I reviewed the response made by the business in reference to complaint ID ***, and find the resolution is satisfactory to me only because I do not have pictures of the carpet the way it was when I vacated the premises to show that it was not in the terrible condition they claimI do not want them submitting their fraudulent charges to a collections agency so I will pay the $by December 30,

I have repeatedly requested the following information from Mr[redacted]:1. List of all current members
2. List of all current board members
3. Contact information for all current
board members
4. Date of last election for officers
5. Date of last board meeting
6. Minutes from all board meetings in
7. Current HOA bylaws
8. Financial statements for through
MrP[redacted]'s continued refusal to provide this information raises great concern. Please advise.Sincerely,

I received the complaint from Ms. [redacted] disputing the charge for sealing the floor, due to urine contamination, prior to the carpet replacement from her occupancy of [redacted] Lane at York Terrace East Apartments.Attached is the carpet evaluation from [redacted] Services, our carpet...

cleaner.  Their evaluation details staining and bleach spots as well as urine contamination and recommends replacement.  The carpet cleaner loses money by not cleaning, removing stains and/or spot dyeing the carpet in this instance.  We remove all carpet and pad and seal the floors to prevent any carryover to the new carpet.Ms. [redacted] asserts that she did not have a pet at any time during her occupancy.  The carpet cleaner's evaluation assumed that the contamination was pet related.  DNA analysis was not done.The charges from Ms. [redacted]'s occupancy are reasonable, actual and in accordance with the Lease and Landlord Tenant Law.  However, in an effort to resolve this matter outside the collection process, I am willing to remove the carpet removal and floor sealing charge.The cost to replace the carpet, 2-24-14, prior to Ms. [redacted]'s occupancy on 3-1-14 was $1723.52 (invoice attached).  Depreciating the cost of the carpet over 60 months is $28.7253 per month.  Ms. [redacted] lived in the apartment 31 months, leaving 29 months left of useful life.  The 29 months multiplied by the monthly cost of $28.7253 equals $833.00, the prorated value left by the premature demise of the carpet.  The charge of $833.00 plus $15.00 other charge, less the security deposit credit of $770.00 leaves a balance due of $78.00.Payment of $78.00 is expected on or before 5pm, December 30, 2016 at 6245 Sunderland Drive, Columbus, Ohio 43229 in certified funds.  If payment is not received by December 30, I will have no alternative but to reinstate the original balance due on her account and turn it over to our collection agency for the original $263.00 plus collection costs.This shall resolve the matter.

Association was set up for the protection, benefit and mutual advantage to the homeownersthrough restrictions, easements, conditions, covenants, obligations and charges.The HOA dues are used mainly for mowing, treating the grass, and planting flowers along GroveportRoad and the entrance at Marshall Avenue.The restrictions run for 30 years and automatically renew forever for successive ten (10) years each,unless terminated by a vote of 2/3 of all members.The City of Columbus had HOAs set up to maintain right of ways and entrances to single familydevelopments.
