Knox inspection did the inspection of our home before we bought itSince the purchase, we have found several safety violations, all of which were apparent with a second professional inspection by an electrician and a plumberShining a flashlight down the shower shows the plumbing doesnt meet codeThere is an electrical box in the bathroom, again, I have been told that does not meet code
In addition, there was a crack on the floor which we had been led to believe was cosmetic, and now we find that it is a structural defect, and will need massive foundation repairWhile to some degree it could have been exacerbated since we bought the house, I feel that it should have been noted and was not
We have a floor joist that is loose, and the inspector from Knox said that he didnt know why the floor was "soft" to begin with, but the recent inspector (from a different company) that came recently said that you can feel the loose joist by standing in that corner

I would not trust Knox Inspection Services to give a professional inspection report that they will stand behind and you can depend on in making a good decision to purchase or not purchase a home They will however give you their "professional" opinion, but everyone has an opinionI purchased a home in that was built in 2000, based on an excellent structural report given by Knox Inspection Services Then in when selling my home, the buyer has Knox Inspection Services inspect the house, but the structure report says, "It is the opinion of KIS that the attic bracing is generally minimalThe diagonal struts from roof girders to interior load bearing walls exceeds the generally recommended spacing of four feet throughout much of the attic area As a general roof, the diagonal struts in the attic should not be more than four feet apart if at all possible In areas where there are no load bearing walls to which these struts can be attached, some of the other variations may applyKIS recommends that some additional bracing be installed to provide better support of the roof framing." My original report stated, " Roof framing was 2xsite built rafters at 24" on center, with collar ties and diagonal struts to tops of interior load bearing partitionsCompressed wafer board decking had been provided to support the roofing layerThere are no recommendations for remedial structural measures resulting from evidence available at the inspection." After contacting John Knox, the owner of Knox Inspection Services, and losing the contract on the sale of my home a third inspection report was issued The below is what was stated word for word in the third reportDue to the confusion that seems to have been generated by the recommendations for additional bracing in the attic at the subject property, we have made a change in the report to better reflect the discussions that were held at the subject property on the day of the original inspection and to reflect the discussions between KIS and both the listing and buyer's realtors since the report and client memorandum were issuedAll parties should understand that it is the responsibility of KIS to evaluate properties and to make purchasers aware of deficiencies with the property that have both caused current problems or which may cause problems in the future From those observations, KIS generally makes both suggestions and recommendations regarding immediate or future repairs At no time does KIS make "requirements" with regard to what is included in the real estate TRR (treatments, repairs, and replacements) What is included in that document, the TRR, as "requirements" is at the discretion of the purchaser and are items to be negotiated between the purchaser and the sellerAt the time of the site visit KIS indicated to the purchaser that it was the opinion of this engineer that the attic was "lightly braced"That opinion was based on the fact that the struts in the attic that span between horizontal purlins located below the roof rafters and the load bearing walls below were further apart than the recommended four foot spaces generally observed and required for new homes At the time of visit, the spacing between many of the these struts were observed to be six to eight feet apart in some locations This was what was meant by "lightly braced" At the time of this site visit, KIS did not observe that the current structural framing has failed or has caused any loss of structural integrity to the roof framing system Because of the "light bracing" KIS indicated to the purchaser that it would be prudent to consider adding some additional framing members(i.estruts and/or additional bracing) to strengthen the roof framing to provide better resistance to high wind loads in the futureTherefore, KIS has amended the attached report to change the word from "recommends" to "suggests" to better reflect what was said at the time of the site inspection and during subsequent discussions between KIS and the Realtors on both sides of this transactionBecause these struts sometime cannot be installed at four foot intervals, a diagram was provided with the report to show numerous types of framing configuratios to provide equivalent support for the roof rafters when load bearing walls below will not allow the struts to be installed at four foot intervalsKIS was informed that some of the bids for installing these additional braces were in the neighborhood of $2,or moreThis seems to be extremely overpriced for what was intended by KIS regarding additional braces Although KIS structural inspections do not include design of repairs, because of the confusion on the part of all parties, KIS will offer to evaluate the current locations of the bracing in the attic and provide sketches for where additional bracing may be needed to meet the intent of strengthen the "light bracing"The installation of this bracing at a cooler time of the year may also help reduce the cost of installationWe are sincerely disappointed when a transaction fails due to a quite solvable problemSincerely,
