furthermore, in conversations
with three of BSPC staff members later the same day, none of them mentioned
that the verbal agreement status has changed from “One-Year Guarantee” to “No
Guarantee”.My responses above
clearly demonstrate very deceptive and unfair business practices by BSPC.   BSPC
claims they are ‘upfront’ and ‘work in good faith’ and good business ethic’.  Would a reasonable person read all that has
transpired here and come away thinking that BSPC is ‘fair’ and worked in ‘good
faith’ and exemplifies ‘good business ethic’?  I think not.In closing, this may be irrelevant, however,
I retired from [redacted] in 2009.  My last 12 years was spent as [redacted].  I dealt with many
small, medium and large companies over that time.  Never in those 12 years did I encounter the deception
and lack of integrity that I experienced dealing with BSPC. One
last question for Revdex.com: Is the
Middlesex County Court the appropriate venue to seek relief on this issue or
some other County or State Court?  Thank

On November 13, 2015 a letter was received from [redacted] stating that he was unhappy with Bay State Pest Control, Inc. (BSPC) services.  Upon receiving and reading Mr. [redacted]'s letter, I tried to contact him by phone and left a voice mail saying I received his letter and would like...

to talk with him to see if we could resolve. After trying to contact Mr. [redacted] with no response back from him, I contacted the Revdex.com on November 16, 2015 and spoke with [redacted] to inform Revdex.com of the situation and how I was trying to contact Mr. [redacted].  Since Mr. [redacted] was not responding to my voice mail, I wanted to be proactive with the Revdex.com.  In answer to Mr. [redacted]'s complaint: Mr. [redacted] lives in Florida and owns said house in [redacted], Massachusetts.  1.  When Mr. [redacted] contacted BSPC, he informed us that we would be dealing with his tenant [redacted] as he did not live in the home and lived in Florida.(signed documentation is on file with tenant [redacted]'s signature)  Bay State Pest Control makes it clear with any customer that owns a property as a landlord and does not live in said house, that credit card information and authorization is mandatory in order to perform any work at said property. BSPC made it clear to Mr. [redacted] regarding this policy and he agreed and provided a credit card with authorization for payment on each charge.  2.  Mr. [redacted] was sent all paperwork that clearly stated that there was no guarantee on animal control to which [redacted] signed.  BSPC removed 5 squirrels and and told Mr. [redacted] after 5 days of no squirrels caught in traps, that we would like to remove traps from property, Mr. [redacted] refused.  Hence the charges for checking traps thereafter.  3.  Exclusion work for entry/damage of home from said squirrels was inspected and at that time, damage/entry was beyond BSPC's expertise and was conveyed to Mc. [redacted] telling him that multiple holes and rot were found and it would be in his best interest to have it repaired by a licensed contractor as BSPC was uncomfortable charging for said work as it was quite extensive and we would not be able to stand behind any exclusion work performed at his home as the home was riddled by damage and rot.  Mr. [redacted] insisted on BSPC repairing one 5 inch hole and demanding that we guarantee work.  Mr. [redacted] was told that if we did repair hole that we would not be held liable for any re-entry/damage made by squirrels or animals and would not guarantee exclusion work if performed.  He agreed to this and the work was performed.4.  Mr. [redacted] was informed by both office staff and the technician that BSPC does not offer senior discounts when performing animal control as we work extremely close in charges to perform animal control.5.  Upon any contact with Mr. [redacted] regarding services, everything was explained verbally and stated on paperwork, signed off on by tenant.  Upon any contact with Mr. [redacted], conversations were extremely difficult with Mr. [redacted] and he is only interested in what he wants done on his conditions.  6.  Mr. [redacted] states concern with health and safety in regards to squirrels carrying diseases and chewing wires.  Squirrels were removed as promised.  Mr. [redacted] has a safety and health concern regarding the physical state of his home in regards to the extensive damage and rot that has occurred over time.  BSPC cannot control those conditions when the premises are left unkept and maintained.

Bay
State Pest Control (BSPC) provided an inspection for noises heard by the
customer.  The attic was the area of squirrel
infestation and was told to the customer that this was the place of
origin.  Mr. [redacted] was not available
at that inspection and had BSPC convey and explain to his tenant [redacted].  Mr. [redacted] lives out of state and was not
present at inspection and told BSPC that his tenant [redacted] was authorized to
oversee work.  BSPC was authorized to set
traps for squirrels in the attic at a charge of $159.00 and was authorized to
charge Mr. [redacted]’s credit card $159.00.Five
(5) squirrels were caught and removed on 2
squirrels – 10/20/151
squirrel – 10/21/151
squirrel – 10/22/151
squirrel – 10/23/15at
$115.00 per squirrel totaling $575.00 which BSPC quoted said pricing and was
authorized by Mr. [redacted] to perform and charge his credit card on each occasion.Traps
were checked at $49.00 per visit as quoted and authorized by Mr. [redacted], credit
card charged 4 times at $49.00 totaling $196.00.There
was no activity of squirrels for numerous days and therefore BSPC requested to

