& as stated in the security deposit return letter, there were items that remained unfinishedThe carpet will not be replaced & therefore the amount of $1,will be deducted from the amount charged on the Security Deposit Return LetterI have attached a few pictures for some of the other items that are listed in that letterAs for the vanities, the hall bathroom medicine cabinet & the storm door, these items have not been replaced but they will in the Spring when things slow down for usI know how much those items actually cost as well as the cost of the labor to install themWe order these items in bulk so as to get the best price which we did not alter upon charging Kristi & AlexThe new tenant has moved in already & we have several other homes that are scheduled for move-ins over the next several weeksBy the month of this month, we will have had people move into homes we rent in a few different communitiesI have also emailed with the previous tenants who agreed the carpet needed to be cleaned when they moved out (which I had done & I have an email in which I sent to the company who cleaned the carpet) but that the other items were not that way when they moved out & therefore it must have happened after they movedIn the complaint, there was mention of a black mold outbreakI would need more information about this because I do not recall this matterI do have pictures of mildew in the hall bathroom which is easy to resolve by cleaning the walls with bleach or a similar product but also by running the bathroom fan for at least 15-minutes after showeringThis is important to always do to remove the moisture in the bathroom which will collect on the walls & ceiling if not air out enoughStill if there was a dehumidifier that was rented in an attempt to make sure that it did not spread, that is not the proper machine to do thatDehumidifier will only draw out the moisture in the air & if there is no source for that moisture like a leak,
Attached are some of the pictures that I have of some of the more expensive contested charges which were expressed in texts with Kristi upon receiving the Security Deposit Return Letter via emailThere are a few items that Kristi did agree she owed like cleaning, carpet cleaning, painting & drywall to name a fewThere are many more pictures which correspond to the other charges on the Security Deposit Return Letter but because of their size, they could not fit in this emailAlso there is a revised copy of the Security Deposit Return Letter removing the charge to replace the carpetPlease let me know if you have any questionsJerry K***
