A renewal letter was sent to *** *** via a plastic door hanger sleeve on Monday, August 1, outlining the renewal optionsWhen he called regarding his renewal, I understood that he was responding to the notice sent on 8/1/so I prepared the leaseParagraph of his most recent lease
states that unless notice is received by either party, the tenant will be considered a "tenant at sufferance" and the new rent will automatically be $plus a month to month fee of $for a total of $upon expirationI am agreeable to renewing the lease for MrFolly at $however, if the lease is to begin on October 1, 2016, he would still be responsible for the difference of the $840.80, which would be $I am willing to renew the lease retroactive 9/1/for at $in which case he would the $difference or I am willing to renew the lease beginning 10/1/in which case the difference would be $I have attached the lease as well as the renewal options.

She didn't post any document at my door at the said date( 08/01/2016)She chose to make a breach to the contract to trick tenantsThe proof is that last year, my lease was going to end at the end of July31, 2015; she waited for July 21, to post her notice dated July 20th, Leaving us with no choice to decide (since I have to give her a days notice), and wanted me to pay her new amount while she made a breach to the contractI had to go through Revdex.com to solve that issueThis year I don't know whether she forgot or not. A document of such importance must be serve through a reliable Post service so she can track it and make sure it reached meSince she wanted to do it as she does frequently, leaving document on door knob she could call me the following day to verify whether I received itAnother alternative was to call me and handle to me if she doesn't want to spend for postage. It's only the day that I came to the office (08/30/2016) that she had her assistant (agent) Lisa handle me a copy trying to trick me and pretend that it was send to me earlierI had Lisa put her initials and the date on the documentI can attach that as well as the one they posted at my door last yearShe frequently hangs correspondences on my door knobI have never complained of not receiving themShe responsible of the risk she took( if it is true)No one is able to prove whether it was delivered or notTelling me that the date 08/01/is on the notice so it is the date it was posted cannot be a solid (or reliable) proof. She can change dates in her system as she wantsShe believes that only the tenants have the obligation to respect this part of the lease. She just repeating in another manner what she did last yearIf I did receive her notice, I would have reacted either by choosing to go or to stayBeside this issue, actually informing a tenant days that the rent is increasing is even unfair; since in case a tenant chose to leave, he or she must give a days notice forcing the tenant at be at least once on month by month

Were you waiting for the price to go up in the area before renewing my lease? Since I was in your office at the expiration (06/30/2015) of my lease for renewal  and even called the day before.
Regards,

A copy of the renewal notice for [redacted] is attached, the new rates would not go into effect until September 1, 2015, we only asked for a response by July 31, 2015. If they choose not to renew, we feel that 40 days is sufficient time to make arrangements. The property is not for sale, the...

delay was simply determining comparable rents to this area. [redacted]

We still feel that 40 days is enough notice to decide to vacate or renew. An extension will not be granted. Our lease terms only require 30 days and we have already extended it to 40 days. The new rates will begin 9/1/15.

A renewal letter was sent to [redacted] via a plastic door hanger sleeve on Monday, August 1, 2016 outlining the renewal options. When he called regarding his renewal, I understood that he was responding to the notice sent on 8/1/16 so I prepared the lease. Paragraph 6 of his most recent lease...

states that unless notice is received by either party, the tenant will be considered a "tenant at sufferance" and the new rent will automatically be $790.80 plus a month to month fee of $50 for a total of $840.80 upon expiration. I am agreeable to renewing the lease for Mr. Folly at $799 however, if the lease is to begin on October 1, 2016, he would still be responsible for the difference of the $840.80, which would be $111.80. I am willing to renew the lease retroactive 9/1/16 for at $799.00 in which case he would the $70 difference or I am willing to renew the lease beginning 10/1/16 in which case the difference would be $111.80. I have attached the lease as well as the renewal options.

You didn't answer my question.
