Kings Crest Senior Apartments is a 100 unit senior tax credit apartment community located in [redacted]. To qualify to live at the community, all residents are required to be age 55 or better.

the community, is broken into two separate parking lots areas consisting of a permit parking lot only for residents on a first come first serve basis and a visitor parking lot. The first area which is located directly outside the main entrance of the building is for residents only with management issued permits. The second area is located at the entrance to the main community which is for any overflow of resident parking and for visitors. Both areas are clearly marked with signage upon the only drive entry to the community. Management issues permits to all residents who have a current licensed vehicle registered in their name. They are authorized one permit per resident, up to two permits per apartment. Due to limited parking and the needs of the residents who own and operate their own personal vehicles, no permits are issued for guest or visitors.
Kings Crest Senior Apartments parking is limited due to the number of spaces allocated being at a ratio of 0.91 spaces to 1 unit. We have a total of 91 available spaces, including open spaces, handicap, covered carports and garages. In the permit parking area there are a total of 34 permit spaces and 4 open handicap spaces. In addition to the open spaces are 16 covered carport and 8 garages spaces available to exclusive use of the resident with a monthly rental charge. In the visitor parking area there are 29 open spaces.
While we would like to accommodate all residents and guests to the community, the needs of the residents must be our primary concern. The parking in the primary permitted parking lot is on an area that is level with the building. The parking at the visitor parking is located to a higher grade level and requires walking down/up a slight incline on the sidewalk. The furthest distance of the permit parking spaces to the front entrance is approximately 275 feet. The distance from the visitor parking lot to the front entrance of the building is approximately 350 feet. We also have a drop off/pick up point at the front entrance of the building for the need to load or unload items prior to parking the vehicle in an open space. This would include passengers or large items to alleviate having to carry anything a further distance then to their apartment. We also have 4 handicap available spaces for which no property permit is required for anyone with the proper government issued permit.
Upon all residency initiation, the parking policy is reviewed with all residents. It is their responsibility to ensure all guests are following community rules and regulations, including parking. To change our community policy to allow all residents a parking permit, regardless if it is for them or others would limit what is already limited parking. This may cause more of our older or disabled rent paying residents to have to park in the visitor spaces and walk on the inclines due to guests taking the resident parking. Adding additional parking is not an option.
Unfortunately a violation occurred when the resident’s guest parked in the permitted parking area that is clearly marked on both sides of the entrance drive path to the community and to the visitor parking lot. These signs are bold white with red lettering stating the policy and contact information of the towing company. We have an active towing contract in place to ensure for proper compliance of the rules and regulations. It is not our policy to reimburse an expense due to no fault of the community.

Review: This business unfairly discriminates against its residents who do not own vehicles or cannot drive by refusing to issue them parking passes. My Mom recently moved here & I'm her weekend caretaker. She's on the farthest side of the building from the entrance & I often arrive at night to stay with her. I always park on the side of the building closest to her apartment because there are open spots. However, my car was towed at 0205 in the morning on Sunday, 26 Jan. There were no signs posted in this parking area indicating that towing was enforced & there were no signs indicating who I should call. After 1 hour of frantically calling the emergency maintenance number & any other number I could find posted in the building I was given the name (not even the phone #) for a towing company. So, I walked around in the dark & finally found a dirt covered sign with towing company information on it on the other side of the parking lot. When I finally found the company it took another 2 hours to get one of their employees to come to their location so I could get my car back. Then I had to pay $185 to get my car back! Because of this business's discriminatory policy I have to park ~1/4 mile from the building & walk with kids, luggage, & groceries down a hill to get to my Mom. My Mom pays rent like the other tenants & should be given a parking permit. I've spoken with the [redacted]) who says there's nothing she can do. I've called the corporate office to speak with [redacted] at [redacted] No one has called me back.Desired Settlement: I would like Kings Crest to do the following:1) Issue my Mom a parking pass.2) Reimburse me for the $185 fee I would not have had to pay if Mom had been issued a pass & the towing enforcement sign was posted on the far end of the lot. 3) Post signs outside in all areas where towing is enforced.4) Post signs inside the entryways so folks new to the property understand the towing policy & who to contact.5) Provide better lighting for the visitor's lot.
