Complaint ID # [redacted] Dear Mr. [redacted], I apologize you feel as though your carpet charges were not accurate.  I will do my best to explain the breakdown of charges. When you had moved in on April 1, 2015 you filled out a move in check list.  On that move in check list you listed...

no damage to the carpet.  You noted 3 cuts on the vinyl at that time, but no issues with the carpet.  You signed and dated that form.  On your move out date of 3/13/2016 two stains were noted on that same move out check list.  After the professional carpet cleaning one stain was lifted, but unfortunately one larger area remained.  This stain was located by the kitchen entry in dining room area.  It was a darkened area that did not come completely clean.  Again, that move out inspection had the damage noted and it was signed by your wife.  The carpet was installed in 2013 and it had no damage to it at the time of your move in and when you moved out it was left with permanent damage.  We charged you 50% of the cost to replace the carpet.  We take the age and your tenancy into account and that is why we only charged 50% versus 100%.  In addition to that we only charged you the amount based on the square footage of that dining room area.  Not the entire apartment.  You are welcome to stop by the property to look at photos of the damage that remained. I am rejecting this response because:
I received the reply that Kingston Green sent you regarding our complaint.  Originally they told me that the carpet was new before we moved in and that we damaged the carpet.  I replied that the carpet was not, in fact, new and that my own personal carpet cleaner told me that the carpet is very old, very dirty and in not in good condition.  Now Kingston Green management agrees that the carpet was not new when we came to occupy the unit.  I very much dispute their findings.  I believe that I am at a severe disadvantage as I am in California and they are in Minnesota.   This is not a matter of opinion.  The fact remains that the carpet was not new when we moved in, and that it is old carpet.  Additionally, management originally stated that the damage was under the dining table (which we had covered with a throw carpet to keep the carpet clean.)  Later they changed their story and told us that the damage is on the transition spot entering the kitchen.
