We have been to ***'s apartment on several occasions regarding her furnace and heat issues. We tried to make repairs on these occasions, however this didn't take care of the problem. A new furnace was installed in the apartment on 1/19/and her heat was working very well when
maintenance left the apartment.We also tried to compensate this resident and gave her a rent concession of $off this month's rent. Normally we will allow a resident to go on a payment plan in a case of a particular hardship in paying the rent timely in a given month. This is done for extreme circumstances and is not to be used as just to get out of paying legal fees. We only allow a resident to use this hardship plan two times in a month period. *** had already used this twice this past summer so she was denied the ability to use it again. However, after speaking with the property manager earlier today, we did decide to allow her this payment plan this month. We also informed her that she would be ineligible to use this again until 7/17.Lastly we were unaware of the problem with the tub until just recently as it was never mentioned until she was told that we wouldn't allow her to use the hardship payment plan. We are aware of the problem now and will be taking steps to get this fixed. We will need to purchase the supplies and will have to find a time when the resident will be gone from the apartment and when she will not need her tub for a few days as the procedure requires a curing time of hours when the tub cannot be used. No one can be in the apartment when the treatment is done for their safety. We hope to get this taken care of in the next few weeks

I am rejecting this response because:Woodland apartments nor *** *** has the right to make a comment on where someone has lived for how many yearsYou don't know everybody circumstances or situation as to why they are staying somewhere no matter how many years it has beenYou have no right to make any comment like that at allAgain my issue with the apartmentsi is I don't feel safe there anymore especially with my newborn child that will be here this weekThese apartments have no cameras , no security , never see any poloce roaming the area or anythingThen on top of that ms *** *** had the nerve to tell me it's not the apartments responsibility to make people feel safe in the apartments when that's absolutely false! I never asked for the last TWO months of my lease to be broken for unjustified reasonBeing that I only have TWO months in that lease left and they aren't willing to break it because I fear for my safety is crazyBeing that I informed these people I feel for my safety and my childs safety who's going to take responsibility when something happens to us in the apartments? I even asked for a property transfer and you guys weren't willing to do thatStill to this day my air conditioner is still making the extremely loud boom once it turns offThat issue has not been resolved and nor has anyone been back to my appointment for that just because they keep turning it on and off when that isn't the issue as I've told them several timesStill to this day no one has done anything about THE excessively loud neighbors in the building smoking marijuana wherebi smell it in my house like I smokeThis is ridiculous that I have to file a complaint because I feel for my safety! How many police teports do I need? Are u guys waiting on someone to break into my apartment nextThis is crazy! The most disturbing part is that someone fears for their safety and the property owners don't even care!

We are currently working on getting the pool ready for opening and hope to do so as soon as possible.  We are very much aware that all the residents would like to have use of the swimming pool and we are working to get this done.  Unfortunately, we have been short a couple of maintenance...

technicians so the pool was put on the back burner as we were trying to make sure that people had air conditioning, leaks were fixed, etc.  We felt that these items were more important and had to be addressed first.  Since we recently hired a maintenance person, we are starting to work on the pool and hope to have it opened soon unless unforeseen problems occur during the opening process.

I have contacted the leasing office to get maintenance to your apartment immediately to get the leak issue resolved.  When they are taking care of this, they will look at your carpeting in the closet so we can get this resolved.  Rust on the exterior of the stove does not mean that the stove is not operable but I will have management look at this.  I cannot guarantee that we will replace the stove because of rust.

We have been in Mr. [redacted]'s apartment and made several repairs.  The leaking hot water heater was repaired and re-caulked the kitchen counter that he asked about.  He made no complaint of the stove having rust on it.  The refrigerator did have rust...

on it and we have made arrangements to paint the area on the side of the refrigerator that he showed us.
Regarding the carpet in the closet, we removed the closet carpeting and replaced it with tile as it was wet from the hot water heater.  We also replaced the cove base in this area at the same time.  When we were there, Mr. [redacted] never mentioned anything about having to throw away shoes.
When we were in his apartment we also noted that his tub needed resurfacing and we have scheduled that to be taken care of on 3/30/16.
I believe that we have taken care of all the issues Mr [redacted] had as well as some others that he did not mention.  When the property manager was in his apartment yesterday she smelled nothing bad and everything appeared good with all the repairs still in good shape.