was a new customer.  It had nothing to do
with my residence at [redacted].  I
asked her about the normal, net 30 days payment method.  Mrs. [redacted] said no because I was a new
customer with no payment history with BSPC.  Also, [redacted] is not a tenant.  She
is a family friend living there temporarily.  [redacted] moved in the weekend of October 9, 2015 and is planning to stay a
few months until she finds an apartment.  BSPC 2.  Mr. [redacted] was sent all paperwork that clearly stated that there
was no guarantee on animal control to which [redacted] signed.  BSPC removed 5
squirrels and and told Mr. [redacted] after 5 days of no squirrels caught in
traps, that we would like to remove traps from property, Mr. [redacted] refused.
 Hence the charges for checking traps thereafter.ResponseRegarding paperwork: The only ‘paperwork’ I
received from BSPC was invoices.  I
received eight invoices for work performed 10/19 to 10/28.  See invoices attached.  The only invoice that says ‘No Guarantee’ is
the 10/19 invoice.   Therefore,
it is disingenuous for BSPC to claim that ‘all paperwork clearly stated that
there was no guarantee’.  And as stated earlier, I did not receive the
10/19 invoice until 11/3.  Also, in my
10/19 phone conversations with Mrs. [redacted], Mr. [redacted], the BSPC technician,
and Ms. [redacted] from the BSPC office, not one of them said a word about no guarantee.  However, ‘No Guarantee’ was printed on the
10/19 invoice before Mr. [redacted] got to the house!  From the start, BSPC had no intention of
giving a guarantee.  This ‘No Guarantee’
bait and switch tactic is a recurring theme with BSPC.  Other customers have made the same
complaint.  One customer wrote: ‘DO NOT
depend on the guarantee’.  See BSPC customer
complaints attached.Regarding
trap removal refusal: This is not true.  The truth is quite the opposite.  I couldn’t get BSPC to follow the schedule BSPC promised on 10/14 and
10/19.  If BSPC had followed the promised
schedule, then the entry hole would have been repaired at least a week earlier
than it was.  The traps were left in
place for a week longer than necessary ($49 daily inspection or $115 per
squirrel).  The entry hole should have
been repaired on 10/30 or sooner.  It was
not repaired until 11/6.  Fortunately, no
new, non-target squirrels were caught during this time.  However, a bird was caught and released on
11/5.Question: Why did BSPC tell me on 10/14 that
there would be a whole house inspection and then on 10/19 only perform an attic
inspection?  I had two other companies
come out to the house prior to hiring BSPC and they performed whole house
inspections and didn’t charge a cent!  However,
they only offered 6-month exclusion guarantees, which is why I hired BSPC with
the one-year guarantee.  BSPC performed
only an attic inspection (see 10/19 invoice), and set up two traps, then immediately
charged my credit card $159.  If I had
known on 10/19 that there would be no guarantee, then I would have cancelled
BSPC, and submitted a stop payment request on the $159 charged to my credit
card, and then hired one of the other companies.BSPC3.

workmanship for even a day?  Perhaps the
same kind of company that prints ‘No Guarantee’ on an invoice before the
technician shows up at the house for the first time, and never tells the
customer there is no guarantee until 15 days later, and by that time they have
already charged the customer $832 for five squirrels.BSPC4.
 Mr. [redacted] was informed by both office staff and the technician that
BSPC does not offer senior discounts when performing animal control as we work

[redacted] told me on 10/19 that there were discounts for Seniors and Veterans.  I am both.  When I talked to Mrs. [redacted], right after I talked with Mr. [redacted], she
told me there were no discounts for trapping because the one-year exclusion
guarantee could be expensive for BSPC.  However, Mrs. [redacted] already knew the 10/19 invoice said: ‘No
Guarantee’, yet the discount was still denied.BSPC5.
 Upon any contact with Mr. [redacted] regarding services, everything was
explained verbally and stated on paperwork, signed off on by tenant.  Upon
any contact with Mr. [redacted], conversations were extremely difficult with Mr.
[redacted] and he is only interested in what he wants done on his conditions.ResponseThe
10/14 and 10/19 conversations with BSPC were fine.  The phone conversations on 10/29 and 11/3
were very frustrating as I was trying to get BSPC to deliver the items on the
schedule BSPC promised on 10/14 and 10/19.  Also, it was the 11/3 conversation with Mrs. [redacted] when I first found
out there would be no one-year exclusion guarantee.  Why wasn’t I told this on 10/19?BSPC6.
 Mr. [redacted] states concern with health and safety in regards to

that there would be a one-year guarantee.  As stated previously, if I had been told this on 10/19, then I would
have hired one of the other two companies that did a whole house inspection and

I had hired Gary of Kentsruction to do a second story room addition in my home. The construction aspect of things went surprisingly fast and came out wonderfully. There is a 5 year written guarantee on work and a real written contract which is an A+. The cleanliness of the company was overall also impressive. Kentsruction is a family business. I had the pleasure of dealing with Gary, his wife and his father all on different parts of the project. I would hire them again for sure.
