Complaint: [redacted] I am rejecting this response because: Mr K [redacted] has responded with only half of what needs to be saidThe sheathing and staining from leaks has in his opinion been from before the roof was replaced in That is untrueHis determination that it was acceptable, his consistent answer to the things I called about were proven to be wrongHis inspection was short, incomplete, and all the pictures, generalized descriptions, and opinions are all covered with disclaimers throughout his inspection I have had two roofing companies, an insurance inspector, two mold experts and another home inspector all say the same thing, this roof when inspected in September should have been marked as major concern The water under house should have been a concern The sliding door on patio was the same then as today and every day since, it hasn't changed He did a quick hasty poor quality inspection and missed or assumed a lot and thus gave bad advise saying things were acceptable that were not Sincerely, [redacted]

I inspected a home for *** *** on 9/14/per Washington State standards of practicePer ***'s complain, he states that he has found discrepancies after purchasing the home and that follow up on issues was non-existent
The first time *** contacted me (on around 10/19/15) he stated that
there was water in his crawl space and I neglected to report thisI explained to him that it was on his report and look at the foundation page of the report (of 21) where this note was included: Dryness/drainage: Evidence of moisture in the crawl space indicates that the area is experiencing ground water penetrationThis is fairly commonI recommend monitoring this and if the situation gets much worse, drainage corrections are recommendedA qualified person could evaluate and repair as necessary and as per standard building practices
The second time *** contacted me (on around 11/11/15) he stated that there was a puddle of water on the master bathroom floor and he didn’t know where the water was coming fromI made a site visit to investigate and explained to him that it was on his report and look at the bathroom page of the report (of 21) where this note was included: Sinks: Leaking or dripping was found at the North master bathroom sink drain pipeA qualified person should evaluate and repair as necessary
The third time *** contacted me (on around 12/12/15) he stated that the patio door glass was fogged up
I explained to him that it was on his report and look at the Exterior page of the report (of 21) where this note was included: Windows: Seals between multi-pane glass in one SE master bedroom windows appear to have failed based on condensation or stains between the panes of glassThe view through the window may be obscured and accumulated condensation leaking into wall cavities is a conducive condition for wood destroying organismsA qualified person should evaluate and replace glass where necessaryThe client should be aware that evidence of broken seals may be more or less visible from one day to the next depending on the temperature, humidity, sunlight, etcWindows or glass doors other than those that the inspector identified may also have failed seals and need glass replaced
The fourth time *** contacted me (on around 1/12/16) he stated that I had neglected to inspect his attic and there were leaks and mold damage to the roof sheathingI explained to him that it was on his report and look at the attic page of the report (of 21) where this note was included: Sheathing: There are signs of fungal growth on the underside of the sheathingThis is usually caused by elevated humidity from poor ventilation and/or poor ventilation of bath & kitchen exhaust ductsThis appears to be from past conditions before the new roofing was installedA qualified person could evaluate and treat as necessaryI also sent him pictures of the attic that I took at the time of the inspection, which are also included as part of the report
It seems to me as if *** did not read his report and further investigate the issues reported on and now he is looking for someone to blame for thisTo date everything *** has said I neglected to report on was included in his reportI have done thousands of home inspections and spend more time helping *** than any other client by farI would be more than happy to send a copy of the report, with ***'s permissionHopefully this helps clear things up

We hired knight Inspections to do a pre-purchase inspectionunfortunately we purchased house and now find there are lots of discrepanciesI feel the quality of home inspection I received was incompleteThe follow up on issues missed was non-existentThe inspection disclaimer covers more reasons the inspection is incompleteThe sliding glass patio door is fogged up, going to cost $to replaceThe roof has started to leak and has to be stripped wood and all the was determined as acceptable on inspectionThe work done was shoddy and incomplete

His determination that it was acceptable, his consistent answer to the things I called about were proven to be wrong. His inspection was short, incomplete, and all the pictures, generalized descriptions, and opinions are all covered with disclaimers  throughout his inspection.
I have had two roofing companies, an insurance inspector, two mold experts and another home inspector all say the same thing, this roof when inspected in September should have been marked as major concern.
