Review: I am a guarantor on a lease for a rental for my daughter [redacted], a student at [redacted]. She and four other women share the rental home located at [redacted], [redacted]. In total, the monthly rent received is $2475.00. On the evening of 10/31/14, the furnace was turned on for the first time. At 11:00 pm the CO detector alarm went off. It was not mounted in the home and was lying around somewhere on the 1st floor. Unsuccessful attempts were made to reach the management company via their "emergency line." The Indiana County Fire Dept was called. The furnace was in the basement and access was denied to the fire dept. They had to use bolt cutters to cut through the lock to access the furnace. The levels of CO in the home were at 500 ppm (lethal levels)and the tenants were told to evacuate. The next day (11/1/14) the real estate company was reached at 8:00 am and the tenants were advised that their HVAC vendor was on another call and was unable to immediately address their issue. The temperature that day was a low of 33 and a high of 44. At 11:30 the HVAC vendor inspected the furnace and indicated that a new furnace was needed. This was a Saturday and they were advised that they could not supply a new furnace until the following week. There was no offer at this time to do anything to ensure the safety and living conditions of the unit. One of the tenants insisted that space heaters be supplied and was accused of being "rude" as a result. The company did supply electric space heaters which, when attempts were made to operate them the electric breakers were tripped. The temperature for 11/2/14 was a low of 28 and a high of 44. Concerns were expressed regarding the safety and cost of space heaters. Requests were made as to maintenance records of the old furnace (last time inspected or serviced). These concerns and questions have been minimized at best and ignored at worst. To date they are still using electric heaters to heat their entire house.Desired Settlement: 1. Install new furnace immediately2. Make adjustment to the November rent for all tenants for their extreme inconvenience, discomfort and mental/emotional trauma.3. Kuzneski & Lockard will pay the cost of the electric for those days in which space heaters were utilized as the necessity of their use was NOT due to any action by the tenants.4. Kuzeski & Lockard will supply tenants with the requested information as to the maintenance records for the furnace including that date of inspection.
