This business came highly recommended by both a small and a large reputable business. However, during construction two big ticket items (well and septic) were substantially over budget (81.5% and 55% respectively). A change order for the cost overage of the well was never received from the builder. A change order for the septic system was received long after the system was complete and operational, with no prior notice or indication that it would be over-budget. Other additional work items were done to the home without our prior consent and approval.
The house was not 100% complete at the final walk-through. Interior and exterior trim, paint and caulking were unfinished, large piles of construction debris were left on the property, the driveway entrance culvert pipe was not installed, and one area of the exterior foundation was not graded to provide positive drainage away from the house. Bathroom tile grout and aluminum facia wrap were incorrectly installed, a broken window was not replaced, plumbing fixtures that were installed were the wrong finish, the water heater as well as gas fireplace installation were incomplete, a porch ceiling and exterior siding warped, and several additional interior and exterior deficiencies remain unresolved. However, according to the local building official, enough work was performed to meet the code definition of "substantially complete" and obtain the occupancy permit. Warranty service has not been provided.
As a result of delays in construction and because the home did not meet the final appraisal necessary for an 80% loan-to-value ratio, two extensions of the construction loan and a lock-in interest rate were necessary. Additional loan interest and hazard insurance then had to be paid.
Phone calls, emails, text messages, and letters to the builder via certified mail went unanswered and unclaimed Substantial out-of-pocket expenses were incurred for additional attorney fees and closing costs in order to settle on the home. Unfortunately, there have been claims from subcontractors that were not paid for materials and services provided and a mechanic's lien has now been placed on our property. The out-of-pocket cost to complete the house, as well as the legal fees and other costs to resolve the mechanic's lien will be substantial. My wife and I are retired on fixed income, and used our life savings to buy property and build what we thought would be our dream home. That dream quickly became a nightmare.
