In response to the customer's accusations. There is absolutely no documentation in the file regarding any issue with the electricity in the house, including work orders. I discussed this with my maintenance department and they did not recall any issues. I am attaching a copy of the
customer's moinventory and there is no mention of "carpet smelling of a wet dog". There were several items which were just noted so they would not be charged for damages. I am also attaching a copy of the Rules and Regulations which are a part of our lease. Item #states that the carpet must be professionally cleaned. The customer did not provide receipts from a professional carpet cleaning company; therefore, we had it professionally cleaned and deducted it from his deposit. This is our procedure if receipts are not provided. The house was cleaned by the owners prior to the customer moving in. Please note on MoReport that it was not noted that the house was dirtyThe customer returned their keys on July 2, as noted on the Move-In/Move-Out Report. The remainder of the deposit was returned to them on August 10, 2017, which is less than days. A copy of that letter is also attached.I feel the deductions from the security deposit were justified based on the documentation in our files. Please contact me if you need further information
Anglin Realty does not have the authority to remove the tree in question or to perform any maintenance without an approval for them to do so by The Board of Directors for the Association. At the time this happened the Board did not feel that the tree was any threat or caused any issues.
I will put this on the Agenda again for the Board to review; however, unless they authorize me to have the tree removed I cannot do so. I work at their direction. Ms*** *** is also welcome to attend a board meeting to inform the Board of her concerns and dissatisfaction over the tree
