Please be advised that this firm represents ARK by KormanWe were asked to respond to a complaint filed with your agency by a former tenant who is complaining that he was unfairlycharged $for the cost of cleaning his apartment after he vacated.This tenant vacated the apartment on October 31, When maintenance staff entered the apartment, they found that it had not been properly cleaned by the tenantThe refrigerator was dirty and had some sort of residue that needed to be removedThe oven was very dirty and looked as if it had never been cleanedThe tub/shower in the bathroom was dirty and has marks and dirt where it appeared shampoo or other beauty products had been sittingFinally, the utility room where the washer and dryer are located had a large amount of lint covering the wall, and the top and sides of the washer and dryer.The apartment was clean when the tenant moved in and he signed a mochecklist confirming the sameThe condition in which the tenant left the apartment was such that it had to be cleaned before it could even be shown to a potential new tenantThe management staff took digital photographs of all of the aforementioned areas and they can be made available to you upon requestThe management staff will not refund the $as it was a necessary cost to properly clean the apartmentIf you have any questions or need any additional information, please feel free to contact me at the above-listed numberThank you very much for your time.Very truly yours,Matthew HD***

As you are aware this firm represents ARK by Korman. We were asked to respond to a Second complaint filed with your agency by a former tenant who is complaining that he was unfairly charged $250.00 for the cost of cleaning his apartment after he vacated.This Apartment was clean when he moved in. When he moved out, he left the bathroom dirty, he left the refrigerator dirty and there was a large amount of lint on the walls and other surfaces in the laundry room. Before this tenant moved out, he was provided with a Move-Out Cost Schedule. The cost of cleaning is clearly identified as $250.00. I have attached that document to this letter for your review. I believe I provided photographs of the dirt this tenant left behind when he moved out. If I did not, or if you did not receive them, I am happy to send them again.Cleaning the apartment before moving out is the tenant's responsibility. If the tenant does not, the landlord will - but will charge the tenant the cost to do so. In this case, it was $250.00.
