To Whom It May!Concern: 5pt;">The tenant issuing the complaint was charged accordingly for the damages to the apartmentWhen the tenant nhoved in on July 1, the carpet was only year old and in good conditionOur leases do not state that the carpets will be cleaned every years, it is the tenants responsibility to clean if they so desireIn February 2016there was a flood and we had a professional company come out to extract any water and then clean the carpet and replace the padmonths later the tenant moved out and the carpet had to be replaced due to excessive urine stains on the carpetPet urine is not considered wear and tear it is tenant damage and therefore we charged 50% of replacement costThe unit had to be fumigated due to a severe infestation of roachesWe have full time maintenance and alprofessional pest control company and ALL tenants are asked to report any problems or issues|immediately so that we can prevent infestations from occurringThis apartment was so bad that we had to have it professionally treated before our maintenance personnel or vend rs could begin workAs far as the cleaning required, we submitted copies of the bills to the tenant and charged her what was billed to us by the vendorsAll charges are accurate and we too have pictures of the damages and cleanliness of the unit upon move out
