February 8, 2017Ref: Revdex.com Complaint ***Dear ***,I received this notice in the mail yesterday February 6, I am aware of the situation & I have spoken as well as texted with *** about itWhen she moved into *** *** ***, Lorton, VA ***, there were no roachesThe previous
tenant who was there for two years never said anything about roaches and the few times I was there during that time, I did not see any roaches or evidence of roachesIt turns out that one of the neighbors next door has roachesWith this knowledge, there has been an effort to contact the owner to setup a day and time to treat their home as well as oursWe are also trying to contact the other two owners in this cluster of fiveOne of them most likely has roaches or very well may see roaches once we treat these two homesIt just so happens, I own which is in this same cluster but I have not noticed any roaches there at all.Roger came to ***'s home on a Friday January 27thy, to treat the roachesI realized that there would most likely need more than one treatment to resolve this matterIn my experience, one of the main access points is through the kitchen sink since there is an opening along the back wall for the drain pipes & water supply pipesHe applied more than a full tube of bait in the cabinet under the kitchen sinkHe could have used more roach bait than he did but unfortunately he did not have moreI thought he did so that was my mistakeShe had only seen a few roaches in her kitchen and I was planning to come back on Monday or Tuesday if *** was availableAt that time, Roger was not aware that we were planning to come back the following Monday or Tuesday to see how the bait workedOn Mondays, we normally have a meeting to set forth the work that’s needed to be done that weekMy plan was to speak to *** to see which day would work better for her.As she mentioned in her complaint, she had a friend who could treat her home for $a monthI agreed with this amount and I was going to send her a separate check for $so as to keep the rent accounting ledger separateMy plan was to reimburse her the $for each monthly treatment he didAll I asked was for him to write a simple receipt just to have something for our filesThis is something I have arranged with several tenants over the years when there happened to be a service that a friend could do in their homeThis offer still stands and I hope this is something we can still do.Patti did give me a call after she spoke to ***Pattie is associated with the community which his separate from our businessI had been meaning to call *** back as she had called me three times but didn’t leave a messageThat entire day was consumed by a sewer backup which we started to work on shortly after 8am which simply kicked off the day of water issues in a few different homesI texted her the following morning but did not hear from her until the following dayMy number is mainly for emergency purposes although I did communicate with *** this wayWe prefer that all of our tenants email us instead of calling our office let alone to me directlyThis creates a more open line of communication and it makes it easier to reference any matter at a later date if need beAlso adding pictures & videos will make it easier to resolve any issue which may arise.The matter of the small puddle on the floor after she showers has been reported to usGiven that it is so small, I told her I would send someone when we had other maintenance to do in the communityWith the amount of work which needs to be done in our various communities, I was not could not send one of our maintenance guys to her community just for thisIt certainly could be water that's splashing over the tub and/or beyond the shower curtainNonetheless, it is on our list to doHopefully the day that we are planning to check on this issue, she will be home that dayIn regards to the rent check, it is our policy to deposit all of the rent for a given month during that month so as not to lost track of all the bank deposits made during that month which are applied to that month or in previous months as the case may beTo avoid this issue as we go forward, I have asked to send her future rent checks more towards the end of the month to avoid this issue.Thank you for taking the time to address this matter & I hope my response puts all of this to rest.Sincerely,Jerome K***Property Manager

I am rejecting this response because:
I have never received aforementioned security deposit checkI responded to the voice message via email, but never received any confirmation or response.
As for the subleasing the room without their knowledge - it is impossible, given that I paid $dollar application fee to the Kings Management Office for the application and background check, as well as money order for $security deposit, which was accepted at the office by one of the front desk people at Kings Management's officeI have copies of the aforementioned payments if neededThe reason why the addendum was never signed before I moved out is because the main tenant who brought the addendum to everybody (other roommates) for signatures failed to provide FULL document and tried to make everyone to sign page out of without showing us the rest of the documentThat shows me either intentional attempt to fraud or lack of professionalism on the part of the management who allows a tenant to take care of their businessAnother mistake in the letter submitted by MrKing is that my monthly rent was $and not $I have copies of my checks paid to Kings Management in my bank account and can submit them if neededI also have text messages where I stated to MrKing that my rent was $520, not $and that it was paid separately from the security deposit.
