We appreciate the opportunity to provide a responseJust to clarify, we are responding to a complaint about a reservation that is occurring in the future
Kona Coast Property Management has been in business almost
years and this is the first complaint we have received through the Revdex.comLast year we handled almost 1,reservations and are on target to complete 2,reservations this yearThe reason I mention this, is to assure Revdex.com, your followers and your complainant that we do not participate in a "bait and switch" tactics
The complainant booked a property with us on line on May 6, We did accept this reservation for June 9th
Just before the reservation was accepted, the owners of the property were exploring the idea of selling the property and an appraisal / inspection was completed on the propertyThe inspection noted an issue with dry rot on some of the property's railingsWe understood that it would be a repairable situationA repair person was sent to assess and provide a quote to repair the railingsThe report came back suggesting this was a bigger job than first anticipatedIt was then that we contacted the complainant and discussed the optionsWe received an estimate from a licensed contractor to repair the railings and supporting structureThe contractor was reluctant to provide a fixed quote due to the nature of the repairs and what might not be visibleThe contractor suggested it will be in the $15,to $20,range to complete the workThis amount of work requires owner approval and we have subsequently placed a hold on this property calendar to ensure we do not offer this property to any other guests
KCV did not want to expose the Complainant and his family to any dangerous situationsThe complainant acknowledged that he had read and understood our policies when he booked the property on lineThis is an excerpt of the published version currently on our website that pertains to this matter:
Unavailability of Premises, Duplicate Booking, other:
If for any reason the owner and agent is unable to provide the Premises in a fit and habitable condition or make the Premises available for this lease, the owner and agent shall either A) provide and Guest shall accept, a substitute reasonably comparable property and the owner shall pay any additional charges that would be due in excess of the rate for the original booking OR B) refund all rents and fees paid for the original bookingIt is hereby agreed that these are the only two alternatives and the sole remedy for any and all damages, liability or inconvenience arising out of owner's failure to make Premises available
Unfortunately, the only other property we manage in the Puako area is more than double the nightly rate and is not "reasonably comparable"We were more than happy to find him a reasonably comparable property even if it was through another management company
We refunded the monies to MrComplainant on May 14th and offered to assist him in locating another propertyThis was eight (8) days from the original booking dateOn May 15th, in an email I offered to chat with him on the phoneI offered via email to assist him in locating another propertyOn May 16th, I tried to connect with MrComplainant and suggested a phone call, and he opted to respond by emailThe last communication from MrComplainant was an email stating "if it's sent from my Iphone, I'm probably in the loo"We assumed he did not want to chat after that response
If MrComplainant would have been open to discussing this further, we had identified comparable properties within his budget and were ready to assist him in securing themIn the Aloha Spirit we would have been prepared to assist this person up to 10% of the amount paid in rent (8,@10% =810.00) to secure another homeHowever, it appears that MrComplainant felt he had a blank check to go and pick out a property that was not close to his original budget with the attitude that KCV would cover the additional expense
KCV feels we provided ample opportunity for MrComplainant to discuss this situation and achieve a solution
I do find the Revdex.com process a little disconcerting, when an accuser is allowed to publish our name and the consumer is allowed anonymityHow do we determine if this is a pattern or a one-time event?
