I have had 2 storage units at this location for just over 2 months while we waited on the completion of our home upon opening one of the units rodent droppings were on all furniture. As the movers removed the items they notice the couch covering was loaded with these droppings, and upon the removal of the back of the recliner they noticed it had been chewed into as he was carrying it out there was a rodent actually moving in the stuffing of the chair. Once the couch was removed we also noticed that they rodents had chewed into it also. Upon removal of all our items there was even a condom on the floor where the place had not been cleaned previously. When I called the company he said they do what they can do but he can't help it . I asked what preventative measures were being taken to prevent this and he said there were bait stations out back. I requested he come and look any unit and he said he could not as he was in Pell City when I asked for him to send me his insurance company info he hung up on me. This is neglect and is a health concern. We trusted his business will safely storing out items as his website reads ? We are a clean, well lite storage facility with 24 hr access.? The do have 24 hour access.

Desired Outcome

Replacement I am simply requesting 1/2 of the value of replacing my rodent damaged furniture replaced as it is a hazard due to negligence. I believe that this is reasonable as all other furniture had to be cleaned of droppings. To replace the sofa and recliner (lazy boy brand) cost over $1600.00. I am requesting $800 dollars towards the replacement of these items. The other furniture in the unit was cleaned as it was soiled but not chewed and used for nesting as the couch and recliner were.

Complaint # 1: Rodent droppings due to neglect and damage to unit content.

On Nov. 25, 2019 Mr. rented a small unit from my facility. At that time, I explained to him that no food, or flammables are allowed in the unit and that the facility is just like an apartment and they are required to maintain insurance on the contents of their unit. The renter is required to initial each term documenting that they understand and agree to these terms. I have this documentation. This policy is to protect the renter's contents as much as possible. They rented for a few months. The renter prior did not report any problems. In response to their claim of neglect. All buildings are kept cleared of debris. The grass is kept cut around the buildings and the buildings are sprayed regularly by a professional. Bait stations are placed around the perimeter of the buildings.

Complaint #2: Condom on the floor in the unit.

On Dec. 7, 2019 Mr. called and stated that he needed another larger unit. I informed him that one had just become available, but I had not had a chance to clean it. He stated, "We need it immediately and will take it like it is". On the same day I arrived at the unit and it was almost full. If the condom was in it at that point Mr. did not mention it. If it was not there, I cannot respond. The renters are the only people with keys and access to their unit.

Complain #3: Statement that I hung up on the customer

On Saturday Feb. 8, 2020 I received a call from Mrs.. She stated her issues and demanded that I come to the facility immediately. At the time I was unable to meet her. She did not request to schedule a meeting. She stated that she did not want to hear from me again until I called her with the name of my insurance company and policy number so that she could file a claim. I did not get to respond because she hung up on me. I suppose it is possible that we were disconnected.

Mr. was informed at the time of renting that our facility does not carry insurance on the contents of the unit. The second item he initialed on his contract is that he understands that our facility does not carry insurance of any kind on the goods they have stored in their rented unit.