When I was moving in, the tenant I was replacing asked for prorated rent (since I was moving in the middle of the month) to be paid directly to her, since she had already paid the full month's rent to the managementI have correspondence, as well as proof of payment to this person as well.

May 14, Dear *** ***,This letter is in response to your letter dated Friday May 08, in regards to the Security Deposit for *** *** who resided at *** *** ** Fairfax, VA ***.Last week there was a check that was mailed to her new address *** ***
***, Fairfax, VA ***My uncle, who lives in North Carolina, mailed a check for the full amount of $last weekWe have tried to contact *** a few times since we had confirmation that it was sent to make sure she has in fact received this checkWe have left voicemails but we have yet to hear back from herTo the best of my knowledge, as of today, that check has not been cashed or deposited Regretfully this did take far too long to return the $that she paid our office for the Security Deposit The trouble was that she never actually signed an addendum to the current lease for this homeThere is no application from her either in the *** house fileShe subleased a room in this home from someone without our knowledgeAnytime someone moves out of one of our rental homes, we would sign an addendum which would release the previous person from the conditions & obligations of that lease & add the new person under the conditions & obligations of the lease This addendum would be signed by all parties that are involved & is legally necessary to do The main tenant, who advertises the available rooms for rent, has been with us for about years She told us that the monthly rent for *** was $As a result, we were looking for a securtiy deposit of $which we were unable to doThe morning of April 23rd *** did send me a picture showing the receipt of her paying $& confirmed her monthly rent was $Once I was able to locate this money order from the copies of our bank deposits, my uncle was contacted so that he could send a check to her in this amount.If there are any questions about this matter, please call/email our officeRegards,Jerome K

*** since November and there has been numerous unresolved
issues since I’ve been thereWithin the three short months I’ve
been at the above property I have experienced discrimination,
threats, disrespected by staff members, my phone calls ignored
regarding maintenance issues.The day I moved into the property I scheduled for my
cable and internet to be installedWhen the installer arrived at my
house he stated that he may have to drill holes, and need the
landlord permission to do soI called the person who I signed my
lease with, DebbieInstead of her answering my call, she sent me a
text message stating she works a part time job on the weekends, do
not call her again, and referred me to contact Jerry K***MrKing
stated in his letter that he does not received calls from customers,
they must call the office or send an emailUnfortunately, I cannot
call the office because the person who answers the phone was rude and
unprofessional towards me on the day I moved into the property
After, I wrote a letter of complaint to MrKing regarding this issue
is when he gave me his personal phone number and email address to
contact him directlyI have never called the office regarding any
issues I have since the issue occurred between Debbie and myself.Here’s the next issue I had to encounter with King
Management staff members: One week after moving into the above
property I noticed my dryer was not getting hotI called Jerry to
inform him of the issue, and he sent his brother, Sean K*** to fix my
dryerHe came by the house and looked at my dryer, and informed me
the dryer needed a partHe assured me he will be back the next day
to fix itWhen two days passed by and I didn’t hear from him, I
called Sean numerous time but he did not answer or returned my call
A few days later, I called MrKing to inform him I was unable to get
in touch with Sean and my dryer was still not getting hotThey sent
another maintenance guy to fix the dryer.Obviously King Management must have terminated Sean
from his duties, because a day or two later Sean sent me text
messages during the wee hours of the night stating he has another
jobHe referred to me as a ***, used the word “murder” and
“hate” with USA flag wrapped around his faceI brought this
disturbing matter to Jerry K***’s attention, and he told me his
brother was Bi-polar and haven’t been taking his medication
At that point, I begin to question why would they allow a mentally
disturbed person to come into their tenant’s homes to do
maintenance workI am wondering why King Management does not require
their employees to go through a background check to ensure thei
safety of their tenants.I called Fairfax County police and showed them the
text messages, and they currently have a warrant out for Sean for
hate crimeAll of this occurred because I needed my dryer fixed
Needless to say, the dryer should have been fixed before I moved into
