Hello, I received a message saying my complaint had been resolved Though I had not yet responded to the company's response to my complaint, I want to let you know I do not feel this issue is resolved The company has addressed the issues I raised in their response, but I don't agree with their assessment In particular, I do not believe I can be charged anything at all for year old carpet, regardless of the condition I left it in The maximum anyone can charge is the assets value, which in this case, has long been $ What is the Revdex.com definition of resolved? The carpet was damaged in several areas , primarily at the doors where the carppet is seamed. The damage was caused from their dog scratching at the doors. The carpet techshad to remove a piece of carpeting from the closet to repair these areas , and install vinyl tile back in the
closet. In addition , the carpets were heavily stained throughout , and would not come out with traditional steam cleaning. The only other alternative ( besides replacing all of the carpet ) was to have the carpets dyed. The cost of the work performed was $650.00. Which is what we paid the carpet cleaning company. It did not appear that any cleaning was performed at move out. We had to have the walls painted ( which I did not charge them for ) and cleaned throughout. Light fixtures , appliances , cabinets, windows, window sills , baseboards, blinds , etcWe have invited the tenant to come into our office to view the video we took prior to move in, as well as the video we took after they vacated so that we could point these items out
These tenants had an unauthorized dog on the property which is a clear violation of the lease agreement. The carpet primarily upstairs was dirty , stained,torn , with extensive pet odor. Technically , we could have replaced the carpet and padding completely under the terms of the lease...

The entire hvac system in this property was changed out approx. 2 years ago. The only problem that exists , is the tenants lack of routine filter change. In fact , on at least two occasions that the technicians have arrived to check unit , there was not even a filter in place. This...
causes the coils to become very dirty and freeze up. Additionally , the dirt and debris also affects the drain line causing back up. The coils have had to be pulled and cleaned to restore unit to proper operationdue to tenant neglect. As per our lease agreement , tenant is responsible for any expenses incurred due to neglect or abuse. We have photographs , video ,anddocumentation signed by tenant showing the condition of the coils at time of service. We will be happy to provide to Revdex.com upon request