I am rejecting this response because:Really, I didn't think it would take two summers to fix leaks and air conditions.The pool was inoperable the whole summer of 2016(lingering now into summer of 2017). This property has had trees/bushes cut down, the black top added to the driveway/parking lot, and about a 600 feet slab of concrete to cover the entrance holes. So, leaks and air conditions would be fixed assuming before this happened also.  The maintenance men should not be cleaning out a pool that needs to be sterilized and cleaned professionally. By the time the pool cover was placed over the pool for the first time was fall 2016, by this time the pool was littered with debris and has been covered every since. Maybe if a pool cover was purchased sooner it would have helped the residents out a lot. Basically it's a cover up of the mess no one wants to bother with.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me.  I also want to make an correction to what you said about the tub and address that heating / cooling issue.. I've been complaining about the tub thee entire time I've made several complaints to [redacted] and [redacted]. Appearently they didn't care to open a work order. I've told [redacted] when he came in one day and mentioned again. This wasn't because I was upset over an hardship plan. I was told by management it was approved when I came in the office I never asked for one It was offered one. I think you would have been aware of that if you would off returns the initial call that was placed to [redacted] over the summer. It's the principle of things and my furnace should had been fixed back in November when I was complaining I never would had caught pneumonia because of that and had to rushed to the hospital. This apartment was "RUSHED" the moment I moved in it and everyone knows it. I just wanted to correct you on that since you are hearing one part of the story.

Ms. [redacted] did call in several times regarding her A/C.  Unfortunately, we were short handed and with the extreme heat it take us a couple of days sometimes to get to all of the calls that came in.  We worked as quickly as possible to try to get air to every resident.  Ms. [redacted]...

showed us her electric bill and it did show a large past due balance.  Her current usage bill was not above normal considering how hot it had been.  I did tell Ms. [redacted] that if she would bring in the last 3-4 electric bills, I would look over the and perhaps give her a credit on her rent.  Ms. [redacted] never did bring those to me.Ms. [redacted] currently does not have a working A/C because she does not have power in her apartment.  Her electric has been shut off.  Without power, we obviously cannot find if there is a problem with her air right now.  This has been going on for at least 3 weeks, if not longer.  I have sent my maintenance person as well as the maintenance supervisor to her apartment to work on the A/C earlier in the season.  We tried on two separate occasions to go to her apartment to check the A/C and the last two times there was still no power to her apartment.  I have been told that once everyone leaves the office, she runs an extension cord to power in the hallway to get power to her apartment.There is nothing further that can be done for Ms. [redacted] until she brings in copies of her utility bills and she gets power back on in the apartment.  If power is not restored, she will be asked to vacate the premises.

I was told that [redacted] was coming to sign the lease paperwork on 12/5/16 so that she could move into the apartment.  I was here that day from 8am until 5:15pm.  I didn't even take lunch that day so that I would be here so there would be no problems.  All paperwork keys were here ready...

for Ms. [redacted] and she never showed.  I was just filling in that day so the next day I called the [redacted] office and told them that Ms. [redacted] never showed up to sign paperwork and get her keys.  This was when the application was cancelled.  If Ms. [redacted] wants to move in, I can certainly move her in one of our apartments.  She just needs to contact our office.  [redacted], the previous leasing person at [redacted] is no longer here.  If she is interested, please call, [redacted].

My name is [redacted] and I did speak with Ms. [redacted] regarding the issues stated above.  The Woodlands Apartments is located off Chambers Road between West Florissant and New Halls Ferry.  Unfortunately, there is crime in this area as well as in all areas of our city.  We keep the...

property well-lit, provide deadbolts on the apartment doors and do screening prior to anyone moving into our community.  We even setup a police substation for the St. Louis County Police department in one of our apartments to try to curtail crime.  Unfortunately, bad people do bad things everywhere and there is only so much that we can do.The police do not spend time at the substation any longer and crime seems to be worse than ever in our area.  We cannot control what happens on the property at all times.  We work with the police the best that we can, but they cannot be everywhere at once and they cannot stop all crime either.  I assured Ms. [redacted] and I will state to you that my very best maintenance person in the company works at Woodlands.  He diligently works to make sure that everything is taken care of as quickly as possible.  He has been to her apartment and the lock is secure.  I believe I told her that when I spoke with her.  I did send him back there again after speaking with her and he did go back to check on it.As I explained to Ms. [redacted], she can give us notice to vacate and pay the termination fee of $1500 and we will release her from the lease.  This is what I tell everyone who would want out of their lease for this type of incident.  As Ms. [redacted] stated, her car was broken into previously and she chose to remain at Woodlands and sign a new lease.  She could have vacated the apartment at that time and she did not.  We would accept Ms. [redacted]'s notice to vacate, however all liquidating damage fees would need to be paid prior to her vacating the apartment.