the house.In regards to the pest control issue that MrKing
referred to in his letter, if he would’ve hired a professional Pest
Control Company, they would have come with sufficient treatmentMr
King stated in his experience one of the main access points is
through the kitchen sinkMrKing is NOT a professional pest control
technician and his experience in pest control does not measure up to
a professional pest control technicianMrKing manages properties
and he can only speak professionally regarding his field of
expertise; which is not pest control.My friend who is a professional pest control stated
that at minimum the ENTIRE kitchen should have been treated
Furthermore, I did not see any roaches near the kitchen sink area
where MrKing stated the access point isI saw the roaches on the
other side of the kitchen near the stove areaUnfortunately the area
where I saw the roaches was not treated, because his maintenance guy
did not come with sufficient treatmentAdditionally, MrKing did
not tell me he plan to come back the following week to follow up
When I made him aware of his maintenance guy only treated one
cabinet, his response to me was that was sufficient; which is the
reason I decided to contact Revdex.comWhen MrKing
tried to convinced me the treatment for roaches was sufficient, he
insulted my intelligence, and at that point I had enough of broken
promises, not returning and/or receiving my phone calls, sending
maintenance man to my house to treat bugs without sufficient
treatment, not fixing things in a timely manner, feeling unsafe in
property due to his brother threatening my life and calling me racial
names.Since MrKing sent a maintenance guy to my house
without sufficient treatment, I decided to get my house treated on my
ownI contacted my friend who used to work as a pest control
technicianHe agreed to treat my house monthly for ONLY $per
monthI contacted MrKing via text (since he consistently did not
answer and/or returned my phone calls), and told him my friend will
treat the house monthly for $35, and asked him if it would be okay if
I deduct $from my rent and pay my friend monthlyHe said yes, as
long as it wasn’t over $So, my friend came to the house and
inspected the house, and found several holes where pests could gain
access into the house; two of them were in the utility room, one
underneath the kitchen sink, and one in the bathroomI sent MrKing
several pictures to show him the holes and informed him my friend
will charge $one time fee to patch up all the holesObviously,
he became angry because he told that his maintenance guy will patch
the holes, and instead of me deducting the $from my rent, my
friend will have to invoice him and he will pay him $He asked me
when will be a good time for his maintenance guy to come to patch the
holes, and I told him any time after 4:the following dayHe
responded that it will have to be during work hours, 9-On numerous
occasions his maintenance staff came to my house after 4:00, but now
all of a suddenly they only work 9-So, currently, I am paying $
to my friend out of my pocket because I refuse to live with roaches.Within the last week I asked MrKing if he would
allow me to break my lease and not hold me responsible for the
remaining months on the lease agreement, return my security deposit
back to me, and write me a referral letter stating I paid him his
rent on timeHe agreed to do soI do not think this is a healthy
tenant-landlord relationship and want to be release from my leaseAs
I told MrKing since the day his brother threatened my life I have
not felt safe living here.Once MrKing signs the agreement with my attorney
releasing me from my lease agreement, returned my security deposit on
the same day he does move out inspection we can close this case
Until then I would like for this case to remain unresolved to ensure
he does what he promisedI plan to move out of the property the end

Dear [redacted], Thank you for your call earlier this morning.  As I was preparing the documents per your request, I received a phone call from my fiancée telling me that a piece of mail from King Organization arrived this early afternoon while I was at work. That piece of mail contains the check for the security deposit for which I had my claim. It was postmarked May 7th and it is a mystery to me why it took so long for it to arrive. However, since your voice mail showed me that you were questioning credibility of my words, attached you will find a document that contains copies of my bank records with the proof of payments I mentioned in my email (application fee, pro-rated check to the previous tenant, monthly rent payments, etc.), as well as the copy of the original Money order for $480 security deposit that was paid to King Organization LLC. Since I finally have received my security deposit back, I would like to officially close the case. Please let me know what procedure I need to do in order to reflect the solution on Revdex.com website. Thank you for your help in resolving this matter! Sincerely,
