In follow up to our telephone conversation kindly consider the following facts about [redacted]'s tenancy with us. She moved in on September 15, 2015 and was legally evicted in August of 2016 for non payment of her portion of the rent. She had monthly assistance of $513 and was supposed to pay...

$172/month herself. In 8 months she only paid us $500 herself and kept falling farther and farther behind. During the eviction hearing we agreed to waive the money she owed and let the judge expunge her record so she would not lose her assistance, IF she agreed to be out of the apartment by midnight August 31 and have the unit completely clean so it would be ready for another tenant to move in. On the 1st of September we found [redacted] had literally dumped furniture and bedding in the laundry room preventing other tenants from using the laundry machines. That room is a public access area and there is no guaranty other people won't help themselves to whatever is left behind there. The apartment itself was left in shambles with eggs thrown at the walls, boxes of rice crispy cereal strewn all over and dirty clothing mixed with food and papers on every square inch of flooring. We had to pay a gleaming company to come in and clean it all up. Needless to say we lost an additional month of rental income because the place was not rentable. Items that looked like they could be saved were placed in storage and held on to for the required 30 days. During this time we made repeated attempts to meet with [redacted] to have her pick up her belongings. I offered to help her transport some of her stuff. A few days before the 30 days were up we contacted her again and she showed up with a friend in a car thinking she could pick up a queen size bed, dresser and a box. All of these items were too large for the car and she left without taking any of it. We told her explicitly she would have to call us to arrange for a time to come back the next day to finally pick it all up and that it may be discarded if she didn't. We did not hear from her. We then stored the items for a little while longer and finally disposed of them. We have not filed a judgment against [redacted], again to try to help her preserve her assistance program. No one is well served by forcing people to become homeless. If we continue to be harrassed with phone calls and false accusations however, we may pursue damages and attempt to garnish her future income to recover the money we lost. We are not bad people. In fact we try to help folks that may not qualify for an apartment elsewhere. We wish her nothing but the best. Sincerely, K&L Management, LLC Karel & Lynn [redacted]
