We have been very disappointed in this company We rented a home managed by them for four years Upon move out, they took our security deposit for things we didn't need We have since sent a letter with a break down of what we deserve to have refunded and were emailed that we will not get any money back and we can try to sue them but will not get anything and they will not respond to any lawyers Not professional While living in the home, it took multiple attempts to even get a response for someone to come do work on the house We went without 1/of our electricity for days because one of their old breakers broke They said they called an electrician but when one arrived on day 3, we were told they had just been called I tried to talk to the boss of the company and he said those things happen Not professional

The return response was "yes we find them to be in the same range as other cleaning companiesThis is untrue, and they again charged me more than what the cleaning company charged themI have the receipt and the statement from bothI am entitled to fair and reasonable pricing and $holding from a deposit for bedroom unit is excessive costsIn addition they kept anothe $non refundable pet inspection fee, tentant laws clearly states you are not permitted to withhold any "deposit" or "fee" none can be on refundableThis is business who does not practice under fair legal tenant rightsAgain I would considered the simple fact which I have evidence to support that the receipt for cleaning and the amount withheld clearly labeled as cleaning do not matchThis company was made aware of the inaccuracies for just that one fee and yet still refused to refund Regards, [redacted]

The tenant is incorrect when stating our lease contract is not legally soundOur lease contract was reviewed by *** *** * ** *** ***Unfortunately, the tenant is incorrect again when stating we only providing her a single day to do a "pre move" out inspection. We sent her move out instructions on December 1stI have attached them to this responseAs you can clearly see on page one, the tenant needs to make the appointment two weeks prior to her vacating the propertyIt seems the tenant did not read the move out instructions and was not aware of thisWe still were kind enough to give the tenant a pre move out at a date that she requested(One day before she was suppose to move out)When our agent got to the property she let him know that she was going to provide him all the keysThe agent let her know that she could keep a set and mail the keys back to our officeThat way she could hire her own cleaning company. The tenant still did not want to take this optionShe wanted KRC Property Management to go out of its way to hire a cleaning company on her behalfShe let us know this at the "pre move out" inspectionWe hired a third party cleaning company and provided the invoice to the tenantWe have to send a licensed agent to the property to let the vendor into the propertyThis is clearly stated on her lease contract and explains why there is such a feeThe cleaning quote that she received was a "rough" estimate over the phoneThe tenant did zero cleaning prior to her vacating the propertyAs you can imagine, the place was quite dirty and needed an extensive cleaningThe tenant could of avoided such fee's if she honored her lease contract that she signed

My experience with KRC was so awful that it actually motivated me to write my first Yelp review.
I found a super cute house in South Park that was within our price range and allowed dogs. No limitations on breed, weight or pet rent. Amazing! It's been competitive to find a house fitting those parameters. We have a 100lbs Great Dane-Lab mix, so times are tough on the rental market.
I immediately called KRC for more info and to ask about viewings and applications. They don't even show the property--the current tenant is responsible for that. Jessica H (employee of KRC) encouraged me to apply saying that it goes to the first qualified applicant (so apply ASAP). Everything seems to be great: rent, location, and house---it all checks out and we happily apply.
We're notified via email that we've been approved and selected. Great! Next email says that we actually would need to pay an extra $100 a month for pet rent and an extra $500 for pet deposit.
Suddenly this great place isn't so great anymore. An extra $100 a month adds up, and from our perspective it wasn't worth what they were asking for originally. But that is beside the point. This $100 a month and extra pet deposit wasn't listed on any of their ads. It's pertinent info, right? We literally would NEVER have applied for the house. So, we're out the $80 application fee (2 people).
KRC made the mistake. After our conversation they updated their ads to reflect the pet rent and deposit. They admitted to making the mistake but they refused to refund us the $80. I don't think that it's fair.
This company is shady and literally [redacted] about their customer service. It makes sense why they only have 1 star reviews.
Their employees Jessica H and Chris G hit a really nice balance between condescending and professional. Truly the epitome of [redacted].
If you're considering renting a property of theirs or having them manage your property I would highly encourage you to keep looking.

We understand that [redacted] is frustrated with the security deposit deductions. Each deduction was warranted though.  The tenant informed us during the move out inspection(same day she was turning over her keys to us) that the property needed to be cleaned and that she could not do it. politely asked us to hire a company on her behalf. We used a third party vendor to do the cleaning. They submitted the invoice to us which we paid out of the tenants security deposit. We provided the invoice to the tenant to examine. The tenant was upset with the pricing that the third party vendor charged her.  We gave [redacted] two months to set up her own cleaning company prior to her vacating the property. Unfortunately, she did not hire a cleaning company prior to moving out and asked us to do it on the move out day.  All fee's that the tenant claims she was not aware of are found in her lease contract. We have to send out a licensed agent to let the vendor into the property. There is a charge for us doing this which again is stated in the lease contract. If [redacted] hired a cleaning company we would not have to hire one on her behalf and send a licensed agent down to the property to let that vendor in.
