Complaint: [redacted] I am rejecting this response because: We were informed KeyRenter contracted a new collection agency about 6-months ago to recover the remaining amount and no communication since then The lack of progress is more than concerning, given the outstanding amount is about 1/of the monthly property rental, and years has gone by without fund returning to me What confidence do we have in KeyRenter's (or its contracted collection agency) ability to collect and return fund to us?May I also remind you per contract, d"..manager agrees to submit a monthly statement of all activity on the Property.."Not sure why my emails were in filtered folder but I believe records exist on my attempt to contact KeyRenter - emails and phone calls After I revisited the figure, KeyRenter was right about the outstanding amount at $ [redacted] .If you provide a reasonable time frame for closure, I would consider accepting the response to this complain Sincerely, [redacted] ***

Complaint: [redacted] I am rejecting this response because: Nate - we hired KeyRenter as an agent to manage rental related activities, including collecting of unpaid rent. We don't get involved with how KeyRenter runs the business, such as which collection agency or repair contractor to use. We do not want to handle the case with the collection agency, as it is KeyRenter responsibility. What we are asking here is reasonable - please provide a time frame whereby collection can be made. Hi ***, You are correct that we send monthly statements to our clients However, your father cancelled our services and our system does not send out monthly statements to previous clients unless there is revenue generated through their accounts In this case, there has not been any revenue generated hence no statements sent Like with any collection account, we do not know what the likelihood or timeline is for an account to be collected., especially since it is handled by a 3rd party company This account is with Southwest Recovery If you would like, we can pull the account and turn it over to you for further collection Please let me know

This is an unfortunate situation There was not sufficient time to do some of the work before the tenant received keys, since the previous tenant moved out late The gate to the fence when we did our inspection was working fine, though there were other problems with the fenceWhen she moved in, it was reported that the gate was broken Although it took longer to fix the gate than we would have liked, it did get addressed and fixed It's not perfect, since the entire fence should really be replaced, which will need to happen as budgets allow She says that we haven't done anything, yet we have completed all the repairs needed with the exception of the fence replacement The property manager is reaching out to her to see what else, if anything, is still needing to be repairedIt is difficult for us to see how we would be responsible for her costs, since we have addressed her issues (and are willing to address future issues), and we did not have control over her dogs being outside and getting out of the yard We're happy to discuss options with her

We are working with the resident to get as many items corrected as possible. There are items that have been corrected, others we thought had been but need further work from the contractor, and some items that are noted, but not to be fixed at this time. The property manager is working directly with the resident to get things resolved. We prefer to have fences in good operational condition, but there are circumstances sometimes beyond our control (owner budget, etc.). We are still working on this, although the lease states that ongoing fence repair is tenant responsibility, and that the owner is not obligated to fix a fence. We of course want residents to be happy in our homes, and we hope to have this situation resolved promptly

I am rejecting this response because:Simply, it is not true. Very few items have actually been fixed which his property manager has messaged me about but yet again nothing has been done. When his repair guy repaired the doorbell he used a cheap replacement that was taped to the outside of the house and since fallen off leaving exposed wires. The other items have not been addressed. The fence was "fixed" by cutting the twine I had used to create a temporary fix and attaching that to a two by four on the side (which did nothing but make it look worse and was not the problem at all). Your repair tech himself said the fence would not be able to hold any dog in with out being replaced which again is not true. If your company was to get the side and bottom rings and reattach them the fence would work fine. I had my own person look at it. He said it would take very little to get the fence operational. Seems to me your company just simply doesn't care to fix the problem.  It is not simply the matter of the dogs. Starting the day I took the keys I ended up missing work. UNPAID. the following Monday I missed UNPAID again because I had to clean the house I was promised would be clean at move in. I also had to replace my dryer because I was told it had electrical appliances and it does not.  When it comes to my small dog that is missing. I was told for weeks someone would come out to fix the holes in the fence and that your company desired to have a yard "safe for my dogs" however no one ever came out. When he did come out(after she went missing and I called around to different key rent agencies creating a big issue) he did not have time to fix my fence. He still has not properly repaired it. My other dog got out when your repair man left her in the back yard. she was injured very badly. since we lived for two years in my previous residence with out either dog ever getting out that shows it is your property that is the issue. My large dog can simply push on the fence and it opens. Anyone can get in and out easily. Your liability comes in due to broken promises to make my yard safe for them. This was your own property managers expressed ownership and awareness of the problem yet lacking to ever resolve it. I as the tenant reasonably trusted what she said and trusted she would fix the problem when she did not.I have attached a photo of what the repair tech did when he finally came out to "fix" the fence. The white twine was mine. this basically accomplished nothing but making the house look worse.

We have attempted to make contact with this person and hope to hear back soon.  There has been a great misunderstanding and miscommunication.  The deposit is non-refundable for cleaning and other items, but we explained that we are willing to work with them on this.  We disclose our...

15% lease initiation fee (which is part of deposit, not in addition to) and monthly fees in the rental ad and application before someone applies and is our hope that they are well aware prior to applying.  The utilities was listed incorrectly and that was a mistake on our part, which we did correct.  We understand that if they were expecting utilities to be included, they may not want to proceed and we are ok to reimburse them for expenses.We are willing to do what is needed to resolve this and make right of any unintentional wrongdoings.
