August 3, 2016 Revdex.com 7007 Jefferson St. NE. Ste. AAlbuquerque NM 87109 Dear Revdex.com,  I am writing this letter in response to the complaint that was submitted on 7/21/2016 and was assigned to an ID of [redacted]. This resident did submit a work order on 3/17/2016...

stating several items that needed to be fixed. One included turning up his water heater. At this time the whole building was down one water heater and the new water heater was installed shortly after it was received. This work order was completed. The resident did submit another work order on 5/31/2016 regarding his AC not working property. We needed to order a part to get his AC unit working property, so completing this work order did take longer than anticipated due to the fact of ordering this part. His work order was completed 6/2/2016. Due to the inconvenience, I did give the resident a $300.00 concession off of his rent. (Ledger is attached to show Concession). After the AC unit was fixed, there had been no other issues until the resident came in toward the end of July when he received his utility bill. He was upset due to the fact his utility bill was higher than normal. We explained to him that his bill is one month behind and as he is aware the temperatures have been in the high 90's to low 100's and there has been a dramatic increase in almost everyone's utility bill due to the extreme temperatures. He informed us that he is turning his AC off when he is not home and back on when he gets home. My maintenance explained to him that it is more efficient to leave the AC on at a comfortable temperature throughout the day instead of turning it on and off since it takes more energy to cool his home after being left off all day. I also had my maintenance technician go to his apartment to check to make sure his AC was working properly. My maintenance found nothing wrong with his AC. The next day I received a 7-day notice from him stating his AC was not cooling. At this time I had my maintenance supervisor, an HVAC specialist and I go to his apartment to make sure the AC was again working properly. The HVAC specialist checked the temperature that was coming out of the vent with a thermometer and it read 45.5 degrees. (Picture of the thermometer reading is also attached). At this point we have found absolutely nothing wrong with his apartment, AC unit and/or living conditions. My staff and I have made every possible accommodation; including giving him a concession for any inconvenience he has endure at our community. Since it seems this resident is unfortunately unhappy living in this community and my goal as a property manager is to ensure the happiness and peaceful living environment of my residents, I am willing to let him out of his lease without a termination fee, given he does submit a 30-day notice starting September 1, 2016. The notice would have to be given before September 1, 2016 therefore ending is lease contract with us September 30, 2016.
